I was in Parker yesterday and noticed not much going on with construction site up river on the river. Looks like they took the mountain down and flattened it. This has been going on a couple of years. Sure looks bad from the California side of the river.

Someone reached up the rivers ass and pulled out its colon. La Paz county whores are happy they made a bunch cash off permits. I guess the mantra is, Fuck the river, who gives a shit they have their cash - whoopee.

This was one of a few reasons why we sold.

I've only seen it from the road, had no idea the project encompassed that large of an area.

IMO this was the best part of the strip :(

I'm sure it will look great when its done, with palm trees and hardscape. The road they cut at the south edge of the property has some great access to the sand bar.

Forget La Paz County. How in the world did the Army Corps of Engineers allow all that rubble to fall into the river?

This is what I know from living so close to this hemorrhoid and being on our HOA Board.

The rules for the river as I recall speaking with Army Corp of Engineers (ACE) is that the developer can have 1 square yard below the high water mark or something to that effect. The rocks that rolled all the way into the river were removed by the grading Co. If you look, they are right at the rule for what they can do and ACE is all over them.

La Paz county as Paul pointed out, is a whole different game. Essentially they went down with a set of plans and the La Paz engineer at Planning and Development basically rubber stamped it. It seems the county was star struck with the potential revenue. I pulled the plans about a year ago and it doesn't look like the plans in my opinion. Last time I checked they only have a grading permit, nothing else, but that may have changed since I checked last. 65 homes were on the grading plan and it was tight

ACE will not let them put in anything on the river other than a courtesy dock and one small ramp so no cabanas or private slips from what I was told by ACE. The ramp will not be usable most of the time due to water level. They said they want to dredge a channel from the ramp out to the main channel, but ACE told me it would take years to go through all the environmental impact studies, huge dollars to conduct and it would most likely never be approved. In addition, La Paz County told me ADOT is supposed to require them to widen highway 95 at the developer's costs. Lastly they are supposed to bring in a temporary sewage disposal facility (the facility is in trailers in combo with ponds) if the buckskin sewer district is not up there by the time they are ready for occupancy #1.

My neighbor owned this Mountain for many years. They had 12 home sites cut into it with plans to build at one time. At the time it was all La Paz would allow them to build and he was the kind of guy that would have done it right. His widow is applaud at what happened, as is everyone.

Do the math by the time they are done I bet a lot will be $400,000, plus home build costs or heavy mo land lease and heavy HOA fees, but no docks and no water access to really speak of. My guess is that the project peters out due to cost over runs or demand for it, but who knows. I suspect it will be down graded to even smaller parcels and many more of them.

You can do anything in AZ, that’s what makes it great. Notice it happened on the AZ side, not the CA.

That area of the river was beautiful with high cliffs. Now it does look like a landfill site.

Lol trying to find common sense and good judgement in Parker is like trying to find a lost ring at the beach. It's there somewhere, but you could spend your life trying to find it.

You missed the point, for the purchase price, what ever it ends up being there, you wont even be getting a dock or cabana. Besides, who in their right mind wouldn't mind boat slips with the original sensible development that didn't push a Mountain into the river.

I'm no tree hugger by any means, but some things should stay as they are.

They are building some nice homes behind our home in Henderson. Notice the dark hill in front of the homes. They returned all that to natural state and will return all disturbed area to natural before homes go for sale. I was amazed they brought in all the brush rocks and irrigation to return it to normal. It should really look nice when completed. The new area is called Black Rock.

I don't disagree assuming it all happens. I think we are very close to seeing the final product however. He can stop at anytime and leave the nice eyesore in otherwise most scenic part of the river that hundreds of thousand enjoy each year. There is no reversing the damage. His land, he can do what he wants. No "improvement" will be made, as it will go unfinished. If someone moved in next to you and created a huge eyesore and walked away, wouldn't you be bummed?....

Nailed it. You don't want something to be developed, then you better buy it.

Parker is lined with homes, trailer parks, Bars etc... on the water.

This is the perfect spot, if you own a Schiada. It's almost a no Brainer. :)

This can't be true . I know nothing about building but is there not some kind of bond put up with the county to garuntee a project of that size be seen to compleshiant ? Crazy sad if this is true

Similar thing happened at the Terraces, the graded area off the 95 between Bill Williams bridge and Cattail Cove.

Did this builder have a contract to sell that material that came off that hill? I drove by a couple weeks ago and it doesn't seem at all feasible to do all that work without having some arrangement for selling the material.

The material was pushed over the hill in the river . As much as I hate the whole project I hope somebody steps in and finishes it now .

Sounds like a clean water act violation to me. Surprised the Army Corps of Engineers didn't have anything to say about this. They wouldn't even issue a new dock permit on the needles part of the river a few years ago.
