I have homes in Claremont, North Upland and San Antonio Heights. If I were to move out here now I would buy in Claremont, LaVerne, San Dimas or Glendora. Great schools and neighborhoods with values headed up. You can sneak in at $550-$600K for a decent place. Traffic isn't that bad, you can drive from Upland and Claremont at 7:30am to Glendora and be there by 8:00am~8:15am at the latest, not a big deal.

I agree LaVerne is great and so is the good area of Upland, but you can get two to three times the home in Rancho Cucamonga.

Stay away from HOAs! But that goes for wherever you buy!

All the High Schools are "distinguished" and without looking it up , I think I read the new High School Los Osos is top 5 in the state. There are several "distinguished" schools at the area.

Look up the stats, I have 6 grandkids in the schools, they are thriving! Some are still very young, but my guess is they all will be ready to move to a 4 year when they graduate.

That's good to hear. My experience from the 90's and 00's was pretty bad. It sounds like they are making positive swing.
I put no faith in stats, skewed in everyway. Experience from others only.

Moved from La Verne to Rancho Cucamonga 8 years ago. We absolutely love it here.

Get more for your money.

Can't go wrong with any of these areas. La Verne, San dimas, Claremont, Upland, Rancho Cucamonga.

Moved from La Verne to Rancho Cucamonga 8 years ago. We absolutely love it here.

Get more for your money.

Can't go wrong with any of these areas. La Verne, San dimas, Claremont, Upland, Rancho Cucamonga.

If you were to move nearer to Glendora you would be heading opposite of traffic to Ontario and your wife would be close.

I am in West Covina and work in Claremont. Easy 15-20 minute ride each way normally.

West Covina has great schools as well.

I have heard that Los Osos is a great high school.

I would move to the IE.....500 times before the valley. Never lived in the valley, but have had my experience and spent time in different areas up there. No thanks. If it were me, I'd be considering Glendora, San Dimas area, especially with your price range. There are some nice areas up there. Your wife would be set with a close commute, and you would be going opposite and could still side street it if you had to. If you wanna spend less and get more bang for your buck, head East and get out of that shitty LA County. :D Glendora or Ontario wouldn't even be a bad commute from where I am in Corona. I used to drive to Irwindale. Not bad The 71 isn't horrible. The house 2 doors down just went up for 460K. Not huge, but clean. Prolly 12k lot....RV parking....pool/jacuzzi, nice backyard, nice upgrades. Rancho, or anything up against them hills is gonna be windy and hotter imo.

The foreign buyers are driving prices far and beyond pre bubble burst of 2007-8. It's insane!

They are all cash buyers too, and they want quick closing dates. A friend invests in property around Glendora, and he is competing with foreign dollars now.

Lived in Glendora since 99, moved out of mommy and daddy's and bought my first house in San Dimas. Next house will be in Glendora or la Verne. Love the area, and the values of the homes. Always bounce back to solid levels.

My company has offices in Ontario, Cypress and Newbury Park. I'm currently living in the San Fernando Valley and working in Newbury Park, it's a 30 mile commute each way. I grew up in the valley. Thinking of moving to a better area where I can afford a newer (and larger) home in a better community. I've always liked Rancho Cucamonga, and that is close to our Ontario office. One stipulation is that my wife works for LA County and we want to keep her job, so the closest office to Rancho is Glendora, which seems like a fairly close, easy drive.

So I'm thinking Rancho Cucamonga - but how are the schools? Anything to worry about there? I know the direct surrounding areas are much cheaper but I'm not trying to move to another area that turns into the SFV [emoji3]

I was also looking into Simi Valley and Thousand Oaks, but any home I would consider is too damn expensive since I'm looking for a considerable upgrade in size and construction

Any recommendations?

Another thing noone mentioned is I hear water is very expensive in Claremont.

My grandmother lives in Glendora against the hills. She has been there for eons and still loves it.

Claremont water is stupid expensive...my mother inlaw has a 1/2 acre, big lawn, garden etc and her water bill is much less than ours. The city is in the process of buying the city portion back. I believe that the cost of water will remain high until we pay off the bond once it's reacquired.

LA County taxes are higher too. All stuff to factor.

Thanks for all the replies, been away from the Internet this weekend I'm gonna read through them all and do some research. It's kind of a pipe dream, we have a lot of family in the valley and with the kids it's nice being close to family. If anything a move might be a 5 year plan

Not gonna read all the replies because too many one sided responses.

Rancho/Upland/Alta Loma are great areas with low crime, great schools and plenty to offer families. One advantage over LA County is property taxes are cheaper and one HUGE advantage over Claremont is water rates, the peeps of Claremont are getting royally F-ED over on their rates. Search the areas and go with what you budgeted for, IMO any of these areas are great and accommodating for young families.

I really dig the Rancho area. Really all the cities along the 210 west of the 15 are nice IMO. I have friends in La Verne and Claremont. Really nice communities but smaller older houses. Etiwanda school district is fantastic and Victoria Gardens has done a great job keeping the nuckleheads away. The 210 has traffic but is still the best of the worse. I drove from Rancho to Irwindale brewery for years and honestly I have had much worse commutes.

I would be looking at a max of 600, around 550 would be the sweet spot. I can sell my valley house for 500-525 right now. This is just exploratory right now, my wife likes Ventura county but I like Rancho / surrounding areas.

We live in Rancho above the 210. Most areas above the 210 are really nice. The schools my kids go to and will go to are 9,10,9 and awesome!! The area is safe and the people are awesome!! All cities have crime we are just more aware of it because of social media. Which in turn has helped bring the bad guys down.

You left out the part about the 91 freeway :)

45 minutes tops on the worst traffic from the orange area (unless there is a fatality). I didn't leave out anything.

I've lived in North Rancho for 17+ years. My wife grew up in Alta Loma. It's the best area in the I.E., in my opinion. If you plan to get a CCW, stay out of Claremont, it's LA County, older homes and higher taxes too.

Check out North-East side of Rancho. Try to stay north of the 210, property values and schools are better there. It's against the mountain, a little higher elevation than the rest of the city, I'm at 1,550 ft. All that said, the crime is rising everywhere. Don't get anything near a freeway on-ramp, higher crime wherever you go in SoCal. I'm in the corporate and professional protection security business.

I'm partial to Upland as you are to Rancho, Rancho's schools are from from "superior" to other cities, Rancho's High Schools are all controlled/run by CJUSD, Upland has their own PD where Rancho uses San Berdo Sheriffs, Rancho is huge so like Ontario the tax dollar is nice BUT unlike Ontario, Rancho is financially in trouble, they keep that on the DL but it's known they are hurting.

As I said earlier the OP should consider Upland, Rancho or Alta Loma IMO.

Ditto...I don't even live there but have relatives that do and would not hesitate to live or raise my family in Rancho....It is a very family oriented community. Anywhere north of the 210 fwy in upland, alta loma, RC, will put you north of your budget of 550-600k

I'm in hunters ridge off the new exit on the 15 fwy Duncan canyon (yes its windy during the season) and houses around us are 500k+.

Well to be honest, where he is going to want to be looking....there isn't any "new" construction anyways and there is nothing there under 2000sq. He isn't looking for a smaller house than that.
