WHAT ARE THE ODDS ? Vegas will never be same as we knew it ?

So I've been thinking about this a lot. Out of all the big cities in the country in the aftermath of this pandemic the ONE city I do not see bouncing back is Vegas. Everything is stacked against them. They survive on a world wide audience let alone the national audience that WILL take a few years off from frivolous spending. Can Vegas survive several years of no action. They have built themselves up so high based on numbers that NEVER included this scenario that I personally do not see the Vegas as we knew it surviving.. What will the new Vegas be this time ? Other towns sole purpose is not to pack you in rooms and carefully extract cash from your loins , Family local wholesome vacations IN , Boating IN , saving money IN ,overextending credit OUT , Having a safe full of toilet paper IN , Vegas junket vacations in a town that is 1/5 full OUT … I'm kind of a deep thinker and when you give the average sheep 12 weeks to think about shit, habits change . Do you think I'm wrong ? Can they survive three years off ?

Vegas was already on the verge of some major changes. Big hotels were about to close up and comps were going bye bye even for the whales, the writing was on the wall and some big names knew it was the only way to survive..then this bs hit the fan. There will be some major shifts as a result and the sports side although will be a big positive impact it won't save Vegas as we once knew it. We'll see some major and I mean major housing project take overs.

I am here, and it will survive. But what we will experience in recovery is delayed. What causes this delay:

No international visitors, that many of these purchase thousands of dollars in good in the USA/Vegas, packing it back home.
Business meetings, conferences, most are delayed until the fall, some are just lost income for the year.
Major events, most are reset, like EDC, that brings hundreds of millions, set for October 2.
Lost is drag racing and NASCAR until they are back up.
Business income, those hurt by a job loss or no pay will not have disposable spending this year. Many resorts are still paying employees, all are paying health insurance.

I have spoken to over a dozen friends in CA over the past 3 weeks, all are pent up and want me to call them when the casinos are open, they are locked and loaded for a run to Vegas.

Real estate, up 6% over the past year, listings are well below average with just a 2 month supply, great values still here and many new communities being built, low interest rate for years to come. Very fair solar credit for home electrical rates, I pay $13.50 per month, all year long.

And of course, the ONLY far west State with NO personal or corporate income tax. Gas at 50 cent to $1 below CA does not hurt either.

we polled customers and majority don’t have interest in attending this fall.
we are looking at making it virtual and reducing physical conference

Ultimately I’m sure Vegas will recover in the long run. It always does. I’m curious as to what will happen in the real estate market. Being that the majority of residents are in the service industry, I wonder how long they can maintain without income/tips.

Will housing possibly crash there again? Vegas got hit hardest during the last recession. What will happen this time?

I’ve never enjoyed the Vegas experience, it does nothing for me. I’d prefer to just stuff some money in an envelope and mail it to them than have to go there and participate in any of that nonsense. There is a certain mentality that place caters to, those folks will give zero fucks and be right back there the first chance they get.

Everywhere they haven’t shut down places have been packed. Beaches, hiking trails, lakes. The crowd in Vegas may be younger but it’ll be a crowd.

What I find disturbing about Vegas, the mass shooting back in 2017 didn't shut Vegas down it was business as usual. When the smoke clears and this pandemic is behind us I'm sure Vegas will be back to business as usual.

Short term it will be cash especially for everyone in service industries that are out of work. Long term people at risk may slow down, at least until a vaccine is found, but people won’t stop going out. After 8 weeks of sitting at home people won’t want to stay there.

The housing market here is still going strong no open houses though it’s limited for the next several weeks until this is over. Housing is up 6% over the last year and there’s a severe shortage of houses on the market they’re building houses by the hundreds now into the hills on the west side of Summerlin.

And agent told me about a month ago all the million plus dollar houses being built are primarily being purchased by locals that have done exceptionally well financially.

I think you will find when this ends, people are not going to be leaving the country for quit some time. They will be vacationing somewhere in our country like Vegas, Grand Canyon Etc Etc. I have a felling that boating is going to go through the roof in sales and repairs. Money usually spent on cruises airlines etc will be used for things like Boats, ATV, UTV things that can be used at home or near it. You might even find that family’s are brought back together even closer then before!

Vegas has been making a lot of their money off entertainment (concerts, pool parties, night clubs, alcohol sales etc) I don't see that happening any time soon. Once restrictions are lifted, I predict they will keep certain things limited (ex. no more than 50 people etc in x amount of space) which pretty much kills any party scene.

This may have been mentioned in here before,but after 911 Vegas was BEGGING for people to return. Then they implement a Hotel Fee, Pay to park, Cut out free drinks.

They were NOT on the verge of serious trouble, IMO they have incredible Greed and it is so offensive to me that can do with out their B.S.

Once things open back up a large part of those folks let go will be rehired. Each biz owner I've chatted with that let their people go did so so they could claim unemployment but also plan to rehire as soon as they possibly can.
