Ive been looking for some fixer upper houses to turn and burn and stumbled upon this little gem today. Its 6000 sq.ft. 9 bedrooms, 6 bathrooms located in San Antoio Heights. just to give you an idea a house of this size in this location will go for 1.2-1.7 million. The thing that caught my eye with this one was the $450k asking price that. It is bank owned and the price keeps dropping. Ive been to 3 county fairs a hog calling and a goat fucking but Ive never seen anything like this. The best way to describe what you are about to see is someone had a fat stack of cash and an even fatter stack of meth when they were designing and building this pile of shit. None of the rooms are connected to each other, literally the bedroom doors open up to a courtyard dealio. the place has stairways that lead to stairways that eventually take you to the roof. The location is sweet, the views are stunning but this thing is so fucked I can only think of 2 thing to do with it. I would value this property at the price of the land minus demolition costs. One thing to do with it would be tear it down and start fresh, the second would be to turn it into a sober living house and pile the fuckers 4 to a room and make bank. So with no further adoo lets go on a little tour.

this is one of the main entrance doors that leads to a courtyard delio or for a more accurate discription lets call it an outdoor hallway. there are a bunch of doors that lead to bedrooms, living rooms, kitchens, I dont what the fuck you would call it rooms ect. ect. none of these rooms are connected to each other.

this room actually looks OK, pretty sure the drug use or mental illnes was still somewhat in check at this point, however this room like all the others is connected through the outdoor hallway.

You would need a crack team of architects and Structural engineering Ninjas to get that thing sorted out. Its a shame and a waste but like you said its Probably easier and cheaper to tear it down and start over. Is it an option to tear half of the house down? Is any of it usable?

I'll throw you guys a bone and skip ahead a bit, this is what appears to be a master bedroom, you go through a doorway and up a staircase and arrive at this. Someone thought it would be a good place for a spa tub and on top of that figure they would really make it a nice bathing area and adorn it with columns

Its just fucked, never got final inspection and there is no way it would pass. some of the staircases are really steep and there is just issues on top of issues everywhere. I would strip it to studs and see how bad it really is, I can only imagine what fun suprises lie just beneath the surface.

kitchen ceiling looks cool in pics but in person its a joke, has 2x4 dougfir put up with lag bolts. There is shit going on on this place that I just had to stop and wonder how this happened.

Sober living or special living...There is a local company in the south bay that I install alarm systems in their organizations homes. Basically what they do is have "special" people living in each room then one room is for the houses director. This company owns probably 50 houses around the south bay. They pay some dude to watch the house and make sure none of the guys escape in the middle of the night. They probably make twice what sober living places make and don't have to deal with half the shit of some dude withdrawing from herion. But 'tard strength is an occasional issue, I could see this house being a perfect fit.

This is right up the street from my place. The house that used to occupy this lot burned to the ground (shake roof) in the Grand Prix Fire on October 25, 2003. Fire burned to my back wall, fortunately plenty of resources saved all the homes south of this facing the wash. After the fire I heard through the grapevine this owner got insurance dough. I watched the build periodically as right beside this place is one of my mountain bike take off points. It appeared to be a do it yourself job (obviously) as there were never any real looking construction guys around. And it took them forever (years) to get it done (if you can call this done). I'd never seen inside, that is just an amazing conglomeration of shit. I'd check the comps though, seems over a mil is on the high side based on what I know. Especially with a house that is of no use and will need to be razed.

Guy probably thought hey I got all this insurance dough and I built a shed once so I'll just save some dough and build a mansion, hold my beer and watch this. :D

I have a soft spot for special needs folks and would most likely end up going broke making the place really cool for them. Now state funded drunkards is a whole different story, Basically you get one badass sober dude and have him run the house and regulate. Anyone gets out of line and down the road they go. Its a dirty business you can pile them 4 to a room, think legal slumlording;)

I honestly dont think it would ever pass a final inspection, supposedly it had permits pulled and passed some inspections. the doors are open you should take a tour. FYI if My plan comes together there will be big gates around the place and a van that runs the drunkards down to foothill in the morning. I wont be responsible for putting a bunch of derelicts on the bridal path.
