Had the photographer through this morning with everything staged the way agent wanted it. On the MLS and first open house next weekend. We will see what happens......[emoji51]

I really want to rent but wife is giving a lot of push back on that so we are actively looking for the right deal. May get a fixer, not sure yet. Put an offer in on one this morning, but came in $15k below asking......lol.

Congrats... hopefully you make some big money!

And if you aren't desperate, there's no harm in lowballing. You might come across someone who is desperate to sell.

Man... You're gonna move too with your young family. My wife stayed with my mom for a month and about went crazy.
If you move to Havasu I'll help you unload. [emoji12]

Temecula Creek, but we're heading back to San Diego after the summer. The drive has taken all personality from me and made me a cranking sum bish. It's kinda like the old goofy cartoon Mr. Walker turns into Mr. Wheeler.

Hank, now is a great time to do it. This summer there will be a lot of buyers and not enough houses. We only have 1 pic and a crappy description up on the MLS and had a showing within 24 hours of listing. We have offered on 2 houses but got beat out. We looked at a trashed house today, but 6 bedrooms and 4,000 square feet. I am making an offer on it tomorrow for $20k less than asking and we will go in and redo everything.

Anybody have a contractor recommendation in my area????

We've been batting it around for the last couple of years like a cat with a ball of yarn. We're thinking now might be the time before the next projected crash.

We absolutely love the home we live in ... but we both want more land and a pool.

Move up now, if you do it. Money is cheap and who knows how long it will stay that way.

Give me a call anytime if you want to chat about it!

Smart move to buy a fixer w good fundamentals in this market. In a down market you can "climb the ladder " by selling low and buying higher but maybe not now IMO . Hope it comes together for you[emoji106]

Here is a link to my house with the professional photos done.

https://www.redfin.com/CA/Winchester/31677-Leather-Wood-Dr-92596/home/12503072

Have had only 2 showings and 1 of the 2 came back for a second look yesterday so an offer may be coming soon. Have another new buyer coming through tomorrow as well so not bad with no marketing and no open house yet.

In other news, we just had our offer accepted (contingent to the sale of my current home) on a really great house that needs some TLC. Basically houses in the area are selling for around $440,000 and we got it below $400K. I haven't walked it, but wife and agent did. Basically needs carpet, paint, new screens, a new microwave, some window coverings, grass, tree's, a patio cover and a good cleaning. Got a $6K seller credit, so hoping that I only have to come out of pocket around $4K to get it all done.

I got a great painter, but I need a flooring and landscaping guy if any members want to speak up. :D

He did some nice work at Riverbounds house a few years back. It looked awesome.

Well then I guess Hank's the man then!! I would rather give the work to a member than someone I don't know. We need some grass and a few tree's planted from what I have been told.

Nothing like buying a house you haven't seen.....lol. Doesn't matter what I think anyway........wife likes it that is all that matters.

Hey Joe! It's Lindsay... Austin's mom from baseball... Sean's wife. Good luck with the sale and come to the dark side lol. Winchester! We're off Benton and love the Temecula Schools. Austin is at TK at French Valley and Sydney is at Temecula Preparatory. Austin will be going to Kinder there in the Fall. Just had to chime in since I saw you on here. Sean told me your name was something about old school so when I saw your post I figured this was you. Small world huh!

See you Saturday if it doesn't rain!

So she saw it and you have not yet?

Does this mean you'll be continuing to drive the Civic?

Is your current garage a 2 car with an extended RV spot? Or just 2 car and very deep?

Hey Lindsey, nice to see you here. Sean and I were talking awhile back about RDP....definitely a small world. We live on the other side of Winchester behind the new catholic church being built right now (Menifee Schools), so excited to move into Temecula Unified. Connor will start Kindergarten this fall too, but I think that we will be at Susan La Vorgna since the house is in Morningstar Ranch. We will have to get together some time, Austin and Connor get along well. See you Saturday (if it doesn't rain)!

Yeah, she saw it.....I haven't. Current garage is a 3 car tandem so one side is 38 feet deep (that's where the boat goes). New garage is actually a 4 car garage that is over 35 feet deep!! Keeping the Civic for now so not to mess up anything on my loan but will probably get rid of it before the summer, we will see.

Joe,
Here are the pics I found of what Oil Can Hank did. I'm sure he's done bigger stuff.

Our current house my wife didn't see, she called me at the shop with the realtors name off the MLS and told me to call him, go by and make an offer.

I left the shop within 20 min of that call after faxing some papers and did a walk through, placed an offer on the spot without my wife setting foot in it.

What a roller coaster wild ride that was.

Happy wife, happy life.

Brian

This is what will need to happen Joe ... I'll have to come over and take a look-see to figure what is there that I'll be working with. Some stuff might have to be ripped out, replaced, installed, etc.

Sounds good Hank, bring the family and we will make a day of it. Kids got along good at the Toys For Tots meetup!
