Yep.
Several small farmers markets just around the corner. Veggies, fresh eggs, etc.
out of the way a little but anything one could want is within a few miles.

I am still shocked at the amount of inmates that live here in Norco (I am in the broken streets neighborhood).

I think in this market Norco hills might be a stretch with what you want and budget, plus you have the higher property taxes. Pretty much anywhere on the west side of the 15 is nice (broken streets, bluffs, remington estates, belgian, stallion streets not sure if that neighborhood has a name)

Im in Ontario Ranch and like it. FYI the city bought a ton of the dairy farms and is building something similar to irvine park so that will be nice for the eastvale, corona, ontario ranch area but the lots are small in the new developments.

We take the golf cart to the broken streets for Halloween. Everyone has super cool setups

+1 for norco. Going on 10 Years here and love it. Kids get to be kids cruising in their bike mobs and even riding golf carts to the store. Stay outa norco hills if you don't like taxes. The bluffs and trail St. area is where it's at.

Bluff and river road, you even see the big wall there with the horse on it?

I’ll also say this. I don’t like traffic, no one does. I take the 91 to the 5 every day. 30 miles. Since covid traffic really is a lot better. In the morning I leave at 4 and im in Buena Park at the gym by 430. I get out of work at 430 and I’m home everyday between 515 and 530. The shitty part is I use the fastrack everyday so that’s like 90 a week, but I drive an electric car so I’m not paying for gas. It’s really not that bad. In a couple years I’ll hopefully land a spot in Ontario and I’ll be 12 miles from home

When my GF was working down in Irvine she used the Fasttrack. She had an Electric Car (500e). She got 1/2 price or free depending on the times. I know at one time they were talking about shutting down the program but I think it would be worth it to see if it is still available.

Zero Emission Vehicle - I intend to use the 91 Express Lanes only when driving a zero emission vehicle (certified as pure zero emission vehicle by the California Air Resources Board) (Copy of registration required.)

I’ll give you my .02. I’ve been in Corona for 19 years (bought my first house at 24 years old). I bought right on the border of Corona and OC off of the 91 and Greenriver. My intention was to use the house as a stepping stone to work my way back into OC. The area is extremely nice and very desired due to its accessibility to OC (still can be a 45 minute drive from my exit to Yorba Linda/ Anaheim Hills and vice versa in bad traffic). Houses sell in this area in any market to people from OC that want affordable to deeper Riverside peeps that want to cut their commute down a bit. In 2012 I decided to sell and make my way back into OC. I couldn’t do it. For size and age of house, it was a tough pill to swallow so I ended up buying a different house in my same area. I’ve been at this house for 9 years now and have accepted the commute. I’ve watched my 2 houses here gain value at the same speed as OC. I have a larger house and more land than I could afford in OC with a newer area. I’ve never felt stuck here and have options. Again, the area is highly desired with RE agents constantly asking if I want to sell with a buyer in pocket. The caveats……. You have to drive a few exits down the freeway for better foods Costco’s, Home Depot’s etc. you are going to sit in traffic. I always told myself if I lived in a rural area, I’d do the same anyways which justified it. With your budget or slightly less, you can get a nice house here with the piece of mind that you aren’t stuck at any time and will have a house there will maintain value or slightly sip in a rough market I love it. Yes, my commute to Irvine is ~45 minutes and my commute from Irvine to home is the same to ~1 hour 10 minutes. I’m used to it. If the commute is the worst thing about your situation, you’ve done something right IMO. My house just hit the 1mil mark. I don’t plan on moving.
