I just went through my reservation requests and we got cancelled on by guests for Christmas and New Years 2023. I ended up renting to Rob Torres for New Years but lost $300 on that and it was empty for Christmas.

New Years guest cancelled on 12/13. The Christmas guest cancelled 4 months before so no big deal, but they didn't get charged anything.

Coat of doing business I guess.......


I should have 5 stars across but a crappy cleaning company caused an issue with one guy. He said kids feet were black after walking on the tile.....🙄🙄
Black feet matter. Maybe you are a Commie?!

We Air BNB a guest house and have learned that raising the rent comparable to local hotel rates has improved the quality of guests we have. Quality guests over quantity has worked for us and actually have met some great people from around the country. My wife also decked it out, making it the type of place she’d like to stay and our guest seem to appreciate it.
Friends who lived in the Keys got so sick of disrespectful renters that they sold and moved elsewhere. I see how bad guests can make it miserable for the neighbors, guests are rated like property owners and lose their ability to rent.


BUT!! this is not about "Bad Renters.🤔

We have been in our neighborhood going on 6 years in a couple weeks. We have great relationships with all if our neighbors, my house and the one across from us are the only non full time homes.

Since our 2nd summer owning it, I always blocked the calendar out for summer to rent to RDP members, friends and family. I have seen first hand from friends at their properties, the crap that goes on. We never got into renting our house out as an income producing business, like most others have. It's terrible you had to deal with that, I would never want to put my neighbors through that kind of crap.

I noticed last trip the new house was a pretty effluent white family with a beautiful DCB. The Asian family must have decided Havasu wasn’t for them!?

That's Kenny, has the green M37R with 450's. He bought that in 2020. Never saw or met the original owners that bought after Moran Homes built it as a spec.

you can always rent from us...we block the dates we want to use it so this doesnt happen to us :)

I am with Joe on this one. Fuck that guy. Six months out and he couldn’t even do a solid. I know it’s 280 bucks but still. Joe you did the right thing. As someone who rents Airbnb in havasu often this is his problem not yours. It’s a business and you can refuse at anytime. If it were me renting I would have said no problem and cancelled and moved on.

Airbnb and any rental laws, rules, regulations always favor the tenant not the landlord. It is it what it is
Well other than they had both came to an agreement, and had a contract (through AirBnB) and then post signing one canceled on his own contract to rent to someone.
I just don’t see how this was the renters problem, you need a few more months out of California you’ll get it.

There’s definitely ways of going about this but I’m sorry Joe, you did him no favor, you posted your house for rent, and then through the property management company rented it out, then you decided to renig. That’s not doing him any favor, and asking once totally get it, but then coming back over and over to save 280$ is not very professional specifically when its your second home in a vacation town and then act like your poor and will not afford your family yet are kicking people out of their contracted home.

Have you ever considered calling the police for noise complaints? A lot of cities have ordinances, and the renter can be cited but the fee goes towards the owner's water bill if it's not paid. You get a couple of those hefty fines you may be a little more picky about who you rent to.

I suppose we're lucky. We live across from 2 Airbnbs, around the corner from another and 3 doors down from a 4th. Never one problem. Sure, people party, but whatever, we live in a vacation area, it is what it is. If it ever got too crazy or loud I suppose we could call but really, just close the windows, turn the fan on, turn the TV up, whatever. Doesn't bother us much. Now people parking in my driveway or throwing shit over my wall. yeah, I wouldn't be cool with that. But I'd take it up with the owner real quick. And if owner wants to be a dick about it my response would be, "I can' be a dick too, stand by".

Oh, and for the record, OP is in the wrong. LOL

He had his place rented, then his normal snowbird finally reached out with their 24/25 dates and he decided to use the place a couple times and rent to his normal snowbird. Thus, new guy had to go.

Asking once was OK. Once Joe was told no, he should have stopped, cancelled and ate the $280. But…….

You plan your life out a year in advance? That's kind of an unreasonable ask for anyone.

When my kids were little, and I worked full time, I planned out my vacations at least a year ahead, sometimes more!

Taking RV trips to St Anthony's, or Oregon Dunes, with a dozen of your best friends and All of their kids, takes a Mountain or well though out planning.

When we went to Barbados a couple years ago with no kids, that was also planed a year in advanced. And we only had four couples on that deal.

Wanna go to Yosemite and hike Half Dome? That's a LOTTERY system that you have to apply to almost a year in advance, and prey you get tickets!!! Can you imagine if someone cancelled your lodging reservation for a trip you had to be lucky enough to win a lottery to get??? 😱

Forest Service reservations Can be made six months in advance. If you want to make one for a popular aera, you better be at you computer, at midnight the night before that six months window opens, or you can try again next year. Good luck!

Now that I'm retired, I can leave tomorrow and figure it out along the way. Some trips are planed, and Most are not now. I've found the zero planed road trips to be the most fun.

But back in the day, if someone cancelled my shit. I would be Fucking Pissed Off!!! 🤬

Just trying to give you some perspective on this...

So, if you live next to one of these and they’re driving you absolutely bat shit crazy to the point it is reducing your quality of life, the road to take here is call PD EVERY incident of noise or disturbance AND file a complaint to code enforcement. Do that EVERY time. It’ll get resolved I guarantee. Who knows if the owner is even aware. I bet almost haven’t even reached out to address the concerns. It’s easy to put a clause in your rental agreement something to the affect that music and noise off by 10, respect your neighbors, if police are called subject to eviction.

Done and done. Itll take some work but you out the pressure on the owners, the owner puts pressure on the tenants. Luckily all the owners around me are cool and don’t rent to the family with 20 people there a huge party in a 3 bed two bath house.

So STRs all have rules. Problem is their are unenforceable on the platform. Rule says 2 cars max, max of four occupants, so the renter puts that, knowing full well it’s gonna be 20 cars and 40 people. Only the neighbors know the rules aren’t being followed, the owner is oblivious and spending his ill gotten gains.

They should force the owners to compensate the immediate neighbors a percentage of the rental if a legitimate complaint is filed. Once you hit this honeypot where it hurts then things might change. Otherwise it will never change.

Nothing worked until he bit the bullet and stopped doing the 3 day stuff. (After the crazy Covid money)
He posted his rules inside the house, 10 PM quiet hour, please respect all the neighbors, all of that, actually laminating them into the bar top. He showed me it. He also gave me and the other immediate neighbor the app and login for the smart home system. We could shut off the outside stereos and lights etc. after 10 PM, it did not seem to matter. They’d fire right back up.

The Covid year was by far the worst, to be fair.
But even after that you never really knew who you were getting next door. When I’d see a big boat and little kids show up it was a very good sign. The kids would absolutely thrash the pool all day and everyone would be worn out by 12-2 AM!! 😎😂 Which was all I ever asked.
When he started doing more long terms it got way better, almost civilized.
But to your point, some times the renters would see me outside and ask if they were bothering me. I’d always say the same thing.
I don’t care what you do up until midnight. But if you’re waking me up at 2 AM I’m calling the cops. All that ever happened was the cops showed up eventually and told them to be quiet.
For a long time I just put in ear plugs and tried to just fall asleep.
Ironically, the worst offenders were sometimes the owners friends.

He’d have his cleaning crew police up my yard after I got tired of throwing stuff back over the wall.

I’m all for capitalism and profiting on investments. It’s the American way.
BUT…all of our individual rights end when they infringe on another’s rights. I never blamed him for maximizing his profit while the getting was good. But it forever changed my opinion of a lot of things about that town, and the people who profit in it.

I think that at the time Tommy they did not have the laws in place. Those laws might have been created by the challenges and complaints made from your neighborhood.
