@Wmc what are you doing for window coverings? I priced out shutters for the entire house... $18k I'm thinking about going partial shutters and partial roller shades after seeing that price.

Polycore shutters so I’m guessing composite. $18k was after a 30% discount….

New quote is $5,800 for shutters on the front of the house, guest bedroom and garage, and roller shades everywhere else.

We are doing electric shades in the master and shutters 4 other rooms . The rest of the house will have no covering because sun won't hit them and no one can see in. Yes shit ain't cheap anymore.

I would say in value,... I built a bout 1/2 of what you did... so only 1.4m... we had it in escrow for 1.3....but that was too cheep so pretty firm at 1.4 now... thats only 533 sq ft..!!!!!! and thats with garage door openers w/ remotes....LOL

I really like the back patio design. One of these days I hope to do a new build. I actually have the wife on board to do it. Her dad was SHCKED yesterday to hear the news when we saw him in Laughlin. LOL
