So funny this came up. I have been getting a lot of interest in older folk looking to downsize in an affordable fashion. Yes, many leave California, but many hate the weather change. I have this new listing in North County San Diego in a 55+ community with an HOA of $165. Everyone is really cool in this little pocket neighborhood and it's in the north-west side of Escondido which is really nice and close to so decent shopping. $549,999 and this has been completely renovated and move in ready.

I hear houses in Detroit are cheap. You should title this thread best inexpensive place to live cause cheapest is not gonna work most of us. For me its my house in Orange County. low mortgage payment and 2K a year property tax 5 miles from the beach. My choices out of state right now are Boulder City by Lake Mead or Williams AZ. Neither are cheap but more affordable than many places like central CA has gotten a little too pricey though I could move by prop tax base to a place there.

I’ve always wondered how these 55+ communities work. If a trust buys the home how do they enforce the age limit?

HOA. The buyer's/any occupant actually have to go to a meeting and be approved by the board. Not really a big deal, but I'm sure there is couple out there where it is a problem. This one is really really good!

Missouri or Mexico. Really depends on your food taste. There isn't real Mexican food in Missouri so,,,,

Those are actually probably a couple of the best options. I could do Loreto Mexico or LOTO. I think if I went to Texas or Florida I would become a drunk. I hate bugs and 6 months of heat.

I really like the concept of “The Villages” in central Florida. The largest retirement community in the U.S.

It has a lot to offer. Especially as you get older and older.

I like that it has over 3000 clubs and activities. There is always something to do.

Just remember…….. The older you get, the younger your neighbors seem to be. Lol

To me, it is just as important to have something to do, during the day to keep busy. At the villages, this is not a problem. There is too much to do.

Groups I would join if I lived at The Villages. (In no particular order)

Cruise Travel Group
Precision Golf Cart Parade Team
Woodworking Club
Bowling League
Probably many more that I am unaware of.

The housing is reasonable too. However, you are not buying a home…… You are buying a lifestyle. One that will keep you filled with activities, friendship, and camaraderie of the shared experience.

For me, the negative about the villages is that it is not on the Florida coast. I wish it had ocean access with intracoastal front homes.

For those with Hulu, you should watch this documentary on The Villages. My wife and I found it very entertaining. Especially the guy living in his van, while he tries to meet a rich widow. It’s called “Some Kind of Heaven”

About 4 or 5 years ago, a magazine came out and gave that answer and it’s more towards the western United States, not someplace in the middle of Arkansas. And the location was Pahrump Nevada.

part of that has to do with the weather. It is cooler than Las Vegas. It has a little elevation. They actually get a little snow here and there and because it’s a dryer heat it’s good for arthritis and things of that sort. Not to mention the cost of housing is crazy and expensive there compared to the rest of Las Vegas in Clark County.

For what? Taxes? Utilities? Groceries? Housing? HOA's?

You thinking of buying property? Building a place? Something turn key? Or just renting something?

I've been doing a bit of homework myself. I think the bottom line for me is, living someplace where I am Absolutely loving life.

You wouldn't buy the cheapest boat, to go boating now would ya? 🤔

Food for thought.

Buy something nice in Southern Italy for under 40k., we're all in at 26k and I think we overpaid. I think I could paid half if I did it again.
Adriatic sea or Amalfi Coast close.
Live a great life for a few hundred a month.
Do not buy a 1 euro house, it's not what you think it is.

That's what we did/doing.

There are a lot more homes that are for sale in Italy then what you see on the web. Locals don't like agents.

I grew up in Palm Desert and know that place like the back of my hand. Lots of people move to the desert to retire...so much that my brother was the Sheriff that worked Indian Wells and pretty much all he did was occupancy checks. He would have to find people in their homes dead and notify their families! He did it so much that it kind of messed him up a bit.

One other fact is that the Costco in Palm Desert sold more alcohol than any other Costco in the US...at least it did in 2007. The reason being is all these people would move to the desert with the grandiose vision that they would golf and play tennis which does happen until the first summer sets in. Once that first summer heats sets in, they end up drinking themselves to oblivion and not getting out much. It's really sad! I'm going to move where I can do my hobbies and interests all year round. I think the Florida boating is pretty awesome, but I think I would need a second home in a cool climate up north.

I’m in love with the IDEA of that but the reality is a whole other issue. Living out of country with health care, financial, etc….
Livin my life like a song is not as easy as it would seem.

If you wanna retire on the cheap why bother purchasing land. Lot's of folks winter in an LTVA in Quartsite for $180 bucks for 6 months, then go north in the summer and boondock on National Forest Land for free. Your biggest expense is fuel for your RV.

Some close friends recently moved there. They bought a 2 acre lot for 60K. Then they were told they had to run new power (even though there was already a meter). They did that and now they’re told they can’t live on the lot in their RV and have to put a structure there. It’s been over 90 degrees at midnight and the A/C in their RV runs 24/7. Now they are selling their Harley to come up with the money for a prefab house. All supposedly to escape California taxes. 75 percent of their income is Social Security, which is not taxed in CA. I told them I paid zero state income tax last year but normally pay $500 or so each year. But hell they are saving on DMV fees. Bottom line is they left a blue state for another blue state.

In Kingtown AZ of course. Most important is what C-Ya mentioned. We do everything in Las Vegas. Shopping, medical, restaurants and entertainment. If Kingman was 50 miles away, it would be the perfect spot. But the infrastructure is not there and won’t be for a long time. They love to build those houses, but nothing to support them. My views everyday….
