Well, I think everyone here who has grandkids knows at some point ya have to be near enough to spoil them frequently. Just got word that #2 is on the way and wifey is chomping to be closer.

IF you were to move to the middle of TN, say around Mt Juliet, what would you look out for (ie the BAD) and what is the good?

Made the move about 4 yrs ago....no regrets. Im about 90 minutes east of Mt Juliet. You'll be close to Nashville ....airport is right there. Percy Priest Lake will be in your backyard. Center Hill lake about 30-45 minutes away. No state income tax. Way slower pace of life. Four seasons of weather but not a ton of snow. Its usually gone in a day or two.

Tornadoes.

Winters are icy, and itā€™s not unusual to go without power while they fix the power lines.

Hail storms happen regularly. Deer run in the road regularly. Itā€™s common to carry a chainsaw in your car.

Like everywhere else, thereā€™s usually 8 good week of weather.

I'm 138 miles east of TN on I40...
It's green, which means it rains here.
AMAZING people, everyone is kind, and small talk exists. I joke that in LA if someone standing in line next to you says hi, you think they are a weirdo... here you think they're weird if they dont!
Life as a whole is slower (service in restaurants is great, but on a glacial scale compared to LA).
Drivers are courteous for the most part
Roads are shit. Not really all that bad, but tend to be spend more time on tiny back roads vs freeways.
Mexican food is crap! Cuban food fills the void.

Things I never thought of, but do now: distance to whatever medical care you may need. Stuff for hobbies, boating, racing...lumberjack competitions?

Tennessee is absolutely beautiful. I was born and raised east of Los Angeles. What we considered trees and wildlife is in the backyard in some areas. Things may move slower, but that usually means people aren't as wound tight.

My wife has family that moved to Mt. Juliet a few years ago. They have always lived in orange county so the bar is pretty high from my point of view. They absolutely love it and have not had anything bad to say. Creating a new network of friends would be the worst thing you would have to deal with. As far as lake life, I hear that is very different. They like their extremely slow and quiet "patio boats" or fishing boats.

Creating a network of friends has been the most challenging for us. It was also a challenge in Reno and one of the reasons we moved. We are working a little harder at it now, to minimal success. Having lived and worked in the same town for nearly all of our lives, making new friends as an adult is not something that comes naturally to us, but we're working on it.

My Daughter moved to TN last year after graduating college. She lives in DT Nashville, but my good friends live in Mt. Juliet. My daughter lived with them for the first few weeks until she got a job and an apartment.
I've been to Mt. Juliet a few times, but I haven't lived there, LOL.
My opinion, when I first went there, I was thinking, wow, this is cool, sorta country, then I made my way to their neighborhood, it was all new homes, HOA, community pool, and all of the neighbors are friends. They host parties at each others houses, and pool parties. It seems like a pretty cool little town, has a lot to do it seems, and can also get back to your home and enjoy peace and quiet. Been to a couple fun bars there as well, I think it was CATS, that had a pretty good Karaoke and fun bar?
My daughter still goes to Mt. Juliet for the neighborhood parties and Holiday, they all took her in, and call her their adopted daughter, and she calls it "home" now.

I can ask my friends about what to look for, good and bad.

Girlfriends young son lives in Mt Juliet. They were talking about how the house next door the woman's son sleeps in a tent in the backyard. The vibe I got is you can have a row of nice homes/people, then a street over it can get a bit janky. *this opinion is based on what I've heard, have not been there.

I was in Murfreesboro a few weeks back and eh.

Take a look at Franklin. If a large budget Brentwood.

Not too concerned about getting into Nashville on a regular basis look at Columbia or Eagleville. (South of Nashville). Country vibe for sure.

Mt Juliet is very nice. The further from Nashville you are the better the pricing and traffic will be. Nashville's population has exploded the past 10 years so everything is trying to catch up with the growth.

I haven't been to Mt. Juliet in a few years but everyone I've ever met from that part of the state is very nice, I can't think of anyting to watch out for other than distance to medical, restuarnts, and boat storage.

Every time I go thereā€¦ā€¦ā€¦. I see reminders of the movie.

Those boiled Peanuts that are sold on the roadside are just awful. How people like these is a mystery to me.

On the upsideā€¦ā€¦ā€¦ Tennessee is where I had my first taste of Moonshine. It was Peach flavored and strong as hell, served from a mason jar. It wasnā€™t bad.

Gatlinberg is the ā€œWhitestā€ town I have ever set foot in. LOL

I have no experience with Mt Juliet whatsoever, but I wouldnā€™t be surprised if the unofficial Tennessee state flag was the Confederate Flag. I know my BIL has the largest flag on his block. Itā€™s as big as his house. He lives in rural Chattanooga.

