Did ours a year ago. 15’x62’. I should have gone bigger. Will be building a space on our lot for over flow. It cost about $125k last year without garage door and windows which I provided. That was before the price of things went up. I’d say that ours would be $150k all in these days. Good luck finding a good contractor.

How expensive does something need to be to warrant 150k plus protection ? A normal boat or motorhome does not seam to pencil out to me .

I do like that spot. A lot!! Gotta make sure it can VRBO. Since I won’t go to havasu in July and August I think we’ll vrbo it.

The resale will always be advantageous.

Maybe down the road. I do t think the resale in the near term is worth it. - spend $200k on a garage and house is worth $200k more.

At todays prices if you are going to have a GC do the work, I think you are better buying a house with a garage already there after you calculate in the downtime, and construction headaches.

It’s the same thing for a garage. A friend is doing one as an owner/builder. He is in construction so he has the background and some connections. It came out great and he saved probably 50%.. but it has been a project he’s had to actively manage week after week, and end to end it’s taken about a year.

It came out great and he saved probably 50%.. but it has been a project he’s had to actively manage week after week, and end to end it’s taken about a year.

A normal guy who has a 150k boat for 15 years and sells it for say 100k you think it's worth the cost ? A steal garage would be 25k and a steal shade cover would be 15k . The cost of the stick built garage has gone nuts . This was a real question FYI not just being a dick .

Tank anything is doable….Just what you are willing to put up with. The challenge is set backs with existing homes. We had to get creative with the house we picked Up. If you have an empty lot then you can do what you want. If existing house on lot that is a little limited. I see that the next thing is to scrap homes for a lot that makes sense. Or just scrap a garage to build what you want. I should have gone bigger but I have a couple of other options in town with 100+ deep personal garages that can be built. 👍

Yep. A guy down the street from me did that about 8 years ago. Kept what looked like one wall of the early 80s house and started over. It’s a really nice place.

Most of the smaller houses bought 10-15 years ago were bought for about what the dirt is worth today.

Buy the house nextdoor to me in the Riviera. It's almost done and will be coming up for sale later this year.

I’m guessing it’s twice our budget. At least. Trying not to finance. But man, I’d love to have a pad in there.

But then you still have the issues with building a whole house. I was toying with the idea of being able to add an rv garage to a place but I think you guys talked me out of it. Wish I was ready when the member here was selling his whole house furnished with boat and truck I’d swoop that up now. Lol. Just wasn’t the right time.

How many times are you going to be replacing that interior over that 15 years in the sun (even if under a cover), Sunbaked gelcoat etc.... It may not be "worth it" but between added home value etc it just might be.

I might have a newer rv garage home with a pool comming up for sale, could be bought with or with out the income /mother inlaw house next door with the huge storage lot with plans for a casita and second garage... quiet cul de sac that backs to the wash....

The days of a steel garage have also gone nuts. Myself i don’t own a larger boat, because i don’t have any more garage space, so to me that’s my lookout, I’ve got plans, just not going to shell out the money anytime soon for two options at my house one is a 40x60 with casita other is simply cutting half my garage off and then having an rv garage built.
Dollar for dollar it’s not going to be worth the resale, as LOF was picking at, but if you don’t plan to leave for 5-10+ years it’d pay for itself in storage then resale.

Steel vs stick probably isn’t much cheaper if all things are equal. Engineered concrete slab, insulation, drywall, electrical, doors and windows etc.

A steel building on concrete post footing with a dirt floor, no insulation doors, windows or electrical will be cheaper.

Pricing is still stupid in Havasu. I was trying to do an addition of 350' to the existing. The few guys that actually followed through with bids were about $500/ft. How do you justify that when can build a new house cheaper

Exactly- and the benefits of a big RV garage vs a shed roof metal carport are about personal usage ........being able to heat and cool the space to work on stuff, put an extra bathroom in there, buy another complete set of tools, air compressor, lots of electrical, and another refrigerator identical to all the stuff in your other garage, another TV etc etc. It doesn't necessarily translate dollar for dollar to resale right upon completion. Good luck doing a nice pull thru one complete for much less than 120+bucks a square foot or so in today's pricing.

In Prescott I just got a quote on a 2000ft stick built RV garage with loft, kick out office with four roll ups and some windows for $210/ft.

I'd like to have one like that on some acreage in central AZ - Prescott/Payson area. Got a sketch or plan you can show what you had quoted?

The last one I built was 2 years ago using professional installers and subcontracted the grading, compaction and slab. 34x50x16 vaulted to 21 at the ridge. $50 SF. Basic vinyl backed Insulation with two 12x14 rollup doors and a 34x25 driveway.

Price does not include: drywall, electrical, lighting, no windows, no plumbing and probably a whole bunch of other stuff a Havasu Rv garage considers must have standards.

I have a little personal construction project going right now, the numbers that came back from my subs were out of line in my opinion but I think it’s because the project is small TI type deal. Example drywallers came in at materiel costs 10x, this included material, installation and level 3 finish. Material cost was $750.00, they wanted $7500.00 😂

Seemed like that was consistent on most of the trades, I have the skills to perform the labor on each trade so I’m just doing it all myself and laughing about the savings. Labor costs are insane, good, fast, and cheap, pick two, I chose good and cheap, I’ve got the time😉

I don’t know the havasu market but I’m guessing good builders are fetching a premium out there aswell.

Not sure it is relevant or apples to apples, but as a data point, a buddy just closed on an RV storage condo here in the Denver area. It is a new build, a bunch of RV storage units where you buy the unit.

Not sure of size, but he has a 34’ motor home and 2 SUVs parked in there with room to spare. Heated and electrical. Think he spent a little over $400k and they sold out, fast.
