Epoxy Flake flooring ?

This has probably been asked and answered a dozen times but ..

We are closing on a house in viewpoint Saturday. Obviously the first thing a guy wants to do is garage floor but our other house sold lock stock and barrel furnished so of course my wife wants all my money to furnish the new one.

That said looking for reference to have it done.

Also considering doing it myself but with the size 24x82 plus 2 car garage I'm a little nervous about consistent finish.

Typical price per sq ft ?

Do's amd don'ts of doing it myself ?

Full Throttle did mine. I don’t know the price because if was part of the build, but they did outstanding. Walk over and see it sometime!

Cactus coating did mine. $4 sq ft. Guys were in time, cleaned up and floor looks awesome.
Trade him for a new Funco buggy. 👍😛

Not to Highjack the thread but what do the floor pros think of polished concrete vs Epoxy flake garage floors? I have roughly a 20x60 area I want to do and will be doing a lot of wrenching on toys on the floor. Thanks for any advice.

Not to Highjack the thread but what do the floor pros think of polished concrete vs Epoxy flake garage floors? I have roughly a 20x60 area I want to do and will be doing a lot of wrenching on toys on the floor. Thanks for any advice.
I'm no pro by any means but if I was willing to spend the money thats the way I would go. for an actual workshop

Really depends on the shop and what you are doing in it. Heavy wrenching, pulling motors, dragging stuff across the floor, that could wear on the epoxy flake system. They’re super durable but not bullet proof. Polished concrete is nice but doesn’t have the same protective qualities as epoxy from stains and spills. It will help but is still technically exposed concrete. For shops and warehouses we typically do grind and seals with urethane coatings. Depending on which finish you go with (gloss, semi gloss, or matte) you can get a close look to polished concrete with all the protection of a coating for spills and oils. Urethane coatings are super durable as well, in my experience more durable than epoxy

Is that grind and seal, mate or gloss finish slippery when wet/ damp?

what is a good budget number for than?

Almost all coatings will be slippery when wet. There are additives you can put in to achieve different levels of slip resistance. A lot of factors go into pricing, condition of concrete, size, desired finish, ect. But a good safe range for a grind and seal would be between $3-$4 sqft

how do you deal with existing stains...oil, paint etc.?

Depends on the stain. Oil is almost impossible to get fully out. There’s some chemicals you can buy to try and dry them out but it will never be perfect. Paint and other spills can typically be cut out when grinding the floor

How does residual oils effect the coating process, adhesion, long term durability of the coatings etc.
How well do these coatings work in cold/freezing climates? Any issues there? Any special prep process required?
Same ?? For new/fresh concrete.

My neighbor in So Cal did it a year ago and still looks good.

Epoxies belong indoors. I don’t want my exterior concrete looking like an industrial floor
I agree with you, but the previous owners of this house painted the patio area with non-slip paint, since this is the pool entrance. Every year, I need to recoat it, and damn tired of this annual PITA. I guess a good grinder down to raw concrete would probable be the best solution....but can they grind down all the way to raw, clean concrete? Anyone near Upland want to tackle a grind job?

Epoxy is not good for outdoors. Epoxy is not UV stable so it will yellow in direct sunlight. if it’s under a patio the areas that hit the sun will yellow. Even with a UV stable clear top coat the base epoxy will yellow. There are different coatings that are UV stable that will work for outdoor coatings. Same style as epoxy just made for outdoors

Oils in the concrete can cause a coating to fail and peal up. Standard small garage oil stains from cars typically aren’t an issue. More heavy industrial oil stains would concern me. For heavy staining you have to try and get all of the oils out with chemicals prior to putting a coating down. Coatings are great for freezer and kitchen applications. Yes, always have to grind and get the concrete to the correct csp profile before putting a coating down. That is what gives you your adhesion strength. Yes, still have to grind even if it’s new concrete. Depending on what type of concrete it is you will typically have to wait 27 days once it is poured for the concrete to fully cure before you can put a coating down

When we moved into our new to us house, before we moved anything, I did the garage. Tried to get most oil stains out, ground it, filled cracks. Rented the grinder from Depot. Been here 8 years and still holding up great. I'm not out there welding and grinding all the time, but have done some. Spill methanol and it wipes right up. Regular oil changes with jacks sliding around. So it gets regular use.
Just a word of caution. I went with a heavy layer of clear, no mix in it so it is slippery as snot with the smallest drop of water. I used this.

Great info, what I have seen or thought of as polished in a shop must have been urethane coating due to the good wear and tear. What do you think a 20-60 floor would roughly cost to do? Thanks again for the info. (PS I am in Mohave Valley AZ).

No problem at all. If you meant 20x60 the total for grind and seal would like be a between $3800-$4800 depending on floor condition

What’s the normal time frame for a 3 car garage? I’m not sure what I’m supposed to do with all my stuff.

Josh was in and out maybe 10-12 hours at my house. Put everything on my backyard patio. It’s so worth it.
