I've had issues with realtors in the past and I've crabbed on here about it. Some chimed in with similar experiences and one of the local realtors seemed kind of pissed off about the thread. I felt bad for the RDP realtor but it's time for a booster shot of crabbing.

I'm trying to buy a house right now and I can't get the listing realtor to return my calls. I left a voice message a few weeks ago that was never returned. Her assistant didn't return my call either but my chick was able to catch the assistant in the office with persistent phoning over a two day period.

The assistant showed us the property and suggested we see one other. We viewed both. That was about a week ago. Now I'm trying to place an offer on the original property and she hasn't returned my voice message or email. She has a Blackberry so I would imagine she has had plenty of opportunity to notice my email from Monday by now on Wednesday.

I thought the listing agent would be excited about double ending the property. Odd.

Meanwhile, my brother has gone through several Vegas realtors and has finally found one who will return his calls. He's really happy with the person he is currently with. Both of us would like to place offers this week.

Perhaps the real estate slowdown could be fixed by finding some realtors who will return their phone calls. :D

Some realtors have gotten grumpy over all the Canadians trying to low ball on houses. I have heard that Vegas is worse than Havasu for this and I know Palm Springs area is bad too. Our realtor in Havi was and has been excellent. I think the longest we waited for a return call about an hour. She spent three solid days of her time showing us houses (6-7 a day) without a peep.

I've heard you need a 500 fico or better to get a return call.


But with a 500 the call is usually only long enough for the realtor to say "why the fuck are you calling me?" :D

I have tried talking to the listing agents before and they dont give a rats ass. Go get a realtor of your own and make them do the leg work since they will work you,the listing agents feduciary is with their client.I have found that they are more responsive to another agent.

I have a different perspective. We share the view on how many terrible realtors there are but I think it makes good realtors look like superstars.

When you're trying to put together a deal, it's a treat to work with someone who is competent and does their job. :cool:

For me, the moral is: don't take a good realtor for granted

It's in neither parties best interest to use the same agent for the seller and buyer. In most places there are laws that require an agent working as a double agent to only work as a transaction agent, this means the agent can not offer either party any advice or make any suggestions.

I strongly encourage you to get a buyers agent and preferably one that you know well and can trust or someone who comes highly recommended from family or a friend. Working as your agent the buyers agent will do everything they can to get you the best price possible on the property, in addition sellers agents tend to respond better to agents than individuals. I found my first home before I had a Realtor, I initially intended to work with the selling agent directly since it was a very easy cash deal. After a week of no returned phone calls I enlisted a buyers agent at the suggestion of a friend. Within 24 hours of taking on a buyers agent I began negotiations with the seller.

I have done all of the leg work on both of my home purchases. I review the comps, schools and etc on my own. I only use a Realtor to deal with the paperwork headaches and communicate with the sellers agent, my Realtor's should have given me a chunk of their commission considering all they had to do was make a few phone calls and sign a few documents but it doesn't work like that :(

I bought my second house with the listing agent and it was a breeze and I even had him kick me back 2 points towards the closing cost. :thumbsup:thumbsup

Realtors rank somewhere between lawyers and used car salesmen on the scale of Morality. Unless they see guaranteed money coming their way, you'll need to call them :D

At McDonald's they only get two ten minute breaks so one is go eat and the other to shit... then when off work they have go run, seriously run to cat h the bus to their next shift at Denny's. They too only get ten min breaks ... the metro pcs phone they has only has so many minutes ... you ate them all up with your phone calls so they can't call back til next month.... hope this helps

As all the wealthy hard working, tax paying citizens continue to leave the state and while the ones that remain here can't contribute enough tax revenue (even after being taxed to their eyeballs to pay your benefits)...all the while the state continues to add more tax payer funded programs...... Well senior, that's where the problem starts. You can write all the tickets you want. It's happened in several areas here in the US as well as other parts of the world that did years ago what we are doing today.

Too many things are robbing this state. There are programs we need (yes law enforcement it obviously one of them)....well to an extent, the little girl down the street shouldn't need a fucking permit to sell lemonade, nor should you haul her off to juvie for not having one. LOL....But anyways, There are many entitlement and other useless programs we need to vanish, yet more and more get added each year. If this doesn't stop, it's going to be bad for a lot of people.

BTW- I don't hope to see the crash occur. I hope to get all the power hungry fucking retards out of Sacramento. But that's really wishful thinking on my part.

Not to derail the personal conflict going on here intentionally but I'll check in on Tom's problem.

First and foremost is the fact that there are two kinds of real estate agents. Those in the commission business and those in the service business.

