Northeast Phoenix home down the street from me, sold with in 6 hours of an open house.

From the traffic in front of the house, 30 minutes before the agent arrived, I’d say it sold for above asking.

My house just sold in 4 days multiple offers and over asking price. Mind blown what my 1365 sq ft house sold for. I still think it’s going to drop a lot within the next year but I am also one who has thought that for the last year and a half so who knows🤷‍♂️

Rates look like they’re headed back up.

It’ll be interesting to see what happens when 2024 starts. My crystal ball says no standing president wants to go into an election with “high” rates.

Well I think we are done with this lake house. Just signed a pocket listing with the agent that built our house. (she is still building other houses just not on the lake}. She believes we can get way more than double what we paid in 2019. That is not the only reason for selling. It is a little to rural for us, have to drive too far to do things we like, aging parents and 8 acres is a lot to take care of. We are going to test the market this winter with the pocket listing and is it doesn't sell by spring we will put it on the mls. She stated the higher priced stuff was taking longer to sell, but not on the lake. She also said that there isn't any property on the lake near us with that much land. Who know, we will see if she is blowing smoke or not.

We will also be selling the boat, Polaris ranger, Tractor, truck and any of the furniture that the new owners want. Not sure where we will end up for the summers, but don't have to decide until it sells. May just travel in the summers.
Where are you guys located?
Not asking for address but just general area or lake you are on.

Curious--did you two move from the city to country and just dont like it? Are the small towns near you just not enough to support household needs? (food, supplies, etc)

I heard they will move the VP to Feinstein's senate seat and Newsome will be appointed VP and then acquire the presidency without a single vote for him.

Harris is liked less than Biden. I don’t think she wins a election in any scenario.

Unless Biden drops dead, the most probable scenario is he either runs again, or decides not to run at the last minute for health reasons.

If he drops dead I don’t think you’ll see a Kamala running for President. I do t see her winning the nomination. If Biden runs, wins then drops dead, she will be president.

The market is turning in Canada. The Bank Of Canada did hold rates today. The heads of Ontario and British Columbia begged them to lower rates as our real estate is stalling. Used car sales are dying here because of the rates. The fall and winter should see a crash here. Washington State in the center of the state is still holding. Lots of retiree's still flooding the area because it is low cost to live there.

We are near Paris. Tn with 8 acres of lake front property on Kentucky Lake.

We lived in the country in Jamul, Ca before we went full time RV'ing and enjoyed it. Rancho San Diego was about 20 min away. We only had a half acre there. There is enough support for household needs. There is Lowes. Walmart, Kroger etc... Although, it is tough to find choice meat and forget about prime. Most have select. Fresh seafood isn't happening. We are 30-40 min to any of these.

On edit: We know that this was our fault. We looked at 10 ish lakes before we bought this. I think I was tired of researching towns and it not working out, so didn't research enough here. Sam's club is 1.5 hrs. away and Costco is 2 hrs. away in Nashville. If we want Lexus to service the car then have to go to Nashville. Airport is 2 hours with no shuttle or any other way to get there. A few ok restaurants, but not many. I think it has to do with economics. It is too poor to sustain some of the nicer things we enjoy. Wife has had a hard time finding a hair stylist that is any good in her opinion.

With all that said, it should turn out great as far as an investment. Should double our money plus 100k in 4 years, so tough to bitch.

I agree...In my opinion, we will start to see the effects of 7% rates very soon.

The democrats are up to something. I just can't figure it out yet...

If I had a crystal ball, I'd say rates drop and they do the whole "we stopped a crisis", or they shut the country down and blame the vid again.

7% to 5% would move the needle and feel like a huge relief and get real estate moving.

But I wouldn’t be shocked if 8%+ happened in 2025. Whoever becomes president is going to be holding “the bag”.

Houses we’re looking at are sitting longer and dropping. Definitely a slow down going on right now. These are significant reductions, no small discount. It’s finally starting to happen I’d say.

