3-4 years you could have said anywhere out of ca basically. We went to az in 2020 couldn’t do it as easy today.

Home values have gone up quite a bit since then in decent areas at one point I would have had to spend 225k more for same house we bought. Of course my old home went up too but only 100k in the same time.

No, it would be about $8k if it’s your primary residence. You get a property tax discount for your primary residence in UT.

If that was in Ladera Ranch, even for that price your property taxes would be about $27k. If it was the CA price in Ladera it would be $55-$60k just in property taxes.

Pahrump was mentioned, still some great deals n that city. Buy a 10 year old house, minimal property tax. Super nice places on land for under 500 and decent houses still for under 300.

We have been casually looking around at possible states to possibly escape too in the next 5yrs.

I keep hearing everyone preach how it is so much cheaper to live in these other states and when I look into it it’s only slightly cheaper.
Then I have people saying it cost 1/2 as much to live here than California… I can’t seem to pencil that out anywhere.

I keep in mind that not everyone can take a CA paycheck with them which will be a deciding factor if we stay or leave. My position pays significantly less outside CA on the low side 20k less and on the high side about 60k less.
I can not find a state where I can save that much per year. My house is 450k so I will not save anything on the sell high buy low aspect.

So old wise ones where are these mythical states where everything is so damn cheap?
where do you live now? My wife and do look at this type of move as well.

I think if you work in oc then no amount of money is worth sitting on the 91 daily.
I used to drive it daily from the OC to Inglewood. 55min.drive in the morning but if you left five minutes late it cost you. Never tried it from Corona to LA. I hear that drive is brutal.

Not at all, but out of town money buying up ten units while working remotely just doesn't pass the sniff test. There is a way to assimilate.

No one said in one city, let alone one town or one block.

I lived in fullerton i worked all over so cal so i could plan my route to favor me.Ingle wood id leave myhouse 5:45 for a 7 am start id get there 6;30 but leave at 6 am im screwed LOL.But going out of town had to sit on that 91 on a friday it sucked i know a few who moved out that way because they wanted a big house for bragging rights they soon regretted it all i heard was traffic this 91 that etc.Most worked in la area or oc my brother did the same thing too he eventually went to texas like 6-7 years ago

I just did Corona to Torrance last week. Took me 1hr 15min at 6am.

I think you missed the boat. A lot of California buyers have already raised the housing cost in the neighboring states during the last housing boom. We too have been looking for an out-of-state relocation. We both like St George UT area but to get a house comparable to ours there it would be $900k to a million dollars which is more than we could get out of ours here in California. As you stated utilities, food, and gas are only marginally cheaper and do not pencil about to huge significant savings. Still we will find a place that suits our needs and plan our exit strategy just to escape California.
You have a 3500 sq foot house on a 1/4 acre with a 2 car plus rv garage in CA?

Texas does have an agg exemption for property over 10 acres reduces property tax, plant hay or keep any agg exempt animal. I have a neighbor who has 30 acres of agg exempt land in the city of San Antonio, several sheep keeps his exemption in place.

I don’t think you are going to see the kind of savings you are looking for. You can find cheaper housing but I don’t think I would want to live there. (Anywhere the housing is cheap, it’s cheap for a reason!). Where you will save money is: auto and homeowners insurance, vehicle registration, property taxes, (In some places), fuel prices, utility rates, no State income taxes, (Some States). Things you can’t put a price tag on like FREEDOM, PATRIOTISM and being around nice people! Being retired and having a fixed income it made sense for us. Invested in Real Estate about the same amount as CA but everything else is cheaper. (Idaho).

Rule #1....Whatever you look at in Zillow, filter down to the schools and take that into account. I notice from your avatar you have children. Please be cautious of the schools you put them in because it can be detrimental.

My family was from San Diego our whole lives and my dad bought a gas station in Indio, CA when I was a kid. I was young and it didn't affect me as much because my parents finally figured out they had to put me in private schools, but it really affect two of my brothers. Most likely they would have done much better in life had we stayed in San Diego.

I'm looking at making a move myself, but am terrified of making a wrong decision. We already made one bad move by moving to Redding, CA. For boating, it was absolutely amazing! Every other aspect was absolutely horrible!

Homes in states that californian's are fleeing to, all increased at at steeper percentage than the homes in CA did

previous to Covid, or say 2019... You could sell your CA place, upgrade sqft, land size and year built of a home and still put leftover money in the bank.... now it is a wash, and in some areas even more expensive (property price).

Don't forget about the savings you'd likely get on vehicle licensing. Also state income tax is a big one. Insurance is another differance.

I don't know anyone moving that hasn't purchased a newer nicer house with more sq footage.

I could have built a 1700 sq ft house with a 3 car garage for a couple hundred thousand cheaper.

I was screwed in CA for property taxes anyways since i bought in 06 so taxes were always going to be high so i'm saving a ton on that bill.

Like mentioned the quality of life is the biggie. Even if the house is a net/net the schools kick ass, The city is clean the people are nice and the stress and traffic is 1/10 of what I previously dealt with....I feel like the move put my family in a better place.

Cheap is cheap for a reason.....I'm not moving to Ohio or Nebraska:D

When you finally figure out where you want to go might I suggest you come to learn it, love it, and live within it's arms. It's a foolish thing to begin the work of changing any place into that from which you've just run away. Wherever we go, there we are. We can't seem to run far away from ourselves. You may find that things you previously spent money on are not available, or don't meet your expectations. You may find you don't need things that once were important. Cost savings are easy to realize when you trade a peaceful view for the SO-CAlled weather.

Born & raised in Colorado. Family goes back 5 generations to before CO became a state.

The cost of living out here has skyrocketed and only going to get much worse. Never thought I would live anywhere else but as I approach retirement and a more fixed income the taxes, fees, utility costs, vehicle registration, insurance, property taxes (went up 47% last year) and just every day cost of living has us looking elsewhere.

Wyoming ( wife hates it, windy & cold). South Dakota (can be windy and cold) NewMexico (transplants are ruining it just like CO) and northern Nebraska. Near CO/WY/SD. Around lake McConaughy.

Looked at Montana. Same deal, transplants are ruining it.

Really looking at the north east corner of Nebraska. But, Nebraska has a graduated state income tax.

What is decent?

You can buy nicely renovated cottage style houses in the town I live in for anywhere between $250 and $300k, on large lots. Forget new construction for that pice but a mid-90s home in a subdivision can be found.

Living out of town it depends, but there are what I call pocket subdivisions around that offer several acres in your stated price range but you are a ways from anything (which isn't bad).

Beyond that are farmsteads, you buy Grandpa's old farmhouse and barn from the kids and they lease the fields someone to frame.
