I watch the home sales in havasu..... what happened to the huge price drop.... is it not here yet???? I don't see cheep homes anywhere... not knocking this home in anyway, but... isn't this all the money in any market????

IMHO..... I think the house looks dated... even though built in 2021.... the lot is only 10k sq ft, with no side parking... but rv garage so to me thats a big plus... so whatcha think... all the money.... or huge discount??? this was a comp to my havasu home... I don't think personaly that it checks the same amount of plus boxes mine does... things like private walled rear yard, long driveway, modern home plan, all walls insulated,.. flat high ceilings..return ac in all rooms..huge pantry / laundry room with dog wash sink
and now,... spa and pool

again,... not knocking this 23 yr old 1400 sq ft home... but.... isn't 530k still all the money in any market???


those sitting on the fence I think will only find the inventory picked through, and higher prices for less... no one wants to build cheep to own small homes in havasu., as the market is still strong for rv garage homes... new modern builds.... problem I see is finding lots, and locking a builder down on price.... the ol,.. just gimmie a 100k to start and I'll tell you when I need more is kinda spooky,... so more seem to be snatching up what ever inventory is available.... or just sitting on the fence wishing they had a havasu home,... like I said a couple yrs ago.... get your name on a deed... prices will go up like the tide... and as always...buying in havasu is a good move.... in any market...

Once inventory gets cherry picked of the nicest homes I'd expect to see more price movement as the next batch of nicers ones get picked off.
I keep getting sight unseen offers in the mail from realtors on my rental 2bd2ba that are higher than I thought for someone wanting to flip.
.

750k was standard RV garage house price for a bit, even older ones, things def becoming more realistic.

Havasu is not a comparable market… no one “needs” to live there. The people that do can’t afford a house anymore anyways. Never going to be a huge drop…looks dated? Because the travertine shower? Or the small lot? Small lots look dated?😂sounds like a lot of knocking to me.

How many people want a second home with a 3-4k monthly payment? Then add in $6 fuel to travel and use it. Never mind the cost of insurance, taxes, and utilities.

As much as I love the river and boating I don’t have the means to do that. Think we can all agree that the local jobs don’t support those types of values. The market is changing and will continue to change.

Property Steve posted above was discounted over 3% on listing price and the seller probably made other concessions. But yes considering the market, I would say they got all the money. IMO if you’re trying to sell you are throwing money away in the short term by waiting and not negotiating.

People with cash will keep buying provided the place they have to sell keeps selling and I’m not convinced that will continue. On the up side places like Havasu and Prescott are the towns that CALSTRS built and that’s not going away.

Inventory will rise, days on market will age to a point where prices will have to retract in order to sell.

One of the larger builders in Denver said that things literally turned off. Shit is going to hit the fan at the end of Q1 when the lack of sales shows on their books, it will be dramatic. Then builders will be getting desperate. Rates are only going higher. Some builders have been offering large sections of unsold homes to investors just to get out.

The same 750k rv house with 20% down went from $2,500 to $4,000 a month since January.

I bought this exact same model home from Seville Builders in 2020 for $565,000 and I'm on the golf course, no power lines.😁

These are closed deals so of course they are priced correctly. You just think they are overpaying. People are waiting to buy but guess what they just sold their CA home and they feel compelled to buy a place right away. The other thing is when you get to a certain age you don’t have forever to live and you can afford it and you just go out and buy what you like your not going to wait another year to make sure you don’t overpay

I always been skeptical of those high voltage transmission lines and electromagnetic fields? Cancer causing? DIIK but would never buy/build anywhere close to them. Just me.
Little cancer never hurt no one. 🤔

Ton of good houses out there in the 400k's now. Still out of my reach for a vacation home. But if they dip back into the 300k's I might have to jump in the Havasu Life Style.

Also, possible 1031 buying overpriced on a tight timeline to avoid taxes. We sold a nightmare of an apartment building in Garland, Texas in 07' to a 1031 guy who even paid the pre payment penalty on our loan in escrow 😂

Just saw this one go on the market, looks pretty nice but price is high at over 1 million $$$. Its my neighbor hood and thats what some have sold for but holy crap seems high to me

Trips me out to see a million dollar home with basic appliances/cabinets/carpet etc.

The garage is the draw of that one…but the lot sucks if you ever wanted a pool etc.

We walked thru that house 3 weeks ago. The house and garage are spectacular, but the lot completely sucks. Walk 10 steps out of the backyard slider and you walk into that hill. Then there’s the wall that looks 20 ft. high because it’s on the top of the hill. No way, no how!

New construction isn't flying off the shelves, but it's not seeing huge price reductions either.

I agree that no one "needs to" live in Havasu and those that want to can afford to be there with all their toys. We're not going to see a major pullback in this market.

It'll probably level off, it'll probably slow down, but the old days of getting a great house for a reasonable price are over.

I don’t know why people can’t understand this. Prices fluctuate. The market and the buyer demographic has changed. The rising tide lifts all boats.

It’s coming, sorry an rv garage pool home that was 600-650 in may of 2020 is still asking 1.1-1.3 and sitting. That’s nearly 10k a month piti . Once people have to sell, divorce, death, job relocation, need cash rather than borrowing at 8% plus, then inventory will ballon if prices don’t adjust with 8% rates

This thread boils down to Steve pissed cause his place hasn’t sold yet. I’m no real estate expert but I would not want to buy a place that driveway basically shares with the next door property. Steve property is great for someone that plans on keeping both properties but if you only want the one it’s not an ideal property.

I told him three times just lost it with us and we will put it out to the masses for real with the vids etc.. but he don’t want to do it.

Either way things have slowed down in Havasu.. not stopped but slowed down. We are staying steady but nothing like before

This wasn't a bad house at all. I almost went and looked at it a couple weeks ago. Garage is awesome, backyard and pool setup, inside of the house looks great.

Not too much to complain about here.

Only people saying the prices are going to fall are the poor bastards that are still on the sidelines and realize the ship has long sailed and their rent on thier single wide is due again. .
