This is what I would do also if they’re being dillweeds about the whole cancellation. $279 to cancel more than 90 days out seems like

The way I read the other guys texts is that he didn’t want to lie or be a part of the fraud?

$279 is less than a summer months electric bill in Havasu.
Our guy here will be lucky if the other party doesn’t ding him with Airbnb.

I think it's bullshit that the owner of the property gets charged a fee for canceling a reservation on their own property so they can use their own property. Renters have more rights than the landlord.

Maybe I was already a little disgruntled by some customers not paying their invoices yesterday and then having to take another hit. I guess I have too much faith in people and when they prove me wrong, it gets me riled up. Didn't think it would be a big deal, since it was 6 months notice.
The renter is basically a total stranger to you. If he knew you as we know you there would be no problem working thru this situation. Again,this renter NOT your friend,he is business.

We also have an Airbnb – VRBO rental, this has happened only one time to me ,so not to disturb our guests schedule. We chose to rent another VRBO house in the area for the weekend. This was a lot easier than having to deal with the VRBO -Airbnb bureaucracy.

Our group rented a big ass house in Sedona. Three days before, they were notified the house was sold. Airbnb went through hoops to find a replacement pad. Was nowhere near as nice, but it got the job done.

The owner has the choice to rent through Air BNB or not and if they choose to do so they can block out any days they choose. Renting through Air BNB actually protects the property owner more than renting on your own. There is no such thing as free money and being a landlord comes with its own issues and you have to accept the issues to be in the game. Don’t like it? Dont rent your property.

So in real estate, you have to provide them another option before you get them to cancel. I would have sent a few great deals with pool/spas and try to get their interest on another home right away. Psychologically, they felt a hardship of not having another option in front of them and therefore put up a wall. If you show them a better option, they would more likely move on without a heartache.

As someone who had an AirBnB cancelled also in Sedona the week before a wedding it is a cluster f$&k. We were told the house sold but I think if was due to increased pricing of rentals since we booked. The host cancelled and rebooked another way. I see the $279 as a penalty to keep hosts from cancelling leisurely or to try to maximize a weekend rent they missed by an early booking. Airbnb reputation requires guests feel that the listing are reliable, so it makes sense they charge a decent amount to promote the owners from cancelling for less then necessary reasons. It’s a business transaction not a donation so I would have eaten the $279 without hassling some old guy in Minnesota who’s probably half computer literate and not comfortable using the app. For all we know he booked somewhere else and saved money, or he’s now $1000 above his original booking cost due to having to scramble for a later booking after the birds have already committed to half of the town.

They make something like 1-2% of gross rent. That’s their fee.

You set the cleaning fee price.

Taxes are collected by Air BNB.

As someone who rents Airbnb in havasu often this is his problem not yours. It’s a business and you can refuse at anytime. If it were me renting I would have said no problem and cancelled and moved on.

Airbnb and any rental laws, rules, regulations always favor the tenant not the landlord. It is it what it is

That’s what my friends seem to think!

I let some stay a few years ago during DS while I was in Colorado working.
One friend (now ex-friend) talked me into it, supposed to be just him and his girlfriend. I really had no problem with that.
When I took a look at my living room camera I counted 8 people, 3 of whom I knew, hanging out. None of which were his girlfriend.
My garage door was wide open (I had forbidden garage access) 2 Harley’s were in my garage next to the Vette and the miller, and one stranger had his saddle bag stuff all over the bow of the Miller while he repacked his bike.
Anyone who knows me can only imagine the near heart attack that caused me.
I shut off the cameras and just tried to ignore it.
I knew he wouldn’t purposely let my shit get fucked up, but every ground rule I had asked him to follow was completely ignored.
When I got home everything was good and a few hundred bucks was on the counter.
But he kept one key. So I had to change all the locks because after he lied about everything that went on I could not trust him.
These days my real friends know the key box code and don’t even have to ask. Just let me know so the alarms don’t go off!😎😎

Sometimes it cost you money when your plans change after entering into an agreement. Hypothetically, Do you think he would give a full refund to the old guy if he cancelled on the owner when he had other people wanting to rent it? I don’t know either party so it’s not about either of them and again all this can be avoided by not entering into an agreement to rent your property.

Part of the reason I don’t rent to friends or family. There’s a couple people on here I trust with my key code but their shit is nicer than mine anyways 😂

I like Joe and completely understand his side and where he’s coming from. Especially with kids in travel baseball I understand how hard it is to plan. Sometimes 3 days before a tournament we get the invitation. It happened last year for the cobra regatta. I had made plans to go told everyone I was in and then had to back out because our team was undefeated and my son said he wasn’t going to leave his team hanging and I respected the shit out of that. I get the renters side too. This is why we don’t rent out the lake house and this is why I would rather buy my own RV as opposed to renting or using someone else’s. I know the way I am and honestly I’m hard to deal with 😂😂 it’s easier for us to just have our own stuff and not give others an option to use it because I’m very particular.

He didnt book somewhere else to save money. OSB initiated the cancellation.

Please do avoid it. I have rented and re rented and re rented to a lot of RDP members always going owner direct so they don't have to pay the ridiculous AirBNB fees.

Absolutely, we plan our river and other trips out in advance, usually about a year because we want to be able to coordinate with our families and friends, and everyone has busy lives. Plans change, of course, But it provides a good baseline for everyone. (before anyone says, we are doing the same thing by changing plans, these are our own places and not affecting anyone else)

To each their own, but if I planned a 45 day trip out and had it all scheduled and someone effectively changed their mind on the other side and blew up all my planning I’d be super disappointed. It’s just a matter of perspective, but I feel like you take that burden on when you list your house on there. What if they had multiple homes rented on that street For other families? Events scheduled around that location, etc?

When my wife worked at a bank. You pick your vc times at the beginning of the year based on seniority. So yes, sometimes you are a year out.
This. I had to forecast PTO 14 months in advance for Years until I switched jobs in 14. I could change it, but it had to be submitted by Oct 31 for the next calendar year.

My wife’s manager is an idiot and approved his entire departments PTO for the same 10 day window. Due to that, the mgr was terminated and her new supervisor requires a rolling 6 month schedule.

Some people plan, don’t hate them because they do.

I would worry after renting for 44 days I would have to evict them.

Anything over 30 days gives tenants rights? dunno.

I have used airbnb a few times, the "cleaning" fee bothers me when they ask I take out the trash, vacuum and start the laundry!

So "fees" on both sides are a point of contention, like Uber taking 1/2 the fare on my last 20 mile ride.

So just the risk / cost of doing business... How about renting your "extra" car / truck on Turo, is anybody here a part of that??

Only if the property owner has it set up that way. I have an Air BNB property and it’s set up that if a renter cancels less than 24 hours they don’t get any of it back, beyond that is my decision.

I thought this the whole way through my friend. This guy who is very used to financial success with money lending had to change focus into a business that will screw you every way they can before the check shows up if never. I have a retained an attorney several times to go after HOA's that cant find their check pen. All the profit gone to someone else. I refuse insurance work these days.

The fact that you were chasing the $279 was the clue because I know First Hand eating in Proud Mary's in Dana Pt. that morning how gracious you were to all of us there.

Better days ahead...I tell myself that every morning.
