I went on a motorcycle trip a week ago through Reno, Carson City, Virginia City and Tahoe .... great ride seeing that part Nevada. Beautiful area! ... went through some really cool small towns ... surprising how Nevada just doesn't have a lot of people outside of the Vegas area...... for boating Lake Tahoe being about 30 min away from just about anywhere in this area..

In TN you do not have income tax. That was an 11-13% jump for us depending on how much money we made. Property tax is a lot less depending on what you have in CA. For example our 330k house in TN the property tax is about 2,200. Insurance is cheaper on the cars and house. Gas hovers around $3 ish a gal. Food seams to be cheaper except for beef. Liquor is a little more. Sales tax is about 9% depending on where you live. DMV is stupid cheap. I think I paid $29 a year for the 2021 Lexus.
Now with all that said we are retired and that probably makes it better. If you are working and have to take less pay then you have to figure that in.
We have the place in North Idaho and just bought a lakefront lot on Douglas Lake in Eastern Tennessee. Not sure how quickly we will be able to build on it but felt we needed to buy one as the prices on lakefronts just keep going up! We have family, kids and grandkids in both states so hopefully we can have 2 places soon. Seeing a lot of reductions on house prices in Eastern Tennessee. Truth be known, they were overpriced to begin with. Lakefront properties just keep going up and selling quickly! Seems like no matter where we looked it was going to suck 3 months out of the year weather wise. Maybe between the two places we can minimize the effects.I disagree. I think Tennessee is a great place to live . . . in the eastern half. I'm not sure why you would say it's not. It's absolutely beautiful, the people are nice, the weather is moderate, tons of lakes and rivers, abundant hiking and mountain biking opportunities, good local music, breweries and distilleries, lots of small towns, or larger ones, if that's your thing. If our kids were not here in the West, eastern TN would be on our shortlist. Home prices have gone up, though, now that the word is out. Why do you think it's not a great place @Orange Juice ?
And I lived in Menifee for much of my adult life, I would not say you can't beat the weather in late July-early October most years. I hated it. I've found people often make these broad comments about how great "California" weather is, but what you really mean is the weather in "Southern California" within 20-30 miles inland from the coast. It's a really big state, and that is a very small portion of it. Is the weather in Indio great? Victorville? What about Susanville? Eureka? But, the great thing about this nation (and California) is it has a diverse landscape and climate. For people who love SoCal weather, awesome. It's there for you, with 24 million of your closest friends. I am sincerely happy you all love it
I have driven through and past Colorado city/fredonia 5x in the last year. I wouldn't live there if it was free....lol There are still a ton of fundamentalists and like mentioned it kind of reminds me of a us version of mexico with the un kept streets and half built houses.Yup, Hurricane is just as bad as St George. Colorado city az and Hilldale Ut(30 min past Hurricane) still have opportunities but prices have come up a ton in the last couple of years. They used to be where the fundamentalist Morman church (polygamist) ran out of but it’s changed a lot since they have pretty much gotten out of there. It’s an incredibly pretty area.

Like they say there is an ass for every seat. I like Hurricane area but the infrastructure and schools just weren't where I needed them to be. I like visiting but its not a place i wanted to raise kids. Really liked the Dixie springs area as it would match our lifestyle pretty well but at this point there just isn't enough around.
St.George/washington area feel like Orange county 40 years ago. For us its a great location as we aren't trying to get away from people and are smack dab in the middle of constantly running a 14 y/o around. We previously lived in Ivins and even that was a PITA with kids activities.
People that think this area is congested and has traffic have been out of southern california for a very long time or didn't have the commute we did...lol

I've lived in Jacksonville, Raliegh, Washington DC, Memphis, and one summer in New York, over 6 years of Navy assignments when I was young. I still occasionly travel for work, so that's how my perspective was formed. It rains too much. When it's not raining the bugs come out. Ice storms take out powerlines. Two lane 35mpg winding roads with stop signs causing backups. Selling a home can take 9 months, even if it's priced right, if your neighborhood is in a “white flight” transition.I disagree. I don't live in TN, but I've visited a few times. We have some really close friends who are there. My state is too cold for anyone with Orange in his/her name. But, yes, I'm glad his type love SoCal. If you are looking to replace that 1980 Menifee, 5-20 acre life style, I found the eastern Oklahoma area affordable, but there's no economy, and if you buy a property, it might take 1-2 years to sell it.

We first started going to Powell in 86 and st George was smaller then as was hurricane but there was a gap of not much between them now they’re almost connected but agree it will be all stores homes and gas stations between then soon if not now.Man, you guys talk that Hurricane/Dixie springs are 100 miles from St George. It will be one complete city sooner than later and I'm sure its grown from when my parent's were looking 6 years ago.
That makes it sound like there is a bunch of bugs around here and thats why they were used to it....lol...I dont see anything crazy like ive seen in TN, MO, and TX.but our friends said they don't have a big issue with bugs. They moved from Canyon Lake, CA, so I think if they had a lot in relation to where they were from, they would have mentioned it.

Honestly I have very much considered just buying a smaller house elsewhere and just bounce back and forth. The kids are homeschooled and wife is 100% remote. They could go back and forth as much as they wanted.My best answer is.. just stay in California

My dad retired to Pahrump and it is quite a bit bigger and more built out than I would have expected. Not a bad option with 0% income tax as well

Some friends who don’t seem to think things out just moved to Pahrump, because of income taxes in CA. The problem is that most of their income is Social Security and he gets a pension of about 20K a year. They wouldn’t have been paying state income tax anyway.
They bought a 2 acre lot for 60K and are going to live in their RV. Since the lot has been vacant for 7 years the electric company says they have start a new service and run a new line. This is going to cost about 35K and they are told they are number 34 on the list. Meanwhile they are running their generators for electricity and getting water from a neighboring property.
Sad part is that they owned an older house in Sacramento with a nice new garage and kept their RV at home. Now they are looking to buy a couple of containers and construct and awning over them. All of our mutual friends here are just shaking their heads.
I spent the first year or so learning all the things that are perfectly legal and acceptable, where in SoCal it was all illegal. You mean to tell me that’s allowed here? Everything from vehicles to burning trash and brush, to building. Made my head spin!The better quality of life is almost immeasurable, let me tell you.
