As most everyone knows I think Havasu home and lot prices are ridiculous, but lake front in Havasu is a whole other story, not many places you can get so much waterfront footage, how many lake front home sites do you think could have been built waterfront, designed so the 2nd row of homes also get great views as well? the rest could have been built as a small master planned community without the HOA hell controlling it...just my thoughts.

Can’t forget open space requirements and amenities for a master planned community of this size. Also have to hope you don’t have massive amounts of fill or unsuitable soils. You could potentially do offsite improvements too if things are rated for the additional units. Land can often be the cheapest part of actual development.
