What is the RV community across from Havasu Heights on the 95?

Anyone have info on the RV looking community on the 95 a couple miles before the I-40?
It's on the west side of the 95 right across from Havasu Heights.
Are they for sale or rentals?

I don't really know if it's a good value or not, but I've been there for a few car-shows and seems to be clean, well run and constantly expanding.

I looked at them two years ago. It’s a good concept. Little far from the water or anything else for me. Prices seemed high like everything else. The monthly fees also seemed high.

Ended up buying a 5,000 sf deeded lot and mobile home in Desert Hills for less than a nice RV storage unit in Havasu. Decent lake view as well.

What did something like this cost?
I live in Prescott and looking for something in Havasu to park my pontoon and maybe spend a night or two monthly?
Also any monthly lot rent fees?

Riverbound units started at about $275k if I remember correctly the monthly fees were $300-$400 dollars and that covered water, trash, and other amenities including clubhouse and pool.

You’ll see the inside storage and/or outside RV spots come up for rent on Facebook. Usually $800 a month asking for either but not for both.

When they first built those it didn't make sense to me but they sell them as fast as they can make them. One of the last car shows I talk to a couple that lived there full time. They liked it but garages get hot along with everything else. There is very little air movement through the place. You still have to sleep in your rv but some of the garages are really fixed up.

Lake Havasu Mobile Home Estates. All deeded lots off of Lake Dr. east of Kenneth. HOA of $5 a month and most residents keep their places pretty nice. Prices average about 250k but you can find an older single wide for mid 150’s if patient.
Lots seem to be selling for 80-90k when they come available.

If you're looking for a place in that price range, you could look at Golden Shores/Topock. Places can be found in that price range. Easy to Offroad, easy to launch on the river, but town is a little sleepy.

Most of the mobile homes just have a standard open carport. Just installed this one to store boat/RV. Could probably add a front door and rear wall to enclose. But I actually like the airflow of the open ends while spending time there.

One more, this is definitely a double wide lot. Has a pool out front too behind the front wall.

I ran it through HOA for approval. They are pretty easy to work with.

Riverbound Custom Storage is a great option if you're looking for more than just a place to park your RV or boat. It’s a gated community with some really nice amenities, like a general store, fuel and propane station, a pool and spa, a golf driving range, and even pickleball and basketball courts. There’s also a playground and a dog exercise area, which is a nice bonus.

There are several available options right now starting at $175,000. It has a 20x50 enclosed garage plus a matching 15x50 lean-to with full RV hookups. Inside, it’s got some nice upgrades, including a removable snap in floor, and a mini-split system for climate control. The monthly lease on this one is $399 and the owner will carry on this unit.

Looks like the ground lease/HOA is $600 a month on the Riverbound units. I’m not sure but, it does look like a long term ground lease so, if accurate, you don’t get deeded property. I’ve seen them recently for as low as $175k but, they are pretty far out there as was noted. It also appears that they are significantly cheaper (on the resale market) now, than when they were first built.

The monthly fee seems excessive. For slightly more, I rent an 80 footer in town. That said, folks have built out the interior of some of these units (bathroom, etc.) to the point you could stay overnight in one and park your rig under the attached canopy.

Honestly sounds like a decent investment. Do they allow you to long term rent? Assuming they did, you could potentially buy one with an enclosed garage, store your boat there and rent the home out. The picture you posted in the middle ( with a single wide boat/RV garage) and a car port between it and the home would be ideal for this.

They lowered the monthly cost originally and sold a bunch.. it makes me wonder what’s gonna happen when the monthly goes back up?

Long term rent yes, short term no. Those I posted are probably 300k plus I would imagine when they come up on market.

Could pick up an old single wide and add a steel enclosed garage for probably another 40k though.

Great spot. We had a place there and a rental next door back in the day in the 90's early 2000's and the HOA was the same back then . Good times and close to Windsor on the "old" road . As far as ground lease on the other I'd verify as that usually means owner holds the dirt and lease terms, tenant is responsible for the bldg. but owner of the ground lease owns the building... So buying a ground lease is OK if you get the ground and structure ..... but are u the tenant? ;)

I'm one of those people who thinks housing prices will be falling, I've been thinking this for 3 years now.
I watch the Havasu market like a hawk.
I ended up buying a place in Prescott but still have hopes for a second home in Havasu someday.
