But three years ago we were selling it shitty house we had for years and a bad part of Las Vegas and heroin said broken in. I knew they were inside. It was the second time and I had signs posted.
And big friend and I brought our guns down our side. We found two hypes usually nonviolent on the inside. told him they got 60 seconds to get their asses out because Metro PD is coming or it may get violent around there.

We also reminded them to tell their friends that we’d be sleeping inside overnight and as soon as we hit a rattle at the door, boom boom. That was that.

Your Evening Crackhead Update:

I had two guys show up early, so they went to the house straightaway. The plan was to start doing yardwork in the front to let the squatters know that, yes.... we really did show up. So these two guys did that. I had to drop off some appliances that were in my trailer at another project before I was able to go. I had one guy with me. Three others would arrive at Dirtbag HQ at 8:30. I didn't want to arrive too early in the morning.

So the landscape guys got there first. Goodfellow came out and confronted them. My lead guy, Freddy, has been with me for 28 years. He takes no shit from anybody. His English isn't the greatest but he is the best worker I have ever met. He is like a brother from another mother. He of course told Goodfellow "that he was there to do his job. The police are coming along with the owner and a bunch more guys."

Manny and I rolled up at 8:25, Erik was there with his Pitbull, and Sebby showed up late as usual. Rolly was on time at 8:30. I brought a taser gun, with fresh AA batteries and gave Freddy a baseball bat. One fellow brought an actual firearm. It stayed locked in the truck, but it was comforting to know it was there. No need though.

The front was closed up, but the back was open. The Dentally Challenged white guy was in back on a brand new Honda Trail 125. Kinda odd, but whatever. We chatted amicably and I made it clear it was time to go. He seemed sad. LOL, but he saddled up and scooted. Three of them left when Freddy said the police were coming. They probably had outstanding warrants.

In the upstairs bedroom the door was broken but would not open. Manny was tasked with checking that area. He found a guy inside holding the door shut. LOL, Manny faked his own footsteps leaving and the guy let goof the door....Manny yanked the door open and starting yelling at the guy and his girlfriend. They grabbed their shit and left. The jig was up and they knew it.

Mr Goodfella took a few hours to pack up his minivan with the missing passenger window. We let him take his time as he was alone at this point. He was never confrontational. By about 1:15 he got in his minivan with his medium sized bull mastiff and headed out. He wanted to come back and get some stuff out of the back yard, but I told him once I locked the gates no one was gonna be allowed back in.

We boarded up all the windows and doors from the inside. Used those heavy duty gold Torx screws. Changed the deadbolt on the front door and screwed shut the windows that had bars on them. I posted a half dozen no trespassing signs up high around the house. We secured the subarea access so they can't come in under the floor. The garage door was secured. I also went to each of the neighbors, introduced myself and told them what we were doing. A couple of them came by and thanked us. That was pretty cool. I advised they should call the police if they saw anybody suspicious.

In the sheds and work shop out back there's some cool old tools. A couple large vices, a lathe, hand tools and lots of rocks. I guess the guy was a rockhound. The property is big enough to subdivide into four homes and still have large lots. We will explore the options with the owners. Fix and flip, or clean and sell as is. The house across the street is listed at $1,200,000. The yard is way overgrown. It is close to half an acre. So much potential there.

Overall, I am really pleased to get have gotten them out without too much fuss. Like C-2, I have lots of experience with foreclosures, board ups, and meeting LEOs for lockouts. We are pretty good at it by now. I know they could come back, but I think the neighbors will be on the lookout. You can't keep out someone who is really determined. Cordless tools, and a hammer.... you could pound a hole in a stucco house and reach in to unlock the door in just a few minutes. I did notice minibike guy come partway down the block on his 125, but he turned around when he saw us.

I expect we will get the contract to do a full cleanup on the yard, then rehab the house and workshops inside and out. That's probably a $100,000 - $150,000 deal for us. I will post some pics of the mess inside. The squatters kept saying they were cleaning things up. LOL They are all so delusional. The crackpipes laying around made it clear they are not thinking straight.

In the end, nobody got hurt. I really didn't even have to raise my voice. I just stated what was gonna happen, then made it happen.

It was a good day.

Way to execute it with a firm hand with just a tad bit of patience. No one got hurt, cops didn’t get involved and you got the derelicts out of there. Nicely done, thank you for taking us along for the ride, this was a very interesting post.

