From what I have been told, the TVA is very difficult to get a dock approval from. So the lots are dockable but its no walk in the park. Lots of people have RV lots along the Tennessee river, they are cheap but prone to flooding in the winter and spring which doesnt matter to the RV people because they just set up on them during the summer. We looked at some a few years back, power meters were mounted on telephone poles 20 feet off the ground.

Don't know about Kentucky Lake.....but up at Watts Bar lake, TVA was not too difficult to deal with. It's about a 4 month process....My TVA rep kept in constant email communication once they received my initial application. He even made alterations to my application that I didn't ask for initially (being able to draw lake water for irrigation). Super easy process....I though so any way. FKN California would have been 2 years to approve it and probably would have found some Flea or tick that was endangered and shut the whole process down...HAHA🤣🤣🤣

Where are the lots? I have a home on Kentucky Lake.

I put a covered dock in 2 years ago. TVA was pretty easy to deal with. The dock builder was more of a pain. TVA will not let you put any permanent structure below 375', which is the height of the dam. All of the land between my property and the lake is owned by TVA. You are suppose to leave that land in it's natural state, so they don't want you to cutting down trees or clearing brush. Some still cut down some trees. I hear it a 1k fine per tree, but not sure. I brush hog the TVA land about once a month to keep the snake population away.

There was one property that cut down all of the trees so they could have a view. Word is TVA made them replant trees and fined them a bunch of money. Not sure about the fine, but I have seen the replanting of trees.
