That sure is an eyesore on the parker strip. I wouldn't want to stare at that mess either.
I sure hope they compacted that area correctly right along the shore.

It's always the ones who already got theirs, bitching about the ones trying to get it now. Yes, that was a fairly scenic area. Just like the entire river was scenic before it was bulldozed for each and every development out there. If the guy can buy HIS land and develop it with HIS money, who are you (generic you) to tell him he can't or shouldn't.

I'm sure the hills above the Beach in Manhattan Beach were absolutely stunning before people bought and built there. Same with Vail, CO, or pretty much everywhere in the U.S.

Want to look at pretty cliffs? Go to the Grand Canyon, or just do a 180 from here and stare at the CA side.

As a real estate developer I really appreciate this point of view. However it’s not exactly correct. Municipalities have have done a great job in recent years to place guidelines and design standards on developments to make sure they are blending in with the natural landscape and not decimating the land or creating a huge eye sore. Especially in a river/desert setting like this. They also force developers to include public amenities like parks, road up grades, traffic signals etc. Come to a place like Scottsdale or Sedona where even if you own the land you have to follow the strict design guidelines set forth by the city.

The developer screwed the pooch on this. Total fuck up. What an eyesore. The county does not know how to handle these types of projects and has no business doing so.

The developer was killed in a motorcycle accident along with his wife. From what I read. Hard to finish a project when you are 6' under.

He F’d it up before his death.
Now it will be an eye sore for decades.
Going to take 10+M to get that area ready for homes

I hear ya. But I don't think he planned on dieing and not finishing the project. I don't think it will sell for anywhere near asking. I think $150k a lot is a more realistic sales price. With street, sewer and power costs to next guy that tries to finish it.

It should become the Speed SXS Residence. 100k deposit required and you will get your finished house in 20+ years :)

What in your mind qualifies 150k per lot? We got lots for that price range in gated communities. 😳

They need to sell those tiny lots at 300k+ to break even. It’s a pile of shit dirt nothing more at this point and it will take a lot of millions to construct a functioning community still with no real water access.

It’s a pig and an eye sore for generations to talk about just like the cut in lots up by sand-point. Your grand children will die of old age before that is anything more than it is today.

Cost of lots, Harley crash/deaths etc etc etc ?. That portion of the river shore has been very F’d up by this attempted ‘development’. Period.

What if the county or state came in and turned it into an RV Park / Campsite?
Would that suck? . . . honest question.

The shitty part is, there isn't anything you can do with the land. There isn't any water access due to the cliffs along the river. All you'll have is a "Nice view" of what USED to be a beautiful section of the Colorado River. It's an absolute shame and that project should have never been approved to begin with. 👎

Copy that . . . I figured there must be some reason(s).

Yes from what I have heard. The club house building was bought by Laura Ford and is going to be her real estate office.

Who ever approved this should have their head examined. Starting with the county planning and zoning dept.

Heard is was built as a biker club house, but you know how river rumors are, looked a few times when passing by if was built for little more sturdy than a normal building.

"The terraces south of Cattail involved a scam where State owned property was dozed and lots sold illegally. The "developer", who had previously engineered Hillcrest Bay near The Bill Williams Bridge, never had any claim to the land he sold, and just took in the money. He died in prison in 2009. And yes. A reporter looking into the land dealings was blown up, of which the developer was convicted (twice)." ~ @BoatCop

Everyone who complains about the natural landscape being altered, has already had the natural landscape under their own properties or favorite hangouts altered. What someone legally does with their own private property is no concern to anyone but them. If you're on the water looking at the project, shaking your head and wanting to look at unspoiled landscape, just turn around.

Yes. Believe someone was killed when a bomb blew up their car in a Phoenix parking lot. The story even made it to 60 Minutes.
Investigative newspaper reporter or something like that.

It's not water front, and there's no real access to the water?

RD
Are the lots you have water front for 150k? Maybe it will sell for less than 150k a lot then. There is a road cut down from what it looks like but a bad area of river for a dock.

Only 2 river people I know that could afford to buy it and develop it. Have not talked to either one about it. If you have some good river lots than need to be developed they might be interested. Send them my way.

If anyone’s interested, here’s the story, they ran in the paper about a month ago. Sorry, I’m not technologically savvy enough to provide a link, or maybe I’m just too lazy to look right now.

There is some overlap on the last two pages, tried to make it easy enough to read by enlarging
