Looks like they do apartments, condos and retail... it will be interesting how LHC zones this property.
High rise condos would be nice they could call it Diamond head or maybe Del Boca Vista! :)

Sadly, I agree 1000%. If the locals are having difficulty with cost of living now it's only going to keep getting worse for them and the small family businesses. The glitz, glam & greed continues to ruin small town life.

Believe it or not, I heard that there might be a possibility of low income apartments going in there.. Which to me would even be a bigger dissapointment.. They could build that anywhere, why there?

I hope that's not what they are planning on doing with it. Point in fact I hope it's a first class resort with a real marina like they have at LOTO. Knowing the people involved though they are literally 100% about the money and could give a shit about the town, communities etc..

Look at the trinity project. I'm surprised the rich guys in the foothills haven't ran him out of town for some of the shit he's trying to pull in the foothills.

Is the Havasu news that bad.
It was 88 not 165 acres. The entire OSP (green areas) is 165.
only the portion between the Islander and Nautical was sold.

Regardless, looks like they got a pretty good deal, but not a great deal. The infrastucture upgrades necessary to develop that land in medium or high density could get pricey!!

Huge tax breaks and incentives you can apply to your entire portfolio when you do that
Exactly there’s massive incentives to do this, crappy roadside motels Are being converted for this reason as well as farmworker housing etc.

I read it on the Havasu News Facebook page that in addition to the 88 (90 in the article) the 78 acres was for "Right of Way". Wonder what that would apply to unless it was right of way to some existing property they had ???

Across the street (Highway) lakefront. Nobody uses the dock, I used to drink my coffee there on my weekend walks. Honestly not sure what else they would do with that property, it could never be nice enough for an actual place anyone would want to stay. Should be torn down and redeveloped, but they are making lemonade of that lemon. You should run for City Council and fix that. I hear they have an opening in that district. :) WAIT strike that please don't.

What about the new fire station on the island that was in the plans years ago?

The Foothills were supposed to get one too. Instead they are getting more houses. Priorities.

i dont k=now the area well but isnt that the area that the FCC was going to build condos?

Sad thing is that if a decent enough group from RD would have put the coin together I bet the place could have been bought for about 25 maybe 26 mil if bid up. As most everyone knows I think Havasu home and lot prices are ridiculous, but lake front in Havasu is a whole other story, not many places you can get so much waterfront footage, how many lake front home sites do you think could have been built waterfront, designed so the 2nd row of homes also get great views as well? the rest could have been built as a small master planned community without the HOA hell controlling it...just my thoughts.

Those coves are narrow and like 15 foot tall cliffs that run up to the top. How would a marina work out in that topography?

Yeah Grading, sewer, streets, power ads up fast. Friend that bought the Havasu land. Said he might just sell as in the end it's not very profitable.
Can’t forget open space requirements and amenities for a master planned community of this size. Also have to hope you don’t have massive amounts of fill or unsuitable soils. You could potentially do offsite improvements too if things are rated for the additional units. Land can often be the cheapest part of actual development.

Condos were supposed to be built next to LV marina area.
The boat storage and boat ramp dock was is in the area that was just sold. Along with all the trailer parking
FCC timeshare owners launch ability could be impacted with sale