Just so I actually contribute to this threadā€¦ā€¦ā€¦. 10 years ago my BIL paid 160k for a new 2100sf home on a half acre. Itā€™s actually a very nice house with a massive garage. The only problemā€¦ā€¦. You can hardly see the garage since he has approx 15 cars in some sort of disrepair all over the property. Along with abandoned boats and miscellaneous trailers. I am guessing the neighbors are fed up with the eye sore. He doesnā€™t care. He calls it Freedom. (He has had many knocks on his door about the flag, but he refuses to take it down) I am just glad he is not my neighbor. I think he has also skewed my thoughts on Tennessee. I mention the above because it seems that there will always be that neighbor that brings the property values down. My BIL is a perfect example. If it werenā€™t for inheritance, heā€™d be in a single wide trailer. My wife has enabled him by addressing ā€œlegallyā€ all the complaints he has received.

Letā€™s just hope he doesnā€™t move to Mt Juliet. lol

Check out Hendersonville. Some neat properties there on the water. Two peninsulas that poke out into the river. Also highly recommend Franklin. Both are close to mt Juliet and Nashville.

That's right as we had conversed before. My family still has a double lot in Ten Mile that everyone has enjoyed since acquired in the early 60's. A lot of found memories on that lake.

Congrats on #2! Being a grandparent is pretty damn cool.
I like Kentucky/Tennessee. Pretty laid back people. Great values on land and most everything. Iā€™d try to stay close to a decent sized airport to get in/out..

My best friend lives in Friendsville right on the river. Absolutely loves it and boats after work many days a week. Its a short drive from Knoxville for Costco trips etc.

His wife is a realtor if you decide that is an area you'd be interested in and I can get you connected.

Some background. He grew up in San Luis Obispo area and left there in his 30s. Moved to McKinney Texas which is a great little town, but after lightning burned down their house, hail ruined their cars numerous times and loss of electricity all the time they packed up. Now he is 50 and has lived in TN for about 7 years, he absolutely loves it.

thats why we left cali after 60 yrs r first and only grandchild......south carolina 1 hr outside ashville NC we live 27 min away from them.2700 sq ft 3 car way cheaper this way east u will love it except they drive so slow its weird culture shock everybody is so nice lol

Wife wants to be about 30 min drive from Mt Juliet so even though Knoxville is attractive, itā€™s a bit too far away.

I have noticed RV sized garages are absolute unicorns back there. Looks like Iā€™ll have to get 5 acres NOT in an Hoa and build my own

Knoxville TN and Louisville KY are my two favorite areas back east. Both are great and tons of stuff to do if youā€™re thinking about a serious change. Iā€™d choose Louisville first.

My daughter lives in Mt. Juliet. They love it. We moved from CA to Cookeville a few years back. It just wasn't for us, so now we're in Henderson. Nothing bad per say...The people were great, etc. Lower cost of living. Had a great house. Hard to explain though. We just aren't Southerners, so we came back this way. I think not working was a big part of it though. We didn't have too many people that we were interacting with, and this made it tough. I would never tell people not to move there, but I would also say it's really tough leaving the place you've built a life in and lived for the good part of 50 years.

We are moving, itā€™s just a matter of when. We have looked all over but it seems like NC is where we are going to end up. I keep sending my wife other places but NC puts us close to her best friend, our oldest daughter. Lol

My very good friend Scott, moved to Clarksville, TN from Alta Loma, Ca back in Feb of this year.

Heā€™s now on 5 acres with a much larger house. He left Cali because of the usual complaints.

He likes the hospitality, the space, the neighbors and the cost of living back there.

He doesnā€™t like the weather, bugs or lack of good paying employment that he was accustomed to in Cali. He was apprehensive about, but also expecting all of those things when he left.

Heā€™s a car guy like me and says the car scene is a huge disappointment compared to socal. They have a lot of shows but theyā€™re mostly small car and coffee events (50 cars) and loaded with newer cars which neither he or I prefer. He says unlike socal where you can drive 10 min in any direction to catch an event back there youā€™re often driving 100 -200 miles and it all ends for 5-6 months through winter. Only upside to the the newer car scene is no smog laws so it can be interesting at times what might pull in.

He says thereā€™s no shortage of 1/8 mile drag-strips everywhere which sounds great to me.

He says on any given night (that isnā€™t windy or rainy) he can hear gun shots in the distance. Shooting is a regular past time and some folks have some exotic weaponry. šŸ˜‚

Soon after he moved there he wanted to add a big garage to his property. He said there was almost zero issue with permits and inspections provided the building was labeled as a barn. šŸ‘

He has admitted heā€™s felt some regret about certain aspects of the move, but has to look forward and make the most of it as he canā€™t afford to move back.

I was bummed when he left, but I knew his adventure would be educational. I look forward to visiting at some point.

Two weeks ago I was out working in the yard wearing a SHOCKWAVE shirt.....a realtor pulled up and started asking questions about my community......He made mention of my shirt....Turns out he was from Yorba Linda and had owned a SHOCKWAVE....small world

after reading this i woulda thought you where talking about your good buddy mouz ...for me its the bugs never seen so many if u leave your porch light on...and the wasp size of a hummingbird whats that all about......one flew into my garage sounded like i was dive bombed by a cessna

Mama is always gonna want to be close to her kid(s). Thatā€™s a wise choice for dudes like you and I to support that strategy lol

NC is awesome. I just love Louisville and TN every time I go.

