Havasu or Parker? Three kids under 10, 28ft. boat, Really want river front! Any pros and cons would be appreciated!

Well, if you really want riverfront then Parker is just about your only option. Sure you can get places at the Islander/Crazy Horse/Beachcomber or th condos in the channel that are close to the water, some even waterfront, but the options are limited in Havasu as far as having water right out your front door...

Would this be a 1st or 2nd home?? Havasu doesn't have river front homes except for the Islander mobile home park and a few condos. Theres some nice homes on the river in Needles. That way you have the river and you can boat to Havasu also.

Any truth to the rumor I heard about the channel not allowing motorized boats someday? Those condos seem like they would work in the channel.

Never heard that before. If they close the channel they might as well close the city. :D

I have a friend whose parents are selling there parker home. It is not right on the water, about five minutes away. Big place from what I understand. What are you looking to pay??

That was an idea floated by the previous Mayor and City Council. Aint gonna happen...

The condos in the channel can be nice but they are also expensive. I'm sure they have come down in price, as everything has, but I know last year a 2 bedroom unit in the Kings View condo complex at the North end of the channel was on the market for over $700k...From what I hear no units are ever for sale in the Isles...

Needles might be the best then. Close enough to drive to either Laughlin or Havasu for nightlife...

This is why we chose Havasu. Most places on the North side are less than ten minutes to a launch ramp. No lake side homes.... :( I think that Havasu will be a better ROI in the long run. :beer

I dunno if anyone is old enough to remember, but Aspen Colorado once tried to shut out "outsiders" from skiing.
Aspen was a town with a very hostile Govt & atmosphere to visit.
Time Magazine did an excellent cover story on it.

It was about the time Yamaha developed the epoxy ski, pretty close what most skis are today. Yeah, it was Yamaha.

The new Yamaha ski triggered the sport to soar. Vails economy soared.
Aspens Govt and many businesses went flat broke.
Aspen now welcomes all skiers with a wallet or purse.

If Havasu pulls that near same stunt, they may get the same results.

Parker if you can find deeded land in a community that is not full of Ass-clowns. There are several but plan on 1M+ for water front. A lot less if you are willing to be one row back but have water access to slips, beach cabana. We have had homes in both and as a vacation home spot I would choose Parker every day. But that is me and my taste.

My avatar is from our old place in Parker. Miss it every day.

Would be interesting to see what property in the Keyes is doing these days in light of the current economy, not to mention RD throwing money at the house and giving no indication of leaving anytime soon. :beer:D

We have 4 kids and have a house on the river. We like Parker and Havasu, just no real choices in Havasu. The condos in the channel are o.k. Rented there before. Only challenge is leaving a boat moored overnight, we got ticketed. $300!!!! During the summer in Parker it is great to be able to boat for awhile and then just dock your boat and take a breather from the heat without the hassle of going to a launching ramp and ..........Haven't seen the values dropping as hard in Parker either. Dropping, just not as much. Probably cause there is not as many options/houses. lol:)

If you have $330K I know of a premier spot. Nice doublewide but redone to home specs. ( dry walled, copper plumbing etc) shows almost like a built home. Room for several boats under cover. Gated community, docks cabana, private launch.

We have been considering it, but have been scared away by fuel and the economy. Trying to get the spouse retired faster anyway. PM if you want some info. It's listed By owner but I think he is going to list it in a few weeks. Homes behind it on water front go for 1M.

FOck now I want it again. :(

If you want River Front, you have to buy down in Parker..

I'll be honest though, you get soooooo much more for your $$$ in Havasu. Look at some of the listings down in Michelle's section. For 350'ish you can get a pretty baller house in Havasu, with an aircraft hanger garage.

For that $$ I'd be buying in havasu.

I personally like Bullhead up on the parkway. Granted its not waterfront , but it's not a bad drive either. I like the river/lake option.

I'd choose Havasu because there's too much riff-raff in Parker.

As far as housing options, prices, and convenience within the city I say Havasu.

When it comes to the water, its all depending on where you grew up going. Some swear that havasu is the best, while others say parker is the best. Me personally I like Havasu better, especially with a 28' boat. I like room to spread out, not having to worry about my boat floating off in the currents as easily, etc...

before you do anything contact michelle.....at lake havasu homes, she will get you set up in the right direction.....and very nice people....:D

My decision involved the following:

*Consider the close proximity to a hospital. Kids are clumsy and frequently require stitches. Billy will accidently shove a purple crayon up his nasil cavity or Susie will open her melon when she does a header off the boat on the ramp. It's inevitable.

*Open water space: Kids like to jump off the back of swim steps and ride tubes. Both activities along the strip scare the HELL out of parents. I considered tying a 3 foot tether to my daughter's ankle, fearful of the boats hauling ass just 10 yards off the bow. The tether was the better option, considering it's illegal to fire rounds at approaching vessels.

*In N Out

*Walmart: The Havasu Walmart has everything from tampons to pontoons.

I've always thought that river property in Parker would be the best of all
worlds. Love the keyes too. I can only think of about 750,000 reasons
that I don't have a home there myself!

I've never had to go there but some the locals do not speak highly of the local hospital in Havasu...

No, I thought the hospital here in town was great. I broke my wrist about
3 years ago and only waited 8 hours to get in to see the doctor. She
looked at it and said you need surgery, go see a specialist. That cost me $600 and about 8 hours of exteme pain. That is not the exception but
the rule as everyone I know has a story just like it.

go to www.thepalmsriverresort.com and give it a look, I've been there since 2003 and the place is beautiful, plenty of activities, new med center in fort mohave, close to Avi and Laughlin, close to Moabi, Topock etc. priced right. Plenty of bang for the buck and a bunch of very nice people with tons of kids, rhino riding, mini dunes and MX trails. Just my .02$

Looks really nice...My only concern if I were buying there would be that it is North of the Needles bridge and the water tends to get shallow in some spots...

at times Havasu dreamin it is very shallow, but for the most part willow beach north is were it gets too low, we generally launch from our park go north to the end of our park hang a u-turn and get on plane and we are fine, when the water is low we launch at Jack Smith or Needles Marina.

I have been keeping a pretty good eye on from what i can see havasu there giving stuff away im not sure if we will see parker go down that road.I hope so but dont think so.
