So people can correct me if I'm wrong, but I got word from some Mormon friends that the Hurricane area is a polygamous community?

Out towards Colorado City is where the FLDS church was. The Jeff's family and all that.

Hurricane is pretty normal.

Drove out with the family a couple weeks back and spent a couple days driving around as well as looking at homes. Checked out Dixie springs, pecan valley and hurricane.

Beautiful areas and if you are looking to be out side of town feet away from riding/boating sand hollow is your spot....Pecan valley is going to end up being really cool and expensive when everything is said and done. Phase 3 is one of the only spots in the state set up for nightly rental and being next to sand hollow i imagine wealthy people from other areas will build some monster houses with huge garages and rent them out. That didn't appeal to me i don't want weekend visitors in my neighborhood.

We actually have decided on the Washington area. We really like Washington Fields and how new everything is and how good the schools in the area we are looking at are. Hurricane will give you that small town feel but you are going to have million dollar houses next to run down shit box houses. Shopping and restaurants are pretty sparse and a wallmart is the local grocery store. Washington has a ton of stuff and it's growing like a weed.

Real-estate is bonkers out this way.....Lots that were sub 100k 6 months ago are now 170k+ . If you don't get your name on something today there is a good chance it will be gone tomorrow.

If you really wanted to cash out and steal property there we should have moved 3 years ago. It's not so cal pricing yet but that is changing fast.

So basically we are going for it......plan to list the house at the beginning of may. We think this is the best plan for our family and the two of us feel like it will be the best choice for our son. We are very fortunate that our son trusts us as he is 100% onboard after touring locations. He actually liked the same area we did the best.

We have put $$$ down on a lot and have found a builder with a plan we absolutely love. 2700 sq foot single story 4/3.5 with an oversized 2 car and a 41x15 rv garage on a 14k lot. We should be into the build about 640k not counting backyard. (i'm gonna start a go fund me for a pool once we move in...hahaha:D)

So this is the st.george bike park and skate park that the city built....kid had a good time at the skate park and was bummed we didn't bring his bike...lol

There around but you probably need to be further out like hurricane. Buy soon if you can swing it.

To give you an idea in the area we are looking to build they had a big corner lot that is a little under a half acre and the lot is 250k. I talked to the developer at pecan valley and half acre lots started at 350k.

Everywhere now Feds took over Colo city and confiscating homes owned by the FLDS church and selling to cover all the law suits from the perv Jeff’s lots moved to all over Southern Ut we have a lot in Cedar city there pretty quite

Temps look kinda inline with what we got here. Getting tired of this So Cal shit too man. I think Az would be too hot for us....Texas too humid.

Congrats..... I'm sure that was a lot of work in a couple of days.

What are builders getting per sq ft? Those are some crazy high prices on lots, I thought my 1.3ac lot in hill country was pricey in TX.

looks around $170 a sq foot. This house comes pretty nice but we will be upgrading a few things.

There was a really nice new build that we liked in pecan valley estates. Just completed and sold in a couple days at 620k. I spoke to the developer and he said that same house would now be 750k due to the cost of lots now and building materials....i'm like thanks im in the wrong place...haha

I think this will be the 4th completed house in phase 1. When i called they were already almost sold out of phase 2 and phase 3 were way more due to the air b and b zoning allowance.

yep.... I love where we live but its time. Nothing bad to say about crown town its been great to us but sometime you gotta mix it up. I imagine you are just like us bought at the wrong time and didnt expect you would be in the same house forever. This was supposed to be my moving on up house until i could afford a bigger one...haha

my two cents..........I've been in southern Utah since the late 80's. Came here from So Cal (Upland). The east side of Washington county ( Hurricane, Washington, Washington Fields etc) are no better than Orange County was a few years ago. If you are spending $640,000 look at the west side of Washington county -Ivins, Santa Clara, Diamond Valley, Dammeron Valley. those areas offer a lot more bang for your $

Isn't that on the Utah side of the border?
Az one side Colo on one side Cen on other I was told that none of the homes are finished/ finalEd is they didn’t have to pay taxes until the so called church owned them all

