I decided that its time to get off the road, pay cash for a property with 2+acres (as big as budget allows), well, septic, etc. Going to grow some basic food staples along with raising chix for eggs. Going to ramp up the dogs from 1 to 2/3 and fence the property. After that.....just wait till I can see the whites of their eyes :)

It is 95% going to happen in Texas.

Now.....time to wrap up some stuff and start shopping. Will probably sell the trailer and keep the dually.

Change is good peeps.....embrace it :)

Best wishes in the new venture!! Often the decision for action is the most difficult part.
I hear ya....I think being a military brat growing up we moved around quite a bit when young. Seems to have had a lasting affect on me. Never been hard for me to make decisions, especially when its my consequences. Always non-afraid to make my own path and it doesn't seem to have muted with age.

Always looking forward to a new adventure

Thank you

Change is good, but frightening as F'k 🤣
It may not be a bad idea at all, to find a little homestead. Keep the dually, but keep your eyes open for a cabover. That way if you get the itch, you aren't trapped.
Fear will hold you hostage. Everybody needs to do whats best for them and their family. Me......I just always look forward.

I am already a resident....no state income taxes, people are awesome, have family and will have other family there soon and at 65 your property taxes can't go up by law.

Easy decision. 👍🏼

Will be fun to watch the build!

You gonna do an off-grid deal like @wash11 did?

I like it....nice find

Some of the new manufactured homes today are unreal as well.

This is in Idaho, but I'd guess Texas builds em as well?

I wish more ppl thought like you, my whole family is in the process of selling off the homes in the temecula area and it has been a pain in the crack. We will have good days and then one day a family member will piss and moan about moving then go back to being excited.

Without change there is not growth, and when we stop growing is when we start dying

You know I liked new Braunfels… seguin not too far and a hell of a bang for the buck. If we ever moved back I’d stay in that region.

Where you at?

Best part is they actually go down. My school taxes dropped from $2100/year to $880 this year. County taxes also dropped a lot. Only taxes that didn't drop were those damn municipal utility districts.

His sister and BIL live about 25 min from my old house in NB (I know you've been there 🤣🤣🤣) Super nice people if you ever get to meet them.

Since you left values have gone through the roof as has taxes. It's a hot area, so buckle up because if you want to move back you are going to pay through the nose for property or homes. My condo in New Braunfels doubled in value in '22, it's fallen back a little but still too damn high. My appraised value went up $120K last year, thus increasing my property tax by $1500 a year. NB has always been greedy when it comes to taxes, so I'm going to fight them this year and see what happens.

Good call. I will retire in a tax free state. Wyoming, Texas or Florida. Likely a combination of 2

We took a chance and bought "horse property" (just under 5 acres flat near level) in 84' and never looked back , We live in the paradise called the central coast we no longer have Horses or steers and simply mow our pastures but cant imagine living anywhere else with neighbors at the back "fence" My drive way is 1000' long country living is the best ,awesome solitude ! Congratulations on your adventure ....
