You didn't get the hot rod or the Harley, so I assume you got the Riviera? 🤣

Place looks really good, and the outbuildings are less you have to build.
Lol. There is a Ford out there which I would have taken but without the hot rod and harley I said no thanks. I am hoping they change their mind because they dont want to deal with it. We shall see. It was all or nothing which also included an older rider mower.

Man...you have to be on your toes out here on county land in Texas. Its an estate sale so they have no disclosure mandates.

Around my area here, many unlicensed septic systems. Most I've heard of were actually up to code for the homes, and some even exceeded requirements as they intended on building a larger home. The main thing is an inspection. They even have some pellet deals they can place in the system, and track the leach lines here.

One of the septic installers out here also does inspections for real estate people. He happens to be friends with my customer/friend that owns some water companies. It's weird intell you can get from them. Where water or digging is good or bad, what developers are good at what...a different branch of the hot rod hotline.

In that area 15-20k. Thats always a possibility but sounds like they want the place sold as is 100%. I wont be footing the bill for a new licensed septic. I wont even pay 50%. I will walk first.

Inspection on Tuesday carries a lot of weight on this one for sure.

Tomorrow full home inspection.

Tues the well and septic installation.

If everything checks out we are good but...if not they will make concessions or the deal dies

This one was installed since permits were required. Assuming its an actual septic and not just a pipe in the ground. Lol

The county told me I would not be hit with any penalties or anything like that but going forward any and all repairs would have to have the county involved.

I will know more Tuesday though and hope the guy did this the right way (up to code) and just didnt pull a permit and thats it.

This guys are trying to use the as is deal. Thank goodness for the 10 day walk away period

When we bought our home, it needed exterior and crawl space water management to the tune of $10k. Since we were buying the home for 20% less than the original ask, it was an as-is deal, so we had no issue with the expense and went forward with the purchase.

Its all relative.

T-buckets are crap shoot as "Bucket" is in the name of them. Most are scary pyles o shit.
All are scary, and some are piles. Not comfortable, handle like a barstool and are most often fiberglass. Not a resale friendly car. Buy if it's something you like, but not a flip-friendly car.

Alright knucklehead....lol I don't know what you mean by the Ray Charles Electric but.....

Only included the house today....no outbuildings in the inspection but not necessary.

The "house" flew thru with flying colors. Very well maintained home and good to go.

Now onto the well and septic Tuesday

The interior of that mobile was extremely nice, I liked it.
Conversely, The electrical in those outbuildings is quite possibly the worst I've ever seen, with no close second places contestants. :eek:👨‍🚒
That, earning it the official RC Electric designator.
No negative reflection intended towards Mr Charles, he's an all time favorite of mine --- but I know he could easily have done a cleaner job.

I think it's a really cool place, the interior of the mobile home is beautiful and I really like the property, but seriously good sir, that's some really nasty wiring in those outbuildings. If I were you, I would be really careful about standing on that concrete floor barefooted and grabbing any of that structural steel !!!!!!!!!!

Please understand, not knockin the place, but since it seemed you were doing a pre-purchase inspection, felt it was something worthy of mention.

from what we have been through, buying in TX is different and must be on your A game.... Unless its a development as our land purchase in a master community went fairly smooth

Well.....the well inspection went pretty good yesterday. The pressure tank needs replaced as it is ready to fail which is about $1,600. Water is at 310 feet with the max drill depth at 500' and the pump at about 450' The area has been in a drought for a while so the water table is OK but could use some heavy rain for a bit. The GPM rate at the pump is about 14GPM with the pressure coming out of the pressure tank around 60PSI which is all acceptable to me. I would want to add a holding tank and that is 100% on me of course. Would like a 5K gallon tank but may revise down to a 2500K gallon tank.

The septic is a problem right now. We located it after pushing that damn worn out Cutlass Supreme out of the way. The tank is in an extremely rocky area and it had to be dug by hand to find it. Found one of the lids for access (there are two on a tank) and the damn thing was sealed shut. They insist on pumping the tank before inspecting so...they have to break off the sealed lid to gain access to pump and the replacement lid will run about $300. STOP THE WORK! lol For all I know its just a holding tank and not a septic system with leech lines. This is where the decisions will need to be made by the seller and myself. If they say "AS IS" then I walk. I have no idea at this point what we are dealing with septic wise.

We decided to today request to extend the 10 day period for walkaway. Hopefully the seller understands that they will need to participate in some of this financially.

So......tick tock tick tock......lets see what they have to say

I really like the property and don't want to start looking again but......will not buy AS IS unless discounted quite a bit

And so it goes.........

Bummer about the septic. Hopefully you can still make it work if the seller is flexible and you still like the property.
