A view of the side of the side yard and a bonus in the front yard. What your looking at is an 85 yard par 3 from the upper driveway:D Well thats it if anyone wants one built I am out of work for the moment;)

Fantastic work White, just spectacular looking. Is it a big cost upgrade to have that smooth stucco finish on the outside of a house?

Define big:D it does cost more but I really dont have a percentage I could throw out at you.

I was interested in having it done on the havi house that is being built. It is a standard 3 bedroom RV garage house 1562'. Builder estimated 12K to add the smooth stucco finish and I thought that seemed pretty expensive. I have no knowledge in the construction field and was wondering if it is just a very labor intensive job to do this which equates to the cost?

12K extra seems kinda high (like on crack) ask him to justify that cost and see what he comes back with. My bet is he is just trying to secure some extra cash in these lean times. Tell him you will give him 10% over the subs price and see if he bites.

Normally the diffrence in price between rought and smooth is 50-1.50 sq ft

You might have already done your stucco work but 12k is a lot for just smooth trowel finish, but if he is doing a slip sheet "to reduce the cracking" then that seems very fair. Good rule of thumb with stucco is $35 a yard for a sand finish in 16/20 "the size of the sand in the stucco mix" and then goes up to $50 a yard for smooth trowel finish.
BTW stucco is buy the yard not square foot. length X width = then divide by 9 gives square yards.
