Seems like holding with no rate cuts is the “safest” play. At least banks, businesses and people can sort of project the rest of the year.

Not sure the economy can take more rate hikes and dropping the rates just accelerates the run away train.

I’ll admit even for me things are tight. I’m trying to work less hours but everything is so expensive. It’s crazy just taking the family out to eat, add in a movie or bowling, yikes

But have you seen the prices of oil filters, lately 🤔? Every so often i go to Wal-Mart to buy a couple Motocraft oil filters for my Excursion. A year and a half ago they were $9.99, last week they were over $27. Edit..FJB.

Fauci and these other bureaucrats have intentionally put the squeeze on the working class, shuttered small businesses, increased the wealth of those already filthy rich and politicians exponentially, stole a year-18 months of socialization and education from a generation of kids, forced folks to have die alone, led thousands of elderly to an earlier grave, doubled the price of housing in many areas, and increased the prices of food, utilities, and insurance by about 50% or so. These are not stupid people. They did not make a mistake. They knew the printing of $$ would cripple the economy and cause massive inflation that was not "transitory." This was done with a purpose. Wait until people begin to lose their homes, jobs, and transportation, you may feel differently. I'm not opposed to a firing squad if we could find an intelligent jury to convict them. If that is extreme, so be it.

In my city you have people buying 1000sq home for a million. It’s a crazy financial decision

I've always felt there was more danger in the economy than the numbers are showing. Just thought it would have surfaced by now..........

Well, that LA Times article said that if you make up to 138K/year in LA county and you are behind in your house payments, you can get up to $80K of recently printed money. Then you can complain about your insurance, groceries, and utilites going up and wonder why. So I believe that is contributing to the lack of foreclosures in CA (and probably many other states).

Or people are there but won't be renewing their lease. A company in our building signed a 5 year lease in 2019 just before covid, empty during covid, being used again now, but won't renew once it expires later this year. I'm sure there are many in the same boat that won't renew once the lease is up which will continue to make these numbers climb.

10% lower in free states. Makes sense. Companies are fleeing high tax expensive locales. Chevron & Shell ditching CA soon too I’ve heard. DE judge ruled on some suit that has sent shockwaves where corps are organizing.

Interesting times. The deck chairs on the titanic are being reorganized for sure.

34T in debt next stop 36+ T. This doesn’t end well but there’s profit on the table still.

I renewed my lease last year and it will expire February 2026. I could 100% work from my home office but I like getting up and getting ready and going to the office even if I wear shorts and a T-shirt most days lol. Probably get a lot more work done as well at the office than at home.

We do have a lot of vacancies in our building and a huge tenant left the building today. They had two large trucks being loaded up full of furniture all day today.

Chumpchange has been to my office. I like the area and it's a 10 minute drive to and from home.

I have had multiple borrowers take advantage of these programs nationwide. There is no excuse for dq these days. Sell the property if you can't make the payments.

Also true. But the shadow vacancy hurts the economy surrounding the office buildings. Nobody there for lunches or other events. Some cities are trying to say there are lower vacancies and area is coming back when they are not.

Chumpchange has been to my office. I like the area and it's a 10 minute drive to and from home.

I enjoy being in the office for the same reasons even though I have a great setup at home. I just feel productive sometimes. I enjoy my offices as well. If I’m with a client I go to Joey and if I’m by myself I go to Costco for $1.50 hotdog.

So someone (so some entity) bought it in 2021 and then took a $130K haircut? Seems suspect. Seems like a great house for the price.

I agree! First thought was a family transfer. But it looked like it had a different buyer and seller agent. 🤷‍♂️
One day on market screams inside deal IMO.

The only other good deal I saw on RV garage pool home. https://www.zillow.com/homedetails/95-Nelson-Ln-Lake-Havasu-City-AZ-86403/331225377_zpid/
Might look familiar to the inmates 😁
Big price drop on that one.

TicTok the clock is ticking closer and closer every month. Rates are NOT going down 5-6 times this year as some dreamed, they are actually going up hopefully for the short term. I am guessing maybe 2x rate cuts this year starting sometime in June or July.

House is just down the street from me. Pretty sure it was an inside sale. Never hit the market. I would have seen it. I walk my dogs by that house every week. I can literally see this house from my backyard.

Right now any 3/2 house with an RV Garage and and Pool on the southside will command $750k minimum. Was probably a friend or relative and done to keep a low tax base. NOBODY gives up $230k in todays market.
