I used to have a house in Big Bear but since moved out of CA. Does anyone know of small-town Big Bear places that aren't growing like Big Bear did? Looking for other places to land.

You want the summer/lake experience or the winter/ski resorts experience? Or both?

Do you need a mountain boating lake with cabins and docks?

Depending on what you’re looking for I would recommend duck creek village, beaver, and brianhead Utah. We grew up with a cabin in Big Bear we sold in 2015 and I have to say all these places are way better than Big Bear is for recreation.

I just want a Big Bear area from 20 years ago, before the secret was out.
It's never been a secret.…even back in the 1960’s it was expensive, and a big tourist spot. I remember traffic/accidents being an issue. Once we were caught up there during a forest fire….I think it was early 1970’s.

Pretty much every town in Northern Wisconsin, the UP of Michigan and the arrowhead region of Minnesota.

How far do you want to go? We stayed in Shenandoah Virginia 15/20 years ago when I was working out there. It was on the Massanutten ski resort. I thought it was a nice area, but I did drink a lot back then.

I spent lots of time in Big Bear in my younger years, mostly with friends whose parents/grandparents owned old family places that would let us go up and stay.

It was always a goal to buy a place in Big Bear, and 10 years ago we picked up an awesome vintage cabin (built in 1952, we’re the third owner) walking distance to downtown and the marina. We have a dock at Pine Knot marina and keep a boat in the water all season. Between the dirtbike riding and the boating, this was our spot to spend summer.

10 years ago, this was my favorite place in the world to be. It felt small, felt blue collar, wasn’t pretentious.

That has changed considerably over this time. Every neighbor is now a Tesla driving AirBnb, the traffic is horrendous, local eats have been replaced by tourist restaurants, the whole vibe is gone.

I WONT go up in the winter, or most holidays, as it’s just infuriating.

Summers are better, but the whole thing has lost its magic.

Very interested to hear other recommendations, have to consider our next spot.

I hear you there buddy. I'm a local of Running Springs for almost 44 years. It's become a complete shit show up here in the last 10-15 years.

Lake Arrowhead was the same way and is now a shitshow as well. STRs and AirBnB's have totally ruined the place. Constant traffic, parking issues, non-stop BS, STRs are trying to take over the lake (and winning in my opinion, the ALA is clueless and toothless). I refuse to go anywhere near the Arrowhead Village at all now because there's never any parking even to just go to the market.

I'm weighing similar options on getting out of CA but for a similar alpine lake feel with seasons. AZ doesn't have much, neither does Utah. Colorado has a couple but Idaho seems to have the most. Won't go near Oregon or Washington. Might look at Wyoming (Flaming Gorge), etc. Just don't want to trade one tourist town for another.

Lake Tahoe?
This Was...key word was in-laws plan....then shit went crazy. They bought a beautiful cabin and have expanded up in Leavenworth WA, its a cool place...touristy AF certain times of the year but their cabin is far enough out that we don't deal with it unless we go tot the store in town. I really like the area.

Buddy of mine lives in Ojibwa.... If I was to pick a winter paradise on earth..thats it.

We rented a house on the water in Coeur d'Alene this summer and we absolutely loved it. Almost made me rethink building a new house in Havasu.

My brothers cabin is on Pine Knot about a block up from town. Old school cabin.
Your story sure sounds like you're writing about Havasu🥺 I used to talk about how it was a 20yr time warp back in time, not so much anymore.

I'm in real estate and almost every realtor I know has an Airbnb in Big Bear. With that said, quite a few of them are unloading right now.