Homesites can range anywhere from 60k in the hills to 500k up to 1m for waterfront lots. (Size and proximity to the water dictate the cost) There are a few houses for sale in here now that are going for around $320.00 to $350.00 a sq ft. They are having a huge land sale this weekend with discounts for land and amenities. They had a similar one day land sale a few months ago and over 500 people showed up to look at a handful of lots that were being released. That being said, thereā€™s plenty of private party land and homes sales listed on the MLS. If you go to Zillow and search under Loudon, Tennessee the properties on MLS pop up. The developer doesnā€™t list his lots on the MLS, that info can be obtained through the sales office.

Golf membership requires a buy in, then monthly payments. They also have a ā€œsocial membershipā€ that provides access to everything except golf. You do get two free rounds of golf per year with a social membership, plus you can ā€œpay to playā€ golf anytime there are tee times available. Iā€™ve attached the price sheet for you. The listed buy-ins are negotiable.

We have been all over Alabama, spent a week looking around North Carolina but this place checks all the boxes, except 1. NC puts us closer to our oldest, instead of 5 hours.

Is it as great as it looks?

Funny about the garage. When we were there I had a contractor doind some work. He was originally from Florida. He was telling me when he built his house he was a getting his plans approved. The girl looked and stamped. Then he showed her his electrical plans. She seemed confused and called a supervisor. The supervisor told him she approved your plans, no need to break them down. Here in TN he said, ā€œif youā€™re willing to live in it, weā€™re willing to let ya.ā€

What about the slips in the Marina, are they deeded, or leased, or first come first serve?? Looks pretty cool there.......

I like the Nashville area. Cosmopolitan and lots of nice things, and everything is within reach like good hospitals as some pointed out. It's a pretty great area

I couldn't live out in the "country" though, hours away from civilization in TN. Way too "Southern" if you will, and not in a good way lol

My young ass growing up in the orange groves of CA, I heard tales from our Kansas relatives about their Tornados. Later while serving Army Basic Training at Ft Leonard Wood Mo., I played duck and cover as sirens screamed.
I wouldn't live there without a nicely stocked basement Storm Cellar. šŸ‘

Knoxville TN and Louisville KY are my two favorite areas back east. Both are great and tons of stuff to do if youā€™re thinking about a serious change. Iā€™d choose Louisville first.

My wifeā€™s family are all near E Town Ky. Before her parents passed we spent a lot of time up there. Really liked it at first but a few winter and early spring trips did me in. I donā€™t know why but I donā€™t mind the cold out west but it wore me out in KY. Nice place but I like to be near mountains or big water. But yeah I get the wife/grandkids angle.

My ex wife was born and raised in Montana. That was the coldest Iā€™ve ever been. She lives in SoCal now lol.

KY & TN can get cold but without the sharp cold of what Montana was. Love the state but could never get used to that kind of cold.

Well, I think everyone here who has grandkids knows at some point ya have to be near enough to spoil them frequently. Just got word that #2 is on the way and wifey is chomping to be closer.

IF you were to move to the middle of TN, say around Mt Juliet, what would you look out for (ie the BAD) and what is the good?
Funny about the garage. When we were there I had a contractor doind some work. He was originally from Florida. He was telling me when he built his house he was a getting his plans approved. The girl looked and stamped. Then he showed her his electrical plans. She seemed confused and called a supervisor. The supervisor told him she approved your plans, no need to break them down. Here in TN he said, ā€œif youā€™re willing to live in it, weā€™re willing to let ya.ā€
Good point made by cheezpanel. The B&S Departments are much more lax than what many people are used to. Iā€™ve had similar experiences with them on my build. You need to be careful if buying an existing property. I know building construction and how to do it correctly. Thatā€™s why I am building and not buying existing. Not to say all existing is not built correctly, but a percentage are. Specifically, water barriers and/or curtains around raised foundations or basements. In many homes it does not exist and water intrusion is a big problem and expensive to mitigate. Just use due diligence and check things out. My son bought an existing home with a basement that was built correctly and it has been trouble free.

Location will greatly influence the price of the property like anywhere else. On or near the water is getting expensive. As mentioned above, in Eastern TN, Loudon is very nice. Tellico is too, but more of a retirement age community. Farragut is the Orange County of Eastern TN and very nice.

We decided on Dandridge, on Douglas Lake. About 30 minutes east of Knoxville. A little more rural and less developed. But, still close to everything, including grandkids!

Donā€™t know much about Middle TN, Juliet or Nashville. I think my main concern would be to be in an area least subject to Tornados. (Tornado Alley). Only other consideration I can think of would be the Property Tax Rate varies from City/County to City/County. I think the primary factor is going to be distance from kids and grandkids. That is what influenced our location. Good luck, we love it in TN.

I looked at Tennessee but ended up in Texas, check how state income taxes will affect you
TN has dropped the "Hall income tax" on interest and dividends. They listened when people started moving to Texas instead šŸ˜…