JP Morgan Chase just announced a layoff of at least 1000 people and more to come due to the drastic drop in both housing purchases credited to CRAZY HOUSING MARKET slowing correcting and the doubling of interest rates..Redfin, Realtor.com did the same...YOU'VE seen Nothing YET.......if you planned on selling I hope you got it done or soon...if not expect some changes very soon. On the other hand, if you are a potential cash buyer TONS of great opportunities around the corner and from what I am guessing another 2 years of downturn and great prices to start very soon....
You know since you've posted this my homes in Lake Havasu and Huntington Beach have each gone up in value approximately 15%, lol. :p

That is terrifying. Absolutely terrifying...and possible.

I believe whatever their plan is definitely involves Newsome. I'm thinking some last minute BS so people won't learn about all of his baggage.

Congress still has to approve though correct? Not sure it’s possible with the current Congress.

Here’s a quick search - 3/2+ rv garage pool. I just clicked on 3 random houses over 800k. All price drops.

I’m not doom and glooming or anything. I’m just looking at the facts presented. The way this country is run has consequences. The bill is starting to come due.

I thinking more along the lines of the dems turning on Sleepy Joe and making greasy Newscum the nominee once the debate cycle is passed. If its Newscum vs. Trump, Newscum wins.

I'm not sure about that but it wouldn't surprise me with how much people hate Trump.

I think Biden beats trump unfortunately.

I'm kind of wishing that the charges against trump make him "unavailable".

I wish the guy would just head off into the sunset at this point so we can start fresh with a quality option.

Glad it has, never want anyone to lose money BUT facts are facts and the writing on the wall is starting to show, some hot areas will always do well, take a look at the rest of the country fact after fact that things are slowing, prices are lowering, people don't want to sell due to interest and if we raise one more time just watch....maybe not in my 1.5 year time frame but it is coming. Now since your home has gone up in value lets see how long it takes to sell for that increase :) .....

Yeah, probably. There’s others though (I posted) that are more realistic and shows drops too. I haven’t looked at the “sold market” recently. I’m sure there’s still stuff that’s getting swooped up quick. I’ve seen a few pop up actually and they’re pending next day. If it’s priced right stuff is selling no doubt. I just think the craze is over and the prices are starting to drop a bit. Just my own observation watching the market closely past couple years.

I was curious cause we are looking for property but in Eastern TN.
While I would love to be on the water--there is either no homes that meet our wants or if there is, it is way out of our budget.
So we are looking for 30ish acres with a newer style home that you cannot see from the road. It will be just one of those random driveways with a gate that people pass without noticing.
Just a few weeks ago we drove from Knoxville to Chattanooga, on the Eastern side of the lakes, through all of the small towns we identified homes we liked--then the next day on the Westerns side, then over to Cooksville, Crossville, Sparta, etc.. But we really like being closer to the Smokeys. We were able to cross off several places where we thought it was nice when looking online--but then driving through we said no way. .

We fly a lot so 2 hours from BNA would be our max commute and only want to be within 30ish minutes of a fairly good size town and within a hour of Knox or Chatt. .

Wish you the best in selling and finding something new. .

Agreed. I see them sliding in Newsom pre election if things start looking grim or they see weakness in Biden. Biden will beat Trump again if we have that matchup again. I hope I am wrong too.

I still have a few months and see many many examples of price drops by the hundreds of thousands in many locations along with the financial market data I still feel it has started but at a much slower pace than I expected due to folks not wanting to sell and try buying at triple the interest rates. And if you do a bit more research you can easily see job losses are happening and slowly growing as well. The financials of so many firms listed on Nasdaq, Dow J and S&P don't lie.... Lets talk again in 6-18 months. I know for a fact almost every single high priced house on the river has dropped by 100-300k since my estimate and so have some active areas in Hot Spots in Cali where homes were 2.5 -4 million and have dropped 250-300k and more, if losing 100k-300k is not a hat holding incident I don't know what is. The Naysayers on RDs must be huge ballers that so much dough drop in value is nothing..... I also have NEVER EVER IN MY LIFE seen anyone in the Real Estate business admit there are slow downs coming or happening lol lol protecting their industry for sure......again lets see what happens. Forgot to mention my original and all after posts are not directed to Cali or Havasu where all the californians bought raising the prices and demand, I am talking nation wide.
