To date, I can not find any recorded transfers of lots from Colorado River Properties, LLC, the owner of the 26 lots to any purchasers as of today.

Once a transfer does take place, an affidavit or property value is required under Arizona State Law unless it is between a related party.
None of these lots have been sold or recorded yet. The 9 are all in escrow.

Congrats to you and Stacey. There’s only so much waterfront property available along the entire Colorado River. This should do very well.

These went public for “deposits” last year and at that time we were told they are 100% spoken for. That was at $800k. Now there is 17 available for $950k ?

There is also a chunk of riverfront for sale on the other side of the ramp, that hasn’t been subdivided yet. Wierd.

Guess we’ll see…..awesome location, but at $1M for just the land it’s gonna be a big $ investment to get a baller pad on it operational. But ballers be ballers, we will see!

These went public for “deposits” last year and at that time we were told they are 100% spoken for. That was at $800k. Now there is 17 available for $950k ?

There is also a chunk of riverfront for sale on the other side of the ramp, that hasn’t been subdivided yet. Wierd.

Both sides of the ramp are the sands. During and right after Covid people were buying land and homes like crazy. To secure your spot for peanuts everyone said yes. As we all know things changed.. I still think these are going to sell pretty well though because as stated waterfront is rare…. Getting approval to put in beaches takes an act of god, but somehow they got it.

The location is excellent. If they could just eliminate the racket from the day beach across the river it would be even better.

Phillips knows all the ins-and-outs of navigating that permitting process from his dock building experience. Definitely challenging.

If i was looking at the map correctly, the day beach is also across. I’m thinking of driving by there by water tomorrow. I could be mistaken?
We thought of using their beach last time out but it definitely needs something to slow the flow.

I think the Big House is just upriver from this place. At least just up from the launch ramp. I’m not sure where the farthest lot goes up to.

The day beach is across the river I believe by the northern lots.

Ok, i was trying to piece it together without being there. Did they get all utilities and such in last year? It’s difficult to see what’s going on from the water.

Yes electricity / sewer it’s all in as described in the first post.

You can drop 1 million on a home in havasu 15–20 mins from the ramp. For 2 million you own a beach with a 1800 sq ft house and RV garage.

That pricing is nothing if you've seen the massive 3 or 4 story house with a 4 car BEACH GARAGE going in between Rainbo and Palms. 😂

Budweiser RD. On the CA side had some lots for sale a few years ago. But they are north of Needles bridge and the water can get low.

Waterfront is a huge draw for most buyers. The sandy beaches and launch ramp, its a no brainer if you've got the money. You could launch your boat and go park it at your house and not deal with parking. If you go up river above Needles bridge you can get an idea what these will look like. There are some places up there with big sandy beaches, palapas, pools and docs and many of them have their own launch from their backyard onto the river. Two dwellings on many of them and a toy barn. They are truly incredible.

Not to be your marketing guy but deeded waterfront long term is always money in the bank. Its the unique differential you look for when looking to secure a Long term investment. Sewer and water is icing on the cake.

I fret and analyze over everything, but when waterfront in Moonridge popped up we were in Plunketts office in 12 hours inking the deal without giving it a thought. LOL when we ended up selling it was hilarious that some people would tour the house, 1 of only 12 deeded waterfront homes, and they didn’t like it because it had corian counters and black appliances.

They're kind of narrow, I should probably buy two.🤣
Of the 9, 4 are doubles. I believe there is another double offer coming over today. Quick tip...if you purchase 2 lots individually and put docks in each one then marry after...you now have 2 docks off your property. Then add a launch ramp and it's the total package!

Completely reasonable. Being in Havasu and selling dirt for a million dollars with a lake view and no access. This seems like a no brainer. If my kids weren't still in school I would be strongly considering the move.

Add in the fact that the Seller will Carry for 3 years...huge bonus!

LOVE this part of the river. Different world up there. These are directly across from Jerry’s place. Been watching them grade and prep it for a couple years now. Current RIPS through there and as Brian pointed out watching people launch and receive is comical but couple dock or a jetty would make it a lot easier. Best part of this area is its sort of its own little island, kinda too far down for those in bullhead and Laughlin and too far up for those in havasu but fantastic run to pirates / topoc or even all the way to havasu. The river from pirates to this area is clear except one pretty well known sand bar. Being water front with a dock with direct access to havasu (and to Laughlin if you’re brave enough) is priceless. We always make it a point to run from there to havasu at least once a trip. Great run! If we didn’t have family in havasu I would 100% be looking to buy in this area water front. Actually do watch the market there pretty close. 😁 it’d be a tough decision if something popped up
