Had the photographer through this morning with everything staged the way agent wanted it. On the MLS and first open house next weekend. We will see what happens......[emoji51]

I really want to rent but wife is giving a lot of push back on that so we are actively looking for the right deal. May get a fixer, not sure yet. Put an offer in on one this morning, but came in $15k below asking......lol.

Any luck yet Joe ? The market is pretty dam good right now.We were on the MLS for 9 days.They accepted our counter offer yesterday.They want a 25 day escrow.Fuck,,,, I hate moving.. Good luck,it will happen soon.

I wished it still likes like that. Something happened with the grass and it all died off. Did more and same thing. Tried a bunch of different seed. And same thing. Nothing will grow there. [emoji30]

Maybe the soil sucks there? Needs better top soil?

Only thing I can think is the years of bark and roundup. Have ruined the soil? We also get very little sun there. I know he dis rototill and top soil the whole deal.

I countered back at $2k off and told my agent to make sure they know not to send anything back as I will only counter once.

That was yesterday so we will see what happens. We have a showing today and open house on Saturday.

Who listed your property? Not surprised it sold so quick, that area is fantastic and your house is a dime piece. Congratulations!!

They will counter 10 off to his 2 off. Then Joe will counter 5 off and they will counter 7 off. Now it is next Monday and they have wasted your time and got another $5k out of you.

Then they ask you to cover closing costs.

I am not playing games. Bottom line is I don't have to sell. I am priced very well and if you want my house THAT BAD, then put your best foot forward and don't low ball.

I always over think things. When we sold corona it was to a marine and had a similar letter. Wasn't sure if he was low balling or if his offer was what he could afford. Wife and I talked about it and were happy w what we made and didn't want to wait so we accepted. Good luck [emoji106] really is a nice house I'm sure it will go quick

My son listed it.He is a commercial appraiser by trade and the company he works for are a broker and he has his real estate license to do his own buys.I threw him a bone and let him list it.I was hoping he could double end it,but the buyer had a agent.I did 5% split,so he walked away with 15k for a weeks side job.Not bad.....
Good luck on the sale.Hold out and you will get you're price...Now i have 30 days to move 12 years of shit.The one good thing is the buyer is purchasiing a lot of my furniture.

I hear that inventory is super low it has become a sellers market.

We're listing by the end of this week. Just finishing up a complete refresh of paint, carpet, and master bath update. Looking forward to this process being over and in our new house... which we haven't found yet.

This is an interesting thread. I am thinking of retiring. Just starting to do a quick rehab of our Riverside house. The wife is not happy selling. However the kids are grown and gone. Don't need 4acres and two story house. I will miss the elbow room, view and privacy, but rather be living in our smaller home in Havasu. Plus, you never know what next year will bring with market and/or rates. Lastly, I'm getting too damn old to drag the trashcans up and down the driveway.

Thanks! Yes, we are in escrow on another house that is less than a mile from our current one. Bigger with 1 more bedroom, lower taxes and in the school district we want.

Not looking forward to moving.......

I usually do a 2 day move. First day I try and score a trailer off someone that I use to move all the boxes and little items over that I can move by myself. 2nd day I grab a Uhaul and a couple college kids looking to make a buck and we move all the big stuff. This move should be fairly easy though since we are travelling such a short distance between the houses.

That is so true. My wife has been a agent at the same company and office for 18 years. Is the hardest worker I know and is on call twenty four hours aday and puts in at least 14 hours aday and has her clients best interest at heart. Has never advertised or done floor time....100% referrals and still pulls up with out paying on all the websites with the most reviews and being a top agent. She has always done good and has 30 plus closed escrows this year and did 56 deal last year and sold 10 million........you do the math on what dollar amount the homes are in her area. So at 1% no thank you..........even with what she's makes now I would not do her job to much time,work and emotions, I would rather dig ditches all day.

With that said there are agents I see I would throw out of my house how they act. If I was a Broker they would not work for me either. There are professional in every field and then there's the scammer. If I hired a agent I would want a full time agent that has a career and the time to do what is required at any moment, there are to many part time ones that jack up deals and people's life all the time because they have other obligations that they attend to first and put people's life and mental wellness in harm. Buying or selling a home is the biggest deal in most peoples life. So your agent office hours sould not be 9 to 5 and 5 days a week...... It is 24 hours aday, weekdays, weekends,vacations and funerals and if they can not offer you that find one that will.........they work for you not the other way around. A Good Professional (fill in the blank) is worth every penny they make.

