Just saying....I've heard of owners staking the house out, and when the squatters leave, re-taking possession. Just the same as LEO will not arrest the squatter, they will not arrest the owner for trespass and LEO tells the parties to deal with it at court. 👍

I have been a RE Broker since 1989. My wife and son are Realtors and work in property management so we are pretty up on the legality of things here. We will push it as far as we can without crossing the line.

NO TRESPASSING signs will be going up first thing on Monday. High enough to keep them from being remove easily.

Mr. Goodfella made no indication about knowing to have a lease or any other falsified paperwork. So I think we will be safe enough on that front. It would all be a lie anyway.

Years ago I purchased a fixer up from a Samoan woman who was about to lose the home in foreclosure. She basically gave me the house for a couple thousand bucks for moving expenses and signed it over to me. I called the bank and told them the family had gotten together to make up the arrears payments and had hired my property management company to manage the expenses. So they got checks from me and I paid the loan up current.

Her son stayed in the house for a week or so after she left. Well, we weren't gonna bother with an eviction so we just started tearing out walls and all the plumbing fixtures. My guys played Mexican Corrido music all day at high volume. He left the next day. LOL

I've never understood why more people don't go this route.

I'm guessing the same thing will happen this coming Monday?

If they are still there. Remove the front door and bring it with you.


I remember helping my Dad do that as a kid. We had some rentals in the hood. If they were late with rent He would take the front door. They would usually pay by that night or move out the next day.

Some areas require posting of no trespassing signs before any prosecution can begin. This is required in Las Vegas as just a good idea. And make sure you go by the property often and take pictures every day showing the no trespassing signs so it’s documented.

Unfortunately, the scumbags only need to produce a fake lease and ONE piece of mail delivered in their name and in most jurisdictions in CA it becomes a civil matter. My parents had squatters in a rental property that was under renovation and it was a nightmare. These people were pros, even the Local Police knew who they were.....they knew every nuance in the law to stretch out their free rental for more than 6 months.
I of course offered to get some friends and handle it but my Mom said no way......hope it goes well for your situation!

Cut the power, pull/remove breakers in the box. Take a picture first, so you know where to put them back.

Renters became squatter with free legal aid. I had to walk from my properties after trying to float the notes for two years.

I should have walked sooner. I was young and dumb.

Here in Texas, Marshalls will evict them

I would have burned those places to the fucking ground and then had the squatters prosecuted for arson. 👊

In case shiat hits the fan, I can relay what I learned about dealing with squatters after having performed many, many hundreds of REO evictions and lockouts.

LEO will not arrest for a trespass, period. Trespassing is misdemeanor in CA and unless it takes place in front of LEO, nobody is getting arrested. LEO may even tell you they will simply write the squatter a citation/notice to appear at court.

If you press the trespass issue, LEO will tell you perform a citizen's arrest, and then you become responsible for the DA filing a case against the squatter.

And getting that far is not easy, either. The deal is, LEO cannot refuse a citizens arrest. But a LEO supervisor can kabbash the whole citizen's arrest deal if he is uncertain a crime has been committed.

If you were to make a citizens arrest, you are responsible for convincing the DA to file a case. They will refuse to do so. The DA not filing the case subjects you to an unlawful arrest claim by the squatter.

And the unlawful arrest claim is the reason LEO won't arrest a squatter in the first place. They don't want the liability of being wrong.

I believe burglary is always charged as a Felony, but one of the elements of burglary is intent to commit a theft....which is where the wheels fall off.

I just got a call for service at a landlord tenant dispute:

Disturbing party is described as a guy wearing a RD SUX hat and shirt that says "I love Jet Boats." Call indicates he showed up with a couple biker type gentlemen, removed the front door, and is currently walking out with the TV. Additionally, he's blaring Taylor Swift from some portable speaker he attached to the wall inside the house.

I'll advise after we clear the call 🤣

A quick update from the job site. There were more of them here this morning. A dentally challenged white guy on a moped and an another black guy with a Latina girlfriend. The couple had themselves barricaded into an upstairs bedroom.

I’ll update when I get home but all the weirdos are out. Ol Goodfella is packing up his van and getting ready to go.

I picked up plywood, 2x4s and Torx screws along with new deadbolts and a couple chains for the gates. Getting ready to batten down the hatches.

And take pictures of the whole place when you leave including the signs tell the neighbors to call 911 if anyone has seen at the property

The cheapest money you can spend is hire a "Security Guard" with a big dog. Every time I have an issue I find mutually beneficial arraignment giving someone a place to stay and a few bucks for a few weeks to a month to prevent the return issue.

We had a similar issue at our rental in Palmdale. Do not ever own a rental house in Palmdale.

There were seven pieces of shit that had moved in the house, growing weed in the garage and wouldn’t leave. We formally had them evicted where LASD went to the house and kicked them out. We also had the house and windows boarded up. Well two nights later, they broke back into the house by tearing off the plywood we had put over the windows and did more damage.

It may be worth paying one of the construction guys to stay there until they are done. Getting a mean ass dog from the pound, etc?
