See that’s what I thought. My response to Robert was tell them give me 14 days to sell my house. My wife said I was dumb I thought she had to show them the offer and they had till Thursday to respond. We have a photographer going over to take pictures today or tomorrow latest. I was up till 2am cleaning and finishing trim around the doors. Open house will be Saturday but I’ll be in sd with my wife at a delegates meeting. Pretty hectic but I’m feeling a lot better about it. Big risks = big rewards and you only live once. I’m ready for a little change and norco seems to be what we wantLet's see pictures of your home. Maybe there is a member that would like to buy it ASAP?
The market is no where near what it was 6 months ago.
She is legally bound to submit all offers to the seller, not just one's in escrow or one's without contingencies. The seller may accept a contingent offer with the limitation that your home is to be in escrow within 14 days. Its been happening more often than not lately. If you home is priced right, marketed right, you could be in escrow within 14 days.

Also....make sure it is crystal clear what the expectation is for that guest house. Are you putting them on the deed? If no, can you sub-divide the lot to give them that land, or allow them to purchase that land? If the thought is "im gonna let mom and dad build a guest house in the back and live there, they aren't buying my lot or going on the deed" you are setting yourself up for some potential major issues with extended family, or perhaps even your parents themselves, should they decide they want to stake a claim of ownership on your property / deed.If your thinking small house in back for parents when that time comes, make sure lot is zoned for that.

Went through this myself unfortunately - My dad allowed his mom to pay for and build a guest house on his lot. Well, dad passed away, and grandma filed a cloud on title saying she has a vested financial interest in the property. She isn't on the deed, but now the property is land locked - we can't sell, refi, or do anything without Grandma signing a document lifting that cloud on title. And grandma is influenced by her loser daughter, my dads sister that "failed to launch". What grandma dies with is the only money my aunt will ever end up with, so she's fighting hard to take my moms property any way she can. Tried to drag my mom to court, but she ran out of lawyer money to get it there. My mom could fight it and file a motion to "quiet title" and get the claim removed, but then we have to drag THEM to court and spend lawyer money. The lawyer's take on it is, that if it went to court, the judge would most likely force the sale of the property, divide the funds as they saw fit, and much of those funds would pay the lawyers - everyone loses.
Morale of this long winded story - please do not let ANYONE, even the family you love, build on your property without a 100% bulletproof plan in place on how it will be handled in regards to title / deed. If it's left open to interpret, someone will make your life hell. May not be mom and dad (in my dad's case it was!) but when they pass, it could be their siblings, or extended family, or your siblings.....etc.
Not to be a downer but sell your house now market is up rent for a couple years things will be coming down, history will repeat itself! People still didn't learn from last time just saying..............

Renting after selling is a gamble for sure, the losses incurred in rent and not being able to write that off would be pretty substantial if the market stayed high for years to comeA risky gamble at best. Run the numbers and you will quickly see why that is...VERY FEW make that move and come out ahead.
The fundamentals are different from the last crash. I think we are in store for 5+ years of little to no appreciation. I'd rather lose $70k in equity vs. paying $70k in rent.

This one's actually over by correctional facility off 5th.Is this up by the Hidden Valley Golf Course? Lots of big lots in that area.

I think we are making a good choice. I like the chino house it’s been great but I’ve always wanted mote land and a nice work shop. Don’t know if it’s just my luck but the pool in norco will need a re plaster soon. But everything else is in pretty good shape. I just figure if I don’t buy something with land now I might not ever get an opportunityI love norco, personally I think your making a good choice for the family.

I was freaked when I sold my diamond bar house thinking I lived in my own Mecca in the center for all my work. Ended up divorcing less then a year later. But gotta say life hasn’t been better, lol

The lady who owns it has been there her whole life. Grand parents built the house, her dad bought it from them, and she bought it from him. They are in a bad situation which really sucks and it’s forcing the sale. I know it will be more work or more money to maintain but with 3 boys I think it will be cool to teach them a good work ethic. I can store ANYTHING there. The out building for my tools and dirt bikes and stuff and I’ll finally have an office and a shop to finally be able to work on stuff. Hopefully this is our last move or upsize.If Im not mistaken thats also a golf cart community . Norco is a tight niche community. Ask around you will see most people who grow up here end up coming back or never leave. The high school teachers have tons that graduated from Norco. I dont mind the large property I can store my boat and 40’ trailer on the side no problem.

Yesterday was the first day it was listed. We had 3 appointments to see it and turned away 3 more. Open house today and tomorrow so we will see. I do think it’s goong back to buyers market thoughthats a nice set up. if Its what you want go for it. for me a large lot is my dream with plenty of room to store things and a small farm or barn.
your wife maybe not so much, but if you both are on board go for it.
If you can sell your house high and buy that house high its a wash except the property tax. (Rod will be happy)

That and the commission's that take a bite out of current equity. Be interesting to hear how selling the current house goes with the recently installed solar system. That could take another bite out of perceived equity.
