I wouldn’t take it personally. The market is so hot that they don’t have to put on a dog and pony show for anyone. The buyers come to them, and quick. It’s been like that for a while.

All of my team treats everyone with respect. If they don’t they are gonna be working somewhere else.

I agree with others the market is hot and we are seeing who is lazy and who isn’t.

I used to know a guy with “jet money”. Drove a Mitsubishi Eclipse everyday.. never could understand that. Lol
family friend, warehousing money. Had cubic millions, each of his kids got warehouses, contracts, and 10 mil at 21yo to start their lives and make their own money, lol
He wore boots, black jeans, white shirt every day of his life. Drove a van conversion up until he died a few years back. literally looked like he was going to drive behind stores to see what they were throwing out. Was one of the most fun guys Iv ever known. When we would go to vegas or Laughlin holy shit. Suits are still named after them at every Harrahs. Was cooler when harrays was a nice place to go, lol

Hell, I get this treatment regularly.
My wife likes expensive things and every so often she wants a new Mercedes-Benz.
She does go for the AMG.
She looks the part.
Me. I look like the older brother with special needs that she's stuck taking care of.
I actually get a bit of a kick out of the reaction we get from various commission based salespeople.

A couple weeks ago I was at the river pad. Wife, boys and I went cruising through Havasu. Really don't look around much there. We kind of wanted to see what was new and such. We drove around, looking at neighborhoods and what homes were where. We're not looking to move permanent residence, but will probably upgrade riverpads at some point. It has also been near 15 years since my wife and I actually drove around LHC without a destination.
(Damn, the place has grown!)

Back to our travels. We saw a sign for model homes and "open house". If nothing else, I figured it would give me an idea of the modern floorplans and toy garage layouts. We went in, and made ourselves known to the salesman...the gentleman was possibly late 40s to early 50s...and didn't so much as look up from his phone for but a few seconds. He basically said feel free to look around. No other information given, nothing about what lots were still available, really no interest in speaking to me or my wife at all.
Now, I will admit I was in typical river clothes for me...shorts, T-shirt and my work boots. I guess that doesn't scream high-roller, nor is it fashionable. I just find it a bit odd. The river is quite a bit like people in the world of old cars: You really can't judge a book by it's cover. The guys with money, and without, all really look the same. Be courteous to everyone, until they give you reason not to...at least that's what I was taught.

Thank you Stacy, I appreciate the offer. This was an impromptu, why the hell not, kind of run. We have never made serious plans for things like that...that would be way too normal😁
In 2012, we left Needles to take a drive because a monsoon was going to keep us off the water...
Two weeks later we had a house in escrow in Prescott Valley. Not a lot of forethought, best move we ever made. Been really kind of stupid lucky on every house we bought...Better to be lucky than good!

I’m just saying even if someone walks in with cash in hand, gets pissed that questions aren’t being answered and walks out, there are probably 10 other guys behind him with the same or more money. Shoot, those other guys are probably willing to waive contingencies and blow the saleperson to get the house. It’s brutal out there.

Some builders in CA are even auctioning off new build lots to the highest bidder since they are tired of the massive wait lists

I always suggest using a broker/real estate agent to make the deal. I don’t want to be the one acting like an ass in front of the seller/buyer, when the negotiations happen. 😊

I am going to take a stab at it and say you were looking....east and up in altitude about the 1600-1800ft above sea level range LOL......

This was a development, not an individual home. My guess would be the individual probably held a title of "sales associate" or something to that effect. Calling ahead of time wouldn't have really been possible, mostly because that entire area was sand and dirt last time I was out that way, and 5 minutes before I didn't know I was going there.

If I were going to delve deeper, and put my ducks in a row, I'd call up Dave's folks. Two reasons: they know the area well, and I've also met Dave, Stacy and a couple of the ladies in the office. I'm kind of old school, and like to know at least a little about the person I'm trusting to help me make a relatively large investment.

If you go without an agent they usually ask to sign their sign in sheet.. once you do that you can’t have an agent representing you.

My dad was/is just the opposite. He has a bunch of money and makes sure everyone knows about it. Guessing he has 40-50 mil. Fucking embarrassing. Not sure why he is that way. We were poor until I was about 8. Then he started making money. I lived with my mom and step-dad, so didn't have to live with it.

He is not one of the good guys. Haven't spoken to him in almost 30 yrs. Brother says he is different now that he is old. Don't care. Back when I was talking to him I told him if he left me any money when he dies I will just donate to the church. LOL he hates churches or did.

Back in 1978, I wanted to buy a new 280Z.
Dealers were all adding a couple of grand to the sticker, and getting it. I stopped by an out of town dealer who I worked for in high school. Talked to the salesman for a couple of minutes and asked if the owner was in. Hadn’t seen him in 10 years, treated me like an old friend. Had the color I wanted, out the door for under sticker.
Asked how I was paying, said I was going through my credit union. He told the finance guy to give me the paperwork and just have my CU send him the check and handed me the keys.
My first new car purchase and definitely the best experience.
Same experience here…my 3rd 4L60E was doing wierd shit on the way home from Mammoth in late ‘04…I was done with it. I called up MDR Toyota where I used to work (In the shop) and spoke with the GM, who I knew pretty well.

Told him I had $100 down and waited a new X-runner. Gave him a few details over the phone, stopped there about 2 hours later, picked up the keys, signed my name in 3 places, left the POS chevy there and drove my new truck home.