Just to add to it, C2 did trespassing as opposed to burglary when it comes to a house. It’s considered residential burglary. There are two different types keeping in mind that burglary is a specific intent crime.. this means that someone in their mind must have entered with the intent to commit a theft theft of any type in including the theft of a penny, or committed the theft as they exit like a shoplifter that exit the store with an item, they have stolen, but they can seal it in a special pouch or things of this nature on their person or a bag that shows the intent they specifically entered to commit theft therefore a burglary which could be charged a misdemeanor or a felony .

In residential burglary, there’s two types, one as an occupied dwelling, and then there was an unoccupied dwelling.

The occupied dwelling is also known as a commercial burglary, so if this house is vacant, it falls in that category, and with the district attorney will look at if someone come in, broke and took items out and you caught them or is in the process of removing something from the house even though they have an exited,

they’ll look at theft conviction priors, if they have any in the last three years, they’re probably going go down for a felony and big time.

What I do not get is why people do not have cameras on these places. Small expense to not get in this situation. This would also be a pretty cool business that would be automated NOC style with analytics available and cloud recording. Just seems like avoidable if you take away the soft targets.

I have a LEO friend that said he saw the same person twice in a day. They are required to perform a function regardless of their feelings I get that.
No easy answers with addicts, I've been lucky in life not having it right next to me, but I've spent plenty of time cleaning up the messes they make.

Neighbor is a Burbank Paramedic and he says he has also seen the same person twice in the same day and more than a few times per week.

The cops will not arrest based off a video. My city is dealing with it. Thief caught on camera over a 100 times. There must be a witness and they must be willing to take the stand.

One instance was like Boatpi mentioned. Residential burglary of a occupied residence. Thief was out and at it last night again on camera.

Cameras would definitely let the owner know there is a problem. Once they are in and claim it as residence then it's difficult. Sounds like these dopers weren't smart enough to get mail there.

Yeah, this was used some years back as a defense for traffic camers. The right to confront yore accuser. Camera cannot take the stand and all.

I hear you. I am thinking more of a service also attached. Not sure if you have seen Flock Safety cams. Different use case with License Plate Recongintion that is tied into Local PD. If you basically have a version of @Mandelon s team. Registered and bonded, posted and registered with state local - kind of like a reverse of a Repo Guy. More wide scale and automated. Sounds like the property damage that would be avoided in a lot of cases is crazy expensive would be worth it. Just thinking out loud - you would not have to post security guards or service at every location. Not saying these tweakers would see a sign and say let’s get out of here. I cannot believe we are still at the point of people providing a fake contract on a napkin flys.

Just wanted to take a second and thank @Mandelon as he is currently rehabbing my mom's place down in Carlsbad and getting it ready for sale. In a much longer thread later I'll explain why, but he is doing great and doing it quickly..

On the squatter front my sister (whom tried to fleece my mom) is in the middle of a 3'ish month eviction out of a trailer park in Oceanside. This squatter shit must be more real than you'd think in California because the trailer park called me and said "get word to your sister that we will pay her 50,000.00 to leave and not come back". So I told her.. She said she could probably be out on Monday. They called back and said the final number would be 46 and change because of some back rent and utilities.. No shit my sister says "I want to see the utility bills." LOL. I told her she's an idiot if she doesn't take the 46+ and run..

Can you imagine being hated that much by a community that the management is willing to pay almost 50K just to get rid of you and not have to deal with you for another 6-8 weeks?

They have the E Cam security trailers. They work good on jobsites. 1 person remote monitors numerous job sites.

So I chatted with Goodfella for a little bit. I asked him this question. He said he found it online somehow. Like someone told him about a vacant house that they needed someone to stay there "so the homeless wouldn't get in." Yes, that was what he really said. I don't know if there is some sort of meth head housing site like www.HoboHotel.com or something. LOL

Somebody at some point broke a back window and reached in and unlocked the door. It was not very secure. They put up curtains on all the windows to try and block the lights at night from being visible from outside. The neighbors called the police a few times, and the owner's a few times but the owner didn't know what to do. I'm going to meet here there on Thursday to collect a check and have her show me what items she wants to keep and what we can trash out.

Interesting. You would think that the homeowner is the accuser and the video footage would be evidence of breaking and entering.
