Yea I’m fine with that. I’ve known I had to eat it since the beginning. It ended up being more than I had assumed but that was on me

My wife on the other hand wants to upgrade the new house so I’m thinking it’s on to the next because that’s her money for the new house

This! I said it early on your giving up a lot of equity to make this deal happen. Probably 30k in commission's and 32k on solar pissed away. New higher tax rate and more debt for new house. Think twice before making the jump. You will not see the price appreciations in the future you realised in the past on your last two houses in my opinion.

Just chill man. I was in a super stressful transaction on our current house. We ended up selling for less and luckily the buyer was cash so HERO didn't matter. Almost went to the hospital myself after everything was falling apart and we were packed. It will be all good. Just be an alpha and hold your ground.

Sounds like at $515k you already figured in the HERO payoff for your net/net. Agent knew ahead of time that it needed to be paid off (regardless of what they say).

House is worth $520k so hold your ground and counter at appraised value with the solar paid. Have your agent SELL them on the fact that they have a house and pool with no electrical bill. Unless they are maxed out with $495k, then they should see the benefit.

Vic - New houses are emotion purchases, but are huge financial risks and investments. The above post, hits all the marks on the transaction, minus the emotion.
At 520, you are looking at 460ish after RE commissions and paying off that solar. Is it worth that much in equity to move to a house that your wife is already planning on upgrading.
I am no expect, but I would counter at 520 and buyer pays 50% of balance due on solar, so they have to bring extra cash to the table. If you don’t get some money for the solar, financially this transaction sucks.

Then you are good. Selling and buying at the same time is super stressful, just find a way to relax and remove emotions (easier said then done).

I haven’t posted too much because I’m superstitious. We opened escrow again very quickly and today the husband is coming by to take one more look. Hopefully end of today or tomorrow all the contingencies will be signed off and then we just gotta close it. If all works out we should be moving oct 1. Of course those who know me or follow my posts know that if it weren’t for bad luck I’d have no luck at all... I leave for Vegas sept 30 and I’ll be gone for a week. My poor wife will have to head up the move. I had wanted to pull all the carpet up and do the laminate flooring before moving all the furniture but that’s starting to look a little impossible. Unless I hire someone which now that I’m typing this there will probably be a thread on that coming soon. All in all though everything seems to be going ok. I had to really take a step back and remind myself how fortunate we actually are. I’m and emotional person with a short fuse and I really really need to work on that. I was bitching about how much stuff I had on my plate and my good buddy posted something on Facebook that wasn’t to me but I know it was meant for me to see. It said don’t complain about your plate being too full. Some people’s are empty. That kind of hit home for me. There’s nothing to complain about

Ok so today’s my first full day here in norco. Got home from work about 420 yesterday and it was so cool driving through the new neighbor. Almost didn’t feel real. The house is basically a full blown construction site so good pictures will come once the floor and paint are done but here’s some starters

I guess we’ll call this the game room? They left the pool table and some neons so off to a good start. Eventually a juke box and some old arcade games would be cool.

This I guess will be the theater room. They left the theater seats and all the surround sound equipment and big screen 4K tv. The big question right now is do I leave the floor or tear it out. It’s a lot of work but after redoing the rest of the house an I going to wish I did it all?

Next room is my office. It’s not much but I’ve always wanted one and I plan on making it somewhere I enjoy working.

Next the long driveway, I have a real driveway in the front on the other side of the gate but the side goes a good ways

The pool. I have the absolute worst luck with pools. This one needs some work but after it’s dialed it should be a bitchin place to hang out.

The garden and basketball court

My shop. Nothing special but I have a lot of big plans for it

More storage and space behind the shop. Rafters for all the bullshit I can’t get rid of but don’t really care about

There’s more room behind the shop I guess this is were the goats hung out. I plan on eventually leveling it out and setting up a batting cage. Lots of plans.

This is the family room. There’s also two dinning rooms and a kitchen but like I said everything is a mess right now. Also a laundry room and 3 bathrooms plus the master and the 3 boys rooms

I hated the 909 but loved living in Norco, cool little town, lots of boaters and chill people. Congrats on the new home, you ever get over to bluff and river road take a look at that block wall and horse mural I had built on the corner, don't live there now but my wall still does.

Still need pop corn ceilings, paint, and baseboards. I have this weekend off so we’ll see how much I can knock out. Trying to be ready for thanksgiving then the baby comes dec 7 and that will probably slow a lot of things down. Maybe some goats for Christmas and and no baby chicks till April I guess.

Ok so here’s some more update shots. House is painted and some lady came and did a deep cleaning which this house really needed. Riverbound does the ac and ducting next week and I hope he takes a couple pictures for this thread because I’ll be at work. I still need to do baseboards and eventually replace all the doors. Earlier in this thread are the walls before paint. I forgot how ugly it really was. I kept telling myself I liked it because it had the country vibe but I think I like they way my wife went more.