I always worked even if it was mowing lawns as a kid.

Here if you call on a listing the agent with the listing won't talk to you unless you are an agent. You pretty much need a buyers agent to look at houses. Some agents will show you their listings, but its rare.

A friend of my dads cashed out of his software company in 1983 for around $100 million. He is a old hippy. Had hair down to his ass. Drove a 1979 Honda Civic. At the time Vegas real estate was in the toilet. Even in that environment no agent would talk with him. They all blew him off. He ended up buying a large chunk of the Howard Hughes estate holdings for $50 million. He's one of the biggest land holders in Vegas now. In 1987 he splurged and bought a new Toyota 4X4 pick up. He still drives it today. Still looks like a bum. Now worth a billion or so.

I must have the same baller outfit as MW. Faded shorts, stains on my T shirt and flip flops. Got the same treatment shopping for vehicles, houses, and boats. When I bought my Havasu house, I decided I needed a nice deckboat. Came down to 4 manufacturers. I was treated good by 3 and like trash by the 4th. I won't mention who they were, but Nordic, Howard and Conquest were great. I bought a conquest topcat. Strange, but I always got ignored at BMW dealers and MB. Always got treated great at Lexus.

It happens everywhere. Happened to me at one of RDP's most favorite West Coast Custom boat manufacturers. Sad but true, it caused me to never consider or even look at that brand.

In the 1980's the wealthy from Hong Kong started coming to Vancouver in avoidance of the 1997 hand over. Canada had special treatment for commonwealth countries and immigration. A lot bought new Mercedes when they got here. They tend to keep them long term. In fact the main Mercedes dealer, a corporate owned store. Trains techs on 1970's and up Mercedes. They send techs to the Mercedes classic center to learn about the old cars. I see old Chinese driving old S classes and know they are very likely very rich. They service them at the dealer even now.

My best friend of 27 years retired at 50 and just recently moved to LHC full time living off rental income streams. He is now buying up storage units most recently a 100’ drive through off Kiowa with his eyes on the new units getting built off the 95 near Wallyworld. If you’d seen him and his infamous fanny pack driving 20 year old cars to the grocery store you would think he is as poor as dirt. You would be mistaking.

I know a couple of multi millionaires 1 well its not hard to tell he's loaded the other would never know unless you got into talking properties and business drives nice vehicles but no exotics and a normal all around guy not a big flashy spender likes a budget.
Most of my high end clients in Havasu show up in flip flops and RDP shirts. I've never judged a book by it's cover and I believe it's bad business to do so. Whether you are buying a $100k mobile home or a $2m home, you will get the same treatment from Team RDP.

When we were trying to buy a home in Williams it was the builder selling the homes we wanted
We wanted a house and started to put in an offer.
Builder says we need to remove air conditioning

Then he says he has another offer coming in and you need to increase your offer

That offer couldn't get financed lol
Our lender gets all our info and calls our realtor and says we have a picture perfect record and we qualify for any home out there
Then everyone wanted us to buy their home
Nope, you had your chance

No point in trying to sell you on it. Why “work for it” when they make sells everyday with zero effort.

And this is why young female real estate agents with big tits in Havasu are all of a sudden posting Success Memes on Instagram and upgraded from a Corolla to Range Rovers. They aren't selling or closing shit, They are merely order takers. The market is doing it.

It was spring 2007, and a buddy of mine and myself went to check out an open house. We just happened to pass, saw it was open, and walked in.

It was a newly built, modern duplex just steps away from the beach. We found the real-estate broker in the living room. The guy looked like a character out of The Wedding Singer. Very loud, very tacky.

He draped himself over a chair and lazily told us, “The back unit’s the one that’s for sale. I sold this [expletive] this morning for $2.5mm. The one in the back is going for $1.7mm.” We told him we’d check it out.

He yelled, “Buy the [expletive] thing, will ya?” as we walked through.

That was his whole sales pitch. “Buy the [expletive] thing.”

When we came back, we found him asleep on one of the beds.

In any boom-bust cycle, you will find people making haystacks of cash completely out of proportion to their intelligence or work ethic.

When a guy like Mr. Wedding Singer is throwing around seven-figure prices like a paper plane and is making so much in commission, he feels comfortable napping while you view a home—that’s what you call “top-tick.”

Just a few months later, it all came crashing down.

I knew a guy in the OC, 3rd generation hot rod kid. Very talented painter, had done a few cars for a shop I worked with. Sometime before the bust, he and his wife got their RE licenses. They were both model material, and spoke Spanish well. He told his auto customers he was through, showing people around in his new BMW.
Sooner or later, the boom goes bust. By 2011 I think he was painting again.
May have gone back to RE again. Dunno

The girl inside the house ( Really hot I might add) asked if we had an agent and we said yes. She then asked us to sign in. Really? Wife and I just listed our house for sale so we went lookin this past weekend, Went to one with our agent then went to another one without. The girl inside the house ( Really hot I might add) asked if we had an agent and we said yes. She then asked us to sign in. I put my name and nothing else, but I didn't see anything that said we cant have an agent represent us? Then again I didn't really read it carefully.
We have done this many times. Tell the open house host "we have an agent...her name is ..." never had any problems

We did tell her, just not his name, but she still asked us to sign in, now I know! We aren't interested in the house anyway.

To make it clear, bmw & conquest is related but not to my comment about which brand I did not consider buying. I don't want Dave mad at me for saying😉😁😂