Oh yea.......how about being in a career that you do ALL the work upfront and then get paid, but wait just because you do ALL your job start to finish doe not mean you get paid either........ Buyer lost job day before close, buyer gets job transfer day before close, buyer is now out of budget because he went and charged a new flat screen TV for new house, etc. Then all the money the agent spend for insurance, dues, boards, advertising,fuel,handyman, meetings,lunches,etc. I am not crying by saying this because this is what it takes in any career to get ahead, but most careers you get paid to show up and your employer has you on there insurance and they are paying for your continued education. I love when peoe say oh must be nice the next day to bring a buyer in and get paid.........lol that is when the work starts it ends when you complete the deal and seller has check in his hand and buyer has his new keys in his, 30/45/60 maybe 90 days later.

JMO, but one of the biggest problems I've seen over the years that I believe not only holds back faster closing's but also pricing is Brokerages only working their own inventory and only when nothing in their inventory sells....then they start finally showing the other listings from the other Brokerages.
Its a bad deal because the qualified buyer Pool should be shown the "best house" for the "best price" regardless of who is brokering a Home.
The stearing hurts a ready and willing buyer and it also hurts the seller who wants to get moving.

Happens way to much.


I can see that happening years ago or in select high dollar markets with pocket listings. But almost all buyers are looking at inventory online and see everything from the home of there dreams to the home of there reality. If agent will only show you there or the company listing only then they are someone you should run far away from.

Only thing slowing down closing is the mortgage companies and underwriting and now in California alot more rules. My wife's biggest part of her job is doing other people's paywork to keep the ball rolling.......it is amazing that people don't want to do there job so they get paid, kind of reminds me when I here that I can't even get a contractor to show up for a estimate so I can hire them....these people make money somehow with just floating on by.

It still happens today. I'm not implying everywhere...but it still does in certain markets.
If you want to move more properties then show everything available in the buyers price range and let them make the decision.
Everyone involved does better in the long run. Oh..and pay the commish...and make it worth the effort.

Lot's of things have changed since '99 my friend. It takes 6 inches of paperwork (just of the agent's side's) to do a deal these days. How many FSBO's do you see today? FSBO's are a great way to get in a lawsuit, esp in today's world.

Huge problem in my area....agents list low priced, do not market it for 1 second except to their own buyer pool just to double end it and most are getting the Gosh darn 6%, and to the dumb seller they look like hero's because they got multiple offers and they also SOMEHOW pulled a buyer out of their ass, pisses me off...now let's talk about greedy shit, there ya go.

Real Estate commissions IMO should be on a sliding scale tied to sales price. If you truly get what you pay for then why would I pay 4 times the commission to sell my million dollar house compared to the guy selling his 250k house? Marketing, photos, signage etc. etc. are fixed costs. So the agent is working too hard on the 250k house or not hard enough on the 1 million house. Which is it?

Where I live and work I am right on a county line. So yes, in order for me to be competitive in both markets, I have to subscribe to both MLS's, both lockbox's, both association's, and pay all their other BS fee's. No one would believe what just that cost. Not to mention the time it takes to master both markets since all have different taxes, rules, regulations etc. Right now the Riverside market is 150% different then the San Diego market. Tough to stay out front.

Nothing is wrong doing it yourself, if you have the time and patience and have a understanding of paperwork and know you are not being defaurdedby the buyer and protect yourself. It can save yourself alot of money if done right, I have no problem doing it myself because I seen it all through out the year's but i have my wife to help me make sure it is done right.


Trust me anything and everything I do I try and will save a penny but I am always paying for the skill part I don't know how to do.

We are going to pay 3% to both buyers agent and our agent. I know others that would do it for less, but I want to help out the family.
Who knows he could kick us back 1% after close, but I'm not going to worry about it. Someday he will do us a favor, and it all works out in the end.

I think people just hate when people make money off of them. I been bless in life and business...... No I take that back I worked fucking hard at both trying to do my best. I don't really like talking about what I have made or what someone else make, but I have made clear in my pocket millions on deals that took less than 30 days and I have lost or made nothing on deals that took years. Should I feel bad that someone may think that was to easy and I made what? That same person would probably be happy to hear that I failed on something that also took so long and was a major part of my life. I want everyone I know around me to do good, hell i wish them 100x more as long as they are not a theif or dishonest. Like I said before I am SUPER cheap on alot of stuff in my daily life and a sport on other stuff, I think that helps me spend money on things I like and I don't need because I feel I paid for it with what I saved on deal myself on the things to knew how to or figured out. I think I will just sit at home so people can't charge me for there services or products to make a profit........ Dam it even if I do that there is always Verizon, utilities company's,HOA's, cable company, tax man,accountant that also want to fuck me and charge me for there service and products and then have the nerve to make a profit off of me too?

Thanks. I love the look of the house from the outside, it has a craftsman style to it that I have always liked. Can't wait to get in and start making it ours. The 35' deep 4 car garage should make getting the boat in and out a little easier :cool

Yes it looks every nice. Congratulations. Only 35 foot deep garage? Maybe next time negotiate better % of fees with their listing agent so you can get a 50 foot deep garage:cool lol