I've been a land sales specialist for 35+ years and it's my personal experience that 95% or more agents fall into the first category. From all I've heard, guys like Ivan Dan land securely into the second group. :D

The real estate business is unique because you can have a garbage man's education and actually earn a doctor's salary so it draws corner cutters in like moths into the campfire. Finding the real service-oriented agents is not easy but, when you find one, hold on to him/her and never be afraid to lean on their expertise.
I too, would seek someone to represent your own interests up front rather than try to imagine a listing agent being motivated to work with you to double end a deal. I have double ended approximately 85% of my own listings over the years - NOT because I'm awesome, great or better than others, but because land sales specialists are so few and far between and most agents are simply not willing to do the work. The same applies to neighborhood specialists, HUD specialists, foreclosure specialists, listing agents, buyer's representatives, etc. These agents who try to sell you a home, then lease you a building, then find you a fourplex, then get you a great deal on investment land are probably not serving you as well as specialists in each area would. I'll admit that this is only my opinion but it's been concluded after 35 years of watching people get less than they deserved in the way of service. A great agent will openly direct you to another professional if the need surpasses his expertise while the hacks will try to collect on anything their license allows them to sell.

Case in point. I deal every day with survey issues, boundary disputes, encroachments, ingress/egress issues, environmental concerns, archaeological possibilities, fissures and faults, historical uses, zoning concerns, use permit applications, appurtenant/express/implied/prescriptive easements, legal access issues, eminent domain, master plans, city council hearings, right of ways, adverse possession claims, etc. in the sale of land. I would venture to say most residential agents will never face any of these yet they will list their uncle's property for sale without a clue about these concerns that can and do exist with most land sales leaving both buyer and seller exposed to legal ramifications. I believe that's crossing an important line but, as I said, 95% of them will do it every time to get that commission.

Interview some agents who will represent you as buyers Tom, and this process will become much more pleasant and productive if you are fortunate to find someone in the service business rather than the commission business.

It's easy. Either go to the extreme lower left of the page and choose default style where you can read everything easier, or highlight the text and it becomes quite legible using the other format.

I spoke with the agent about 45 minutes ago. I told her I would be happy to deal with her but she has until end of business tomorrow to find out the dimensions of the lot (it's not all that clear) and potentially write an offer.

You could be getting the brush because they are trying to wire someone in front of you to the deal , happened to me, get your own agent and tell them theres a bonus for them if you make a certain mark..

works... trust me

Why are you bitter towards Realtors and Loan Officers? Did you loose a house or something? Sorry if you did. I just don't see why so many people try to look down on people in my industry and assume I'm living in a box and driving a bicycle when the truth is, so far, I'm having one of the best years I've had in awhile.

On a side note on the topic of Real Estate. I was called by the fiduciary of a trust about listing for sale of a large property and met them on site yesterday. This place had crappy makeshift buildings everywhere and they couldn't find the well anywhere so I went to locate it for them. I located it along with a 4-5 ft. diamondback rattlesnake when I lifted the board beside it. No shortage of excitement in my business!

We saw most of them go away after sub-prime was outlawed in 2007. in 2008. I remember my real estate board freaked the fuck out because member ship dropped 45%. There were a lot of unethical and down right scumbag fucktards in this biz. However 99% of them are gone. The lazy, unprofessional; and not returning phone call agents like Brown is dealing with are still around. Somehow those idiots manage to make enough money to stay in this biz. They aren't superstars winning Remax Diamond Awards (like my team just did) lol...but they will stick around and that sucks... But just like in any business.. you are promised to have uncourteous and lazy people. There everywhere from the guy that fucks up your order at Wendys, to the Waitress that never comes by and re-fills your drink, to the contractor that shows up late, to the boat builder that takes a year to build your boat, to the cop that sits on his ass eating donuts and texting his wife all day instead of protecting/serving the community and yes..even the Realtor that doesn't return calls. There's just stupid people in the world... Face it.

Funny, A cop thread gets started about how a cop shoots a guys dog in a drug raid and the cops find no drugs because they are at the wrong house..then I'm a cop hating asshole because I call the cops fucking retards. However all a real estate agent has to do is not return a phone call and alll hell comes down on them.

Kilr the market in Havasu will never go down because its supported by California vacationers and is a coveted vacation destination. You might see a slight flattening of growth but properties are still undervalued and will continue to hold their value if any recession occurs. Growth could slow from 30-40% a year to flat to 10% range.

It won't be over until our government sets a good example of leading with fiscally responsible policies that don't involve spending more than you take in year after year after year and don't involve printing funny money and giving it to all the wrong people, many of which should be in prison vs being in management of these large institutions that played large parts in focking everything up in the first place with their greed and corruptive tactics.

Is your realtor on top of the Regina, Saskatchewan market? If so, I'll call them right away! :D

My brother made an offer yesterday. I don't know who he is using as a realtor for his Vegas pursuits but he is happy with his current choice. It could easily be your reference but I've been more involved with my own problems to interlope in his dealings.

For my part, I found the survey certificate for the property at the city surveyor's office and it showed the building as being on the neighbor's property by a few inches. I confronted my realtor with this and she told me she knew about that but it was no big deal. lol! :D
