Your son wouldn’t be mad. if Arizona/Hawaii had the same thing I would tell my mother to do it. I had no idea Texas did it. You also need to make sure you get homestead exemptions etc..

Did that with my first house…momma and I had a bed delivered on the move in day and showed up with a few bags of clothes and some toiletries….was way easy. There’s a couple beach chairs out once we found a deal on a used TV.

10 years later we moved 700 loads of shit to our new house…still haven’t found places to put everything.

Next time I’m getting a roll off and will throw everything in the trash except what can fit in duffle bag and buy new as we need it.

Also one more question. You might have already said it, are you going to hang up your keys to life of a nomad or is this just a place to hang in between travel trips?

AJ aint one to hold back lol

A little more privacy, a lot more freedoms, yes sir no sir kids, as well as more independent patriotic thinking. Like its in their blood. Its a beautiful area n the hill country. Rolling hills with lots of trees and country roads with awesome harley riding. I am over the desert landscape. Need some trees

Johnson’s in new Braunfels, and leather showroom were fair to us. The leather guy sold us stuff for havasu, Texas and Washington so I know where they can cut… I’ll get you the contacts names on furniture.

No, our daughter, son in law and 2 grandkids live in Celina (near Prosper/McKinney) and we visit often. Would be fun to connect if we can make it work depending on where you land. We're also in the process of figuring out where we're landing next!

I don't think I could afford one for a 5 acre spread! 😞😁
So much dead undergrowth in the front and back of the property. Its going to take a lot of work to clear properly. Massive long term job and it will have be done by us. Dont have the money like in the past and bring in 5 people or so to clean up things.

There is a nice driveway and with lots of clearing where the house and rv pad is with a nice meadow.

Here are a few pics. The barndo is only 1500 sq feet but for me the size is perfect.

One negative is no roll up door and I wont be adding one.

I will never need to worry about having oak at all to burn etc. The property is full of oak.

What I intend to do...but it will take a while to get there is clean the floor and try to canopy all those trees. It will be an awesome park like setting when done.

My BIL priced out my build out with us doing the labor and was 1/2 what I was expecting which was a nice surprise.

Pretty excited about the potential of the property.

Elec, water and septic are in and working. I wanted a well but it is a priv water company connection. To put in a well could be quite expensive dependent on depth and so forth.

The drive to the property is rolling modern roads. Then off onto small county roads. No issues

The house is very private surrounded by trees. The one neighbor has horses which you can see. No issue with that either.

All in all a screaming deal with San Antonio 45 min east and Bandera 20 min north.

Pushing forward with some DD to get some answers

Great looking place!!! Reminds me of my in-laws which we have 40 remaining acres from the 150. They grabbed dead wood for years and used it for heating.

Its fun to scope out areas as you go. While traveling around the country I was always grabbing real estate magazines and checking on the net. Some places more desirable than others of course but always interesting seeing what was available. At one point I seriously considered putting in an offer for a property by LuckyStrike in FL but by hesitating that area quickly got out of my price range.

I am now shopping to either buy or rent some brush clearing goats....lol Shorter ones will eat more brush while taller ones will eat more of the tree. I guess they eat from up to down.

Eventually chicken coop which I already have an area for that, another dog or two, at least two goats and possibly a cow.

Alright....walked away from this property. Too many unanswered questions I asked which causes me to have a major red flag up. The flood plain has never been surveyed by the county and obvious water encroachment has transpired. It was very limited as to where a second habitable structure could be built.

So....back to looking for a different property. You really have to be on your toes out here in Texas. Lol

Off to look at a few this AM

Ours was like that. Saw it online and had no interest. Popped in, and said it was great. 12 years in, the longest I have spent in a house of my own. They can bury me here.

We have time and will continue searching.

When the seller is not getting back to you about things its time to move on.

We had a similar experience. Our house was listed in April 2022. We saw the listing that summer; we saw everything that was for sale around the whole lake. Drove by the house. 3 acres of grass to mow. Nice enough house, nothing exciting about it . . . but not one tree on it. How can you have a house for 10 years and not plant one single shrub or tree? I don't get it. Turns out, they never lived in it. They planted one tree sometime between the summer of '22 and '23. In the summer of '23, when we decided to get serious, we had several houses on our list, and I knew this one was still for sale, and they had lowered the price considerably. We felt it was still too high. We had a list of 5 houses when we met up with the agent. He added one more house. I said, "I know the house. I'm not really interested in that one, but I'll humor you." It was the last house we saw that day, and as soon as we walked in, we knew it was the one. The view from that great room and deck sucked us in. We are very happy with the purchase but laugh because it waited for us for a year.

You just never know. You often have to go inside and get a feel for it before you make a decision.

Alright. Made an offer and got accepted on this one. My sort term ego has to get over its a mobile but eventually that will be replaced but not urgent as it is very clean and well maintained. Bought it for the location, workshops, land and flexibility with no restrictions.

The fencing is very good around the entire property, cross fenced in the rear for livestock or horses if desired and an electronic secured gate.

I really like how this property is laid out plus all the different workshops and huge garage with drive thru oversized roll up doors

Lots of potential and flexibility and meets our needs almost 100%.

Thankful I walked on that barndo buildout.

Ohhh...there was a hot rod and harley in the garage that I tried to buy but no go. Oh well....lol

My son and I are going to rebuild the patios but that wont take long. Either complete rebuild with composite or just refinish them.

Inspections start tomorrow and wanting a quick close so we can get busy.

I really like the fact we have our own well and no restrictions. The neighborhood looks pretty well cared for and crime rates are borderline zero

Anyhow....time to move forward and get this all wrapped up.

You didn't get the hot rod or the Harley, so I assume you got the Riviera? 🤣

Place looks really good, and the outbuildings are less you have to build.
