I try my best with this adult shit but I’m also not afraid to ask for help or opinions... just got this text. What are the pros and cons and what would be the smart thing to do?

I’d have to call and get more info. It’s a 30yr fixed and I think we are around 5% I just asked my wife so waiting to hear back

If your mortgage guy/gal is good they should be giving a presentation showing your current payments vs what a refinance looks like.

This should include figuring in the payments you’ve already made.

Maybe one of the mortgage guys can chime in

I would shop around to see who's offering what, my girlfriend recently went back to working for wells Fargo, as they had better rates than the direct lender she was working for. Which has resulted in more business for her.

If you're near 5% I would definitely consider it. After reading your post I emailed my mortgage guy to check what was available and he offered my 3.875% with 0 points. I'm only saving about $150/month this way...not sure it's worth it at this point.

15 year fixed is close to 3.3% I believe. That's what I'd do if you can swing it. 10 years from now when the light's at the end of the tunnel you'll be stoked you did it ...

Excellent suggestion! 15 years maybe a little steep but 20 years is very doable. I would go to Scott (Tamalewagon) and he will take care of you. No one better and great to deal with.

Over the years I had the mindset that if you can save about 1% from your current rate it is worth looking into a refinance.
