The single recipients ( AZ public Ed) will find out they just shot the AZ economy in the knees by doubling state income taxes for those over $250k.

A penny increase is a lot, but doubling the state income tax will have huge consequences. Not to mention it doesn’t go to the general state fund to make the State better, it all lands in one pocket, it’s is nothing more than a economical derailment and self serving heist.

Sandpoint ID for us, we are out of CA and AZ as soon as we can get a home designed and built.

Decent weather there is more then 5 months of the year.... I was in shorts there in mid October.

There's some guys up on Pend Orielle looking to put a poker run together next year over on OSO. I'd be interested in dragging the boat up.

TN is really nice. The Carolinas are really nice but NC is well on its way to becoming blue state.

At this point for me it’s likely going to be somewhere on the Gulf in either Florida or Alabama. I love the Gulf Shores in Alabama but I also love the Tampa area in FL.

I'm actively looking for jobs in Tennessee, lakes everywhere and it's solid red 👍

I just got back from Tn. saturday. My sil and bil have a house on Lake tellico. Very nice, took his boat out for a spin. Beautiful lake. Also spent a couple days in Nashville, great place to have a beer or two and listen to some great music. I was surprised how clean it was. They told me all cars or truck registration no matter what was 30 dollars.

there is nowhere to run any state that is conservative will be infected in the future as was arizona, best way to stop it is to educate the young people and execute the politicians and college professors

Today is November 4th and you're still a douche bag. And Kalifornia is unfixable. And no, no tune changed here.

I give you credit for living in that shithole. You deserve each other

Bwahahahaha!!!

Yeah, and your still gone! 😁 Enjoy your cactus, I'm happy here in my shit hole...

I grew up in SoCal. Moved to Phoenix at age 30. Moved to Southeast Florida at age 48.

I could not be happier, but it is give and take. For instance, I love both boating and off roading. But in order to have the best boating of my life.... I had to give up off-roading.

What I like about where I live (Lighthouse Point\Pompano Beach)

There is a ton of live music which seems to be tailored to my generation.

There are to many restaurants to count, but even by boat, there are more choices than any other place I can think of.

The boating in the Bahamas blows away Parker and Havasu in beauty, but not nessasarily social scene. But I prefer the beauty and the fact that it is a fun and adventurous boat ride, there and back. Again..... the Bahamas are ahwsome.

The value of a home in Southern California in an OK neighborhood miles from the beach, would be able to get you a waterfront home in many places in Florida.

Here’s a fun fact..... I haven’t seen my boat trailer in over a year, let alone use a boat ramp. I just hit the down button on my boat lift.... and off we go. I have forgotten how to back up a trailer! Lol

Where I live is Trump Country, Even though my County is Blue. On the water..... there are 500 Trump flags for every Biden flag. The Florida boating crowd is overwhelmingly Conservative. East and West of Dixie Hwy is the demarcation line.

There is no utopia. Every time a hurricane is coming, I am reminded that Arizona doesn’t have yearly natural disasters to deal with, which is a huge plus.

Most of you reading this could not deal with Miami. Just saying

Not sure if my observations help anyone.

But here is our bottom line...... unless we are wiped out by some natural disaster, South Florida is probably going to be our final resting place.

Yea it is. That Bottle Bay home is just a little more home then we plan to build.....

We bought in an development called The Idaho Club on Lake Pend. Private community with a Nicklaus signature course and a soon to be completed 17,000 sq ft lake front boating facility/club house restaurant and bar with private launch ramp and 300 private docks.

Wish I was relocating there tomorrow. Lots to do to design and plan for our build. All the quality builders there are 18 months out minimum

I was researching San Antonio this morning. I'm not going anywhere where it snows or you can't carry a gun.

Only other place I can think of other than TX, is FL.

I just realized you're like 2 miles from our land. We're down the road a bit at Trestle Creek.

San Antonio voted blue.

I understand. But TX was red. I also agree with above posted saying TX might be going blue soon. Just researching at the moment. I figure it's time to put some sort of 4-5 year relocating plan into place. Kelly is a closet gun grabber, so I feel AZ is in for some big changes. My Folks just retired to The Keys so FL is definitely next to research.

Thats awesome, we bought on Moose Mountain.
Family has owned there since the early 80's. Been going there summers since I was a kid. My uncle built many of the homes around the area in the 80's and 90's. Place if fantastic. I just can't do the winters. Major snow. I'm a fair weathered person. LOL

My dad has a house in IL and FL in Nicklaus golf communities. Make sure you read the club membership agreements and also the club ownership stuff. In both locations after the developer was gone, club members ended having to purchase the clubs (huge assessments on all members). In IL one of the community members ended up purchasing the golf club and opened it to folks not living in the community to save it. If the club went under, home values would of tanked.

If everythings going blue, might as well stay where the Benjamin's, Beaches, Bitches and Weather are

They will tax your Benjamins into Hamiltons. Your Bitches will need be referred to by their preferred pronouns by law. And your Beaches, some of the nicest real estate in the world, will become tent cities housing vagrants.

But the weather will be great.

The weather is only great nine months out of the year. The rest of us may Gray, June gloom and focked up July. Of course, all caused by global warming.🤷

Great advice and you are so right, that very scenario happened at The Idaho Club 3 years ago. The new owner is a seasoned buyer, and operator, of distressed master planned communities. The original developer had a great vision but very poor business manager and this development crashed. The new owner has a solid history of well managed developments and I reviewed the financials and they look solid. As an owner in this development we have the opportunity to buy in membership to the non equity golf club or opt out and the by laws are written as such that the home owners/association is not on the hook for the golf course operations, it is a stand alone entity.

Appreciate the input very much!

Wow that's well the heck up there. If Idaho was a possibility for me I was thinking more down south like McCall or something with a lake that I could boat at.

I'm a firm believer in standing ground.

If I had a multi million dollar business with many employees I might make the move.
Moving sucks.

Yeah I was one of those who couldn’t with South Florida. Traffic and rude people beyond anything I’ve ever seen. It’s not much cheaper than SoCal, especially when you factor in property taxes and homeowners insurance which is astronomical.

HOA and ClubOA should be separate, however the home values are tied very heavily to the club. As you know. Club goes under has a negative impact to house value. That is why in FL COA equity members ended up purchasing the club which is now run by Troon Golf. In IL, equity members did not want to step up (club debt was huge), so 1 HOA member who has 6 houses in the community stepped up and purchased the club. He knew if the club went under, home values would tank and most would be more upside down then they are. Club has more members now then ever (only bad part, equity members lost the 100k buy in).
