Says in post 101?

That says sold, not pending and the only difference on that picture from the original is lot 3 now shows sold. Not showing pending in MLS. So Lot 3 pending not sold?

The more that sell at these prices once they build a nice home the higher a lot of other nice river houses will go for. Love it when a plan comes together :)

I'm also curious about how River Lux will work out. It's nice to see some development happening in Needles / Mohave Valley.

I think needles and fort Mohave would be great long term investments as things are changing up there for sure.

River Road past the golf course and into Jack Smith is gonna need a major re-vamp, hell the entire intersection at River road / 95 will. Between this, and the recently approved plan to build covered RV spots for purchase with hookups down by Jack Smith (across from Verde Shores), it is gonna be absolute gridlock during summer. The road is already in pretty bad shape, and nowhere near wide enough to handle big RV's passing each other back and forth.

Im not in the know, but I would imagine that those improvements will be conditions for the development.

I hope so. They also have a $4M budget awarded to upgrading the "park" (grass patch) at the entrance to our neighborhood, off River road by the golf course. That's gonna pack more people im sure.

Lots of development plans......one little crumbling 2-lane access road lol

That would be a dream home! The river front has a very elegant look to it. I'm not usually a fan of the "modern" look, but the pool and lounge areas seem kind of mid-century modern...maybe the contrasting lines of the white and black?

For some, Parker, or the lower river, are their dream areas. That's where some people have their fondest memories. That stretch, from Needles Marina to Budweiser Rd, that's where my kids were all on the water within a few months of age, where I'd fish with Pops, Thanksgiving dinners and 4th of July BBQ's...I hope people who build those places have the same ties, or start them.

Place looks great but I think the clean sand is a bit of a stretch.
Are they able to put docks out there?

Absolutely.. and the sand is pretty legit by the way. It was about four feet thick of fresh sand.

That water slide might be a good filler for design. Reality is it can not be done, no way to hard 90 a slide in that footprint, and with the drop the speed someone would hit that turn they’d launch into the sand. 😂

But otherwise i dig it

River crash pad. I wonder how often the purchaser of something like this would use it? It’s not uncommon for the people to buy a property like this and it sits dark most of the year. Maybe I’ll be wrong.

That’s a narrow road for no traffic. Hope they widen it a little for you

We just had two more lots sell! The first two homes lots have walls starting to go up now. Looking awesome! Here is the latest lot map showing which lots are still available. Nothing like beach front property in Arizona! 😎

A large number of riverfront places along the Keys are dark year round. The big ones that face the river.

Cool idea, I'll go be poor somewhere else
