We have been in our neighborhood going on 6 years in a couple weeks. We have great relationships with all if our neighbors, my house and the one across from us are the only non full time homes.

Since our 2nd summer owning it, I always blocked the calendar out for summer to rent to RDP members, friends and family. I have seen first hand from friends at their properties, the crap that goes on. We never got into renting our house out as an income producing business, like most others have. It's terrible you had to deal with that, I would never want to put my neighbors through that kind of crap.
Well, your neighbors don't have to worry, you're just gonna cancel on your renters anyway. 😁

You knew it would happen. I have zero invested in either party on this matter.
But if you go and read it from the beginning. It is definitely a lesson on how to. Or not to.
Address certain issues. Or just handle them in a better way. Jmho.

We have been doing short term rentals at our house for 6 years now. We have been very selective with who we rent to, thus don't have issues like others have experienced. I choose to rent it out on a short term basis because it's nice to have income to offset mortgage, utilities, cleaning, maintenance, etc.

One day I won't need to rent it because I will be as rich as @checkrdpast 😘 but for now this is what we do.
If you could quadruple your nightly rate, and book it for 3 night stays only, for the next 6 month’s with zero missed days, and drop most of your vetting…would you do it?

$10K-$12K a month easy. I never stood a chance…

In the span of 4 years next to a popular Airbnb I had:

1) people puking over the wall and falling off the wall drunk into my back yard. This was almost a daily occurrence during the Covid shutdown.

2) during the worst years (2020-2022) I collected trash and empties and clothes and towels most mornings and tossed them back over the wall.

3) From March 2020 to September 2020 I’d guess there was maybe 2-3 empty nights? This was the worst time. All the CA lockdowns were coming out and cutting loose.
I was home that whole time and bet I didn’t sleep more than 2-4 hours on any given night. Most nights not at all.
They’d go non stop for 3 days. Day and night screaming and music and fighting and drinking. 4-10 cars at all times coming and going. They’d leave and the cleaning crew would show up and just be aghast at the shit, and by 5 PM the next caravan would appear.

4) I had fireworks hit my work truck and start a small fire in my front yard in the middle of the night.

5) I watched a bunch of fat drink white boys with an ocean of bud light cans in the front yard drive their Traxxis trucks all over the neighbors landscaping fucking their yard all up.

6) back to fireworks…one of the countless times we made a group call the the police the idiots had the street shut down launching mortars while vehicles waited just to drive by.

7) I have video surveillance footage of some drunk idiots pit bulls jumping over the wall and running all around my patio fucking with my Traeger and everything else. I wasn’t home or I would have maced the dogs.

8) we must have had at least half a dozen neighborhood meetings in my front driveway trying to figure out what to do. All we could really do is keep calling the cops and the owner.

Even after Covid there were still nights and days when a lesser controlled man would have seriously lost his shit.
Imagine working 14 straight 15 hour days at a drilling site.
Driving 12 hours to get home for your days off.
And when you finally turn onto your street and can see your house…you’re greeted with a dozen cars overflowing into your yard and driveway, you can hear the screaming before you even get close, and have to call the cops and tow trucks to even park your car.

Mind you this was a good neighborhood with almost all home owners, most full time, some as a second home.
There was 2 STR in the immediate 4 blocks or more.
Both were nightmares.

The owner did listen to all my bitching. He was genuinely worried about losing his Airbnb status and rightly so.
He posted rule placards inside the house and on several occasions had the occupants removed.
But getting those Covid rates and booked every single night there was no way he was going to shut that down. Who would?

So yeah, that’s my experience and why I bought a house 50 miles away at the end of a road and did a thorough search for any short term rental before I made an offer.

I realize my experience is not at all like a lot of Airbnb houses, and this particular house is a fantastic party house…a lot of you know it well…

But imo if you want to make enemies of all your neighbors by all means rent your house out as an Airbnb.

When I think back I feel so blessed to be away from that.
It ruined Havasu for me.
A lot of people think it’s me being an old grouch.
They might think different at 3 AM when Roman candles are hitting their vehicles and they haven’t slept in 2-3 days.

I have to add, this is not some made up embellishment.
This is a VERY SMALL summary of what went on.

You missed a legit money making opportunity on this one..

The YouTube channel IG page fb group etc.. I’d be having cameras live streaming .. recording etc..

Think how well bumfights and world star are doing among others?

STRHELL.com. lol. After a while, you get the user submissions and boom you are off and running.

Enough that you keep that house rent a different one and find another shit hole that you could put more cameras on.. or hell, even buy one and rent it to that crowd and put cameras inside and out, make them sign, disclaimers and waivers

And it’s not a shit hole, it’s a members house that most of you know, and set up nice. Think jet boats in swimming pools…

Our friends had a low budget movie murder scene filmed in their AB&B that they were unaware of. The neighbors called the cops and it turned into one hilarious shitshow.

The renters tried to clean the place, but the fake blood was everywhere!

We Air BNB a guest house and have learned that raising the rent comparable to local hotel rates has improved the quality of guests we have. Quality guests over quantity has worked for us and actually have met some great people from around the country. My wife also decked it out, making it the type of place she’d like to stay and our guest seem to appreciate it.
Friends who lived in the Keys got so sick of disrespectful renters that they sold and moved elsewhere. I see how bad guests can make it miserable for the neighbors, guests are rated like property owners and lose their ability to rent.

I am surprised none of the local homeowners confronted the person who owns the home. We did that in my neighborhood and it’s not a rental anymore. I’ll just leave it at that.

IMO contract is contract. The dates are open he reserved them. And like some have said I don’t think I would cancel out a 44 night rental either. They might like it return yearly.

As for asking them to cancel on their end I would say f you too. Why should I look like the bad one to make someone else look good is my take on that part. A man is only as good as their word and when I commit to something I prefer to stick to it.

A good compromise might be give a half off discount for a future date or something like bigbore500 mentioned. I have been double booked on a charter boat years ago lost my date and had to change plans it sucked as we had a prime date. Luckily captain worked it out have me a free overnight trip and discounted the charter by a good margin. Turned out we did get on albacore and In the end we tipped them very well. And continued to book a couple more. Little goes a long ways at times.

Ok for all the guys saying 279 is no big deal i will take 200 for the hitch I have for sale in the classifieds 😜 honestly I told my buddy if it doesn’t sell he can just have it. I think I paid like 370ish for it 🤷‍♂️but I’d rather have the money 😂

We just stayed in a vrbo last week

It was decent but a had several issues, one was a big one.

My review was honest and professional also calling out the fine points and it never got posted

Most of the owners around me had known that home owner for years. Far longer than I had been around.

After 2022 whenever a boat and kids would show up I’d be happy.
I’d know that they’d all be tired after a full day on the lake and the kids would dictate an early bed time!

The smaller respectful groups usually aren’t a problem, but 6,8 or 10 couples renting a party palace on the cheap has turned a lot of neighborhoods against them.

Nothing wrong with a homeowner making a few bucks, but have a little respect for your neighbors.

That's a tough call for sure. Not sure we could get that with our house and I really prefer renting to people I know, that will respect our property. Like I said before, have heard way too many horror stories.

I just went through my reservation requests and we got cancelled on by guests for Christmas and New Years 2023. I ended up renting to Rob Torres for New Years but lost $300 on that and it was empty for Christmas.

New Years guest cancelled on 12/13. The Christmas guest cancelled 4 months before so no big deal, but they didn't get charged anything.

Coat of doing business I guess.......


I should have 5 stars across but a crappy cleaning company caused an issue with one guy. He said kids feet were black after walking on the tile.....🙄🙄