Just wondering, hasn't there been some issues over the years with the Virgin River flooding ? Are most of the areas you're looking at, well above any flood dangers ?

that was like 20 years ago? It was Santa Clara river area it did take some homes ( 1 I worked on ) I think down in Mesquite it flooded a little

I just thought I recalled pics of some Mormon's getting washed away in a flash flood.
Some flooding in St George this past summer, just curious what areas have the potential of being affected.
I know where I live now, it would have to be a 40 days and 40 nights, with Noah floating his boat deal.
But Fire, is another matter :eek:

Some flooding in St George this past summer, just curious what areas have the potential of being affected.
I know where I live now, it would have to be a 40 days and 40 nights, with Noah floating his boat deal.

That was bad the 2 rivers join in St G then go down the gorge I drove down where it exits the gorge it was kickn ass also Flash flooding in Colo city never found some people I belive it was monsoon

crazy how much lots are going for out there. 350k you’re scratching into the top of the nicest areas in riverside overlook area. Seems all the states people are fleeing to have reached “SoCal” pricing in regard to inland areas.

Yup....15 years later, we are barely making a little more than what we paid. Feels like swimming in a circle. Hard part to making a move to where you are looking....I'd probably take a 60k pay cut.

I appreciate the info. I have been searching the entire area

I think the issue is what i'm looking for. 2500+ newer single story with a big ass attached RV garage....I don't want a project or a house i don't love and the big garage is a must.

My wifes dad lives in old ivins and honestly i wouldn't want to live in his area. I do like some of the newer developments out that way but anything with a rv garage is starting about 100k++ more than Washington.

Without it I'm not sure a lot of companies would have realized how feasible the work from home model is.

Apparently nobody has told you guys, but Southern Utah has been closed. We're at max occupancy and can't fit anyone else in. Ya, it really sucks, but what do you do? There is a scam going around that builder will say they'll build you a home. They just take your money and run. Just like the car insurance call everyone gets. Don't fall for it..

I know you're in the insurance biz.... so are you just gonna work remotely? I should ask my "tax professional" but if you are working remotely from a CA based company, do you still get hit with CA state income tax?

what are property taxes like in UT?

We have a union in Utah but my pay would go from 56 and hour to like 18 BUT money isn’t everything. I just can’t leave my parents.

I know you're in the insurance biz.... so are you just gonna work remotely? I should ask my "tax professional" but if you are working remotely from a CA based company, do you still get hit with CA state income tax?

Here is essentially the same floor plan we would be going with. This is version 1 and they made some tweaks that we like to the newest version. that safe door was a $1600 option and i know thats up your alley...lol

Per my tax specialist @shintoooo since the company is set up in ca i will have to pay CA taxes and then file a non resident tax return and be refunded.

Property tax there is very different seems like it works out to about .40 percent of value. They were expecting property taxes on a 600k house to be less than $2500 a year.

Also the location i am hoping to build has some of the cheapest power in the nation (dixie power) They said its way less than ca to the point solar doesent make sense.

As a kid that was born and raised off Irvine blvd and prospect in tustin I knew you were a baller when you showed the house and location you grew up at....haha :cool: :p

You would pay CA taxes..... With that said I have crew guys that travel the US and work in many states throughout the year and they claim their home state only and the business is in CA.

dang the house in that link is right up my alley... just would love a bigger lot... and RV garage would need to be 50' deep.

So as in refunded.... you get your CA state taxes paid back? or am I missing something. I really need to look into the tax stuff..... would be cool if I could just transfer the corp to wherever I move, and any agents that want to stay in CA can stay and do their thing, but I would love to get away from paying CA state income tax personally.

that is awesome on property taxes and energy costs.

In order for him to not pay CA taxes as an employee, the company would have to register as a foreign entity in Utah and then withhold UT payroll taxes. Since the company is not going to do that, he will pay CA taxes. He would have to file a non-resident CA tax return to get a refund for those taxes and he would have to file a resident UT tax return and pay UT taxes.

thank you for that info.... does the refund equal the full amount you pay in CA state taxes?

@Cole Trickle what would the "river" plan be for the new location? Looks like Washington UT is between Powell and Mead, around 2 1/2 hours either direction?
