So this is Team RDP's latest Development "The Sands". It is located about a 1/2 mile south of the Needles bridge so it is Deep Water all the way to Lake Havasu! The lots are massive at 55' Wide x 375'ish deep, and it's the only development that I'm aware of in the last 30 years where the Army Core of Engineers approved brand new White Sand Beaches. We released this on social media earlier this week and the amount of inquiries and interest has been nothing short of overwhelming. Another huge bonus is the seller is willing to carry!

Also the private launch ramp is currently not part of the Sands. You may want to verify with the developer before putting it in marketing material. I live here and this is a hot topic.
So there’s 2 developments in the same area?

you and your wife are going to be rolling in commission dollars ...😀 Nice but not for us... we like getting a good dinners that are 2-3 miles away.... This property is around almost nothing....

No the launch ramp is part of the Marina Coves association. Marina Coves is not new. The Sands lots are on both sides of the launch ramp but currently have no rights of use to it. The developer is trying to work it out. Not sure what’s going to happen. Obviously the private launch would be a sweet part of the deal for the Sands homeowners.

I wouldn't use that ramp anyways as there is very little break wall in the water to get you out of the current when launching and retrieving unless the water is very high. Most of the houses on the AZ side south of those new lots end up going across the needles bridge and using jack smith to launch and retrieve.

That strip is my dream area. If I stumble across a winning Powerball ticket, I'll be right there.
Agree 100%. We spent our early boating years in the lower river, the next chunk in this area and now Havasu. Can’t imagine a better spot for family fun. The water from the bridge to the Springs is easy to navigate. There are some badass pads up that way. I’m sure this neighborhood will be first class

It’s my understanding the developers are the majority owner in Marina Coves. The HOA for The Sands is $400/year and to use the launch it will be another $200/year to the Marina Coves Association. The developers have installed a new launch ramp and Jetty to improve it.

I’m not sure to be honestly. I was on a con call with them about a year ago and at that time this wasn’t all worked out yet. Maybe something has changed?

I verified it with the developer before I made the videos.. :).

That launch ramp is straight into the current. Comical to watch.

Better yet how about ten RV pads on a lot and with five cabanas on the beach. Huge potential for ROI. Might have to rewrite the CCR’s.

It’s tough to retrieve a boat for sure. The developer is very much aware of this. Since it sounds like he has the rights to the ramp now my guess is he plans to now invest additional money in a dock or two docks on both sides of the ramp to help with this problem. This has been discussed with him. However at the time of our meeting he didn’t know if he was going to have access to the ramp so he didn’t want to invest further money into the ramp. I’m not too worried about an additional 20 or so homes having access to our ramp. I want the progression in the area and this development enhances my property in numerous ways.

The 9 were pended beforeI got the project. I’m listing 17. We have had a huge response to our marketing so far. Agents and clients. Arlene has been out giving personal tours. Working on some deals now. I’ll update this thread as they sell! It’s been interesting to see which lots people want. The two closest to the launch ramp on either side seem to be pretty popular.

Since it sounds like he has the rights to the ramp now my guess is he plans to now invest additional money in a dock or two docks on both sides of the ramp to help with this problem. This has been discussed with him. However at the time of our meeting he didn’t know if he was going to have access to the ramp so he didn’t want to invest further money into the ramp. I’m not too worried about an additional 20 or so homes having access to our ramp. I want the progression in the area and this development enhances my property in numerous ways.
The dock/ramp is already built for the launch. They should be installing it soon. Of the 9 lots sold, 4 are double lots. So it won’t even be 20 homes if that trend stays on course.

So will each of these properties/lot owners be able to install their own private boat dock……because nobody on RDP beaches their boat….unless it’s a pontoon 😁.

This is a nice area for sure. We are in escrow on a house right down the way at River Terrace. The selling agent was telling us that the developer on that property was trying to get access to that launch as well and they had been in talks. That would be rad since the launch is 500yds from the housebwe are buying but I am not holding my breath.

Are you on the river side of the street or on the other side.

We looked at the Cove Marina, loved the community but the home that we looked at was not in the best of shape for the price. Wife was pretty bummed about it, she really liked what you guys have there. Ended up across the street from you guys.

These are going to be really nice and the use of the ramp will be a bonus. Great part of the river! Good luck with sales.

I believe the developer of the sands tried to offer access to river terrace for an annual fee and they turned it down? I’m not 100% sure on that because we have had quite a few conversations about the property.. I can find out though.

Congrats on your new house! It’s a really cool area for boating.

Walking down from the house sloped to the sand then into the water would be a plus.


Do you have to install the new high tech septic systems or can you get back far enough from the river on those lots for a traditional leach field?

We have three separate friends who have places in your neighborhood. Very nice place community.

To date, I can not find any recorded transfers of lots from Colorado River Properties, LLC, the owner of the 26 lots to any purchasers as of today.

Once a transfer does take place, an affidavit or property value is required under Arizona State Law unless it is between a related party.

Plenty of comps for completed houses available on the street next door. A friend had a place in there over a decade ago. Myself I would buy a completed house in there over trying to build my own place.

Yes! One of the developers is the go to guy for docks. I can setup meetings with him and prospective buyers
