How big of a tank do you suggest or use? I say go as big as budget allows which would be 5k gal if all works out
5k is a good size. If your submersible pump goes down, hauling water in for a tank load and having the 5k is smart.

Or, Make friends with your closest neighbor, and have enough hose to limp along.

Ok...so my son said delete the dining table, outdoor patio furniture and the couch. Said he is going to make the dining room table out of pecan wood and the outside patio set. Told me the couch is way too big for the house.

Ok then....lol

Final walk thru today and keys handed over. Just a formality as I already paid the seller in full and bought as is with a nice discount agreed to.

Well gets treated Monday and the septic gets addressed soon.

All sorts of stuff starts arriving Tuesday...LOTS...lol

From here thru the weekend we will bust our ass cleaning etc

Have a good 4th everybody and RIP to my military lifer father who passed on this date 20+ years ago

How far are you from Fredericksburg? My parents CalExited to their 30 years ago when they retired. Cool little town, my mom is German and felt at home there.

Currently staying here until later today

Its small but bigger than I like.

We will be about 40 min away from here when settled.

Wow! 4 years does not seam that long. Good to know that you saw enough to be happy with your selection. Can’t wait for the RDP house warming party. Not famlar with pecan wood are we going to have to use coasters?

Not taking many pics as its busy time here.

Did get invited today to a big local birthday party BBQ with of course brisket being made. Will meet a lot of locals and it sounds like a good time. We are going to go.

Other than that making lots of progress. Gave away the old john deere rusted out ride mower and the abandoned Cutlass Supreme for 100. Today. Lol. Didnt matter just wanted them gone. Lets call it a good faith deposit in the new neighborhood ;)

Seems to be a lot of Bandito and Outlaws here but

So.....My calculated guess on the septic worked out. No issues other that pumping it and putting two new lids on it. Over time both lids became sealed. They dropped a pretty good chunk in the price as no inspect could be done.

So.....Going to get that 5k gal storge tank added to the well.

Sometimes it works out and quite frankly I needed that.

I've had some pretty bad days...like the time I left for work with ten fingers. Any day you're still breathing, and not losing any digits, pretty good 🤣

Very true. I did get some chainsaw time in today. All digits accounted for. ;)

Says there was a goat with them as well.

Some neighbors grabbed the pups and the big male followed my son home.

So...that makes three. Looks like a Pyrenees mix with a lab. He has a huge head and can put on a few pounds.

Left a message for the owner but I get the feeling they dont care so if they dont respond we got us a big boy.

Definitely a Pyrenees. Insanely smart dogs that roam the perimeter property but if they don’t have a good feeling about something they can go from calm to holy fuck bat shit nuts if they sense a threat. She hates travel.

This is my Pyrenees (DNA tested). She’s an insane guard dog. They’re definitely a unique breed that has a sixth sense. She definitely has a command presence when over seeing her property. I probably wouldn’t own another but I also don’t need to worry if I locked the door. Nobody is coming in if she’s in the house lol.

Is this your first time on well water? It is for me. Strange experience knowing what’s coming out of the faucet was just in the ground. After having a place in Havasu, it’s also strange to have cold water coming out of the cold side when it’s hot as balls outside.

Wait until winter, the cold side is like ice water. Ours especially, because we get colder obviously, and have an uninsulated storage tank.

lol.....First time my own personal well, yes. I have been on properties with shared wells and also had a community well.

I turned on my gas water heater yesterday....That was stupid :) You get warm enough water for a shower....not to do dishes though. Dishes I want it as hot as possible.

I am probably going to do a home water filter system a bit down the road.

Want to get one more bid on the holding tank before I make a decision. Might buy my holding tank direct but I understand the contractors need to make money also but....a 2X markup is excessive.

Do you have a holding tank?

I do not, I don’t see any in the neighborhood either. I’m not in tract housing, but I am in a neighborhood that seems fairly uniform, I don’t know how something like that would go over. I have a small bladder tank in the garage and that’s it.

Screw that. Get one so if your well goes down you got water.

I only have a 600 gallon tank. It does come in real handy, as I had electrical issues a couple years back and lost use of the well pump. They sell insulated tanks, but never seen them in the southern climates. We've never had an issue here though. Two neighbors have 600's in their pump houses. Oddly enough, both of them have had to put heat lamps and timers in, as the insulation was not very good. I've seen a few installations that were split, one tank in pump house, and one in garage. The idea being redundancy, and both were valved to be drawn from and filled independently or together.
