Just got a quote for 2300 sq foot rv garage , on my lot next to my current Lhc house. Lot is graded, compacted, no elevation issues,....160k. Nothing exotic, 200 amp panel, 14 doors, just can’t believe the price these guys want for these things. Anyone getting any realistic quotes?

They aren’t hungry right now, bet the lead time to start is 4 months... just wait, six months and supply/demand will be in place and beneficial to your pocket book.

I’m having trouble even getting a call back to get a quote for a rear garage door installed on our RV garage on Havasu place. They definatley not hurting for work right now.

It’s crazy! Lucky you got a call back!

seems like you could do it your self hire concrete guy, Framer’s, stucco, roofer and an Electrican with out the mark up

but if it helps I can do it sight unseen for $65 a foot - RDP special ! I’ll even throw in a hat and a t shirt.

First quote, hopefully get 2 more if they come through. No way in hell im paying 70 sq ft for a garage.

That’s pretty close to the going rate in Havasu today. That’s a huge RV Garage. Try trimming it down if you can get by with less? Most builders still have huge backlogs so they’re not really willing to compromise right now.

I’d definitely wait a few months, and see if demand drops off, or owner/build and hire the subs as needed

I did the owner builder on my RV garage about 15 years ago. Times were different in Havasu. But I would do it again if I had to pay that much $$$$. But I would wait until I retire this time. Driving back and forth every week got old. :mad:

I did mine myself. The guy that did my plans helped me by getting the permits for me. It was pretty straight forward but some of the subs were kind of flakey to say the least.

Fuck that’s stupid I should add a az lic there framers plasters etc are subs Just watch the Rivera 260 for house garage shell framed in one day owner builder get it done under 60grand

I don't think you'll find it much cheaper, that's a huge double RV garage.

I’ve run the real rough numbers and at 160 that sounds damn close to doubling cost of subs.

That being said we’d need to see the property and your drawings. No idea what the engineer went with, how far the new build is from existing house etc.

Still sounds crazy high to me.

When I was looking at buying then adding an RV in 2015, average cost was 60-65
so your price sounds reasonable

Not sure how this relates, but two popular home builders just raised the price on their mid level house, from 299,900 to 314,900 in the last month or two. Both of those do come with about 1,700 sqft RV garage.

In Vegas i’m planning on doing mine and as an owner builder it’s gonna run me about $72 a square foot the contractors here one 130. And mine just has 11 foot ceilings on the inside and about 950 ft.².

I finished mine a year ago and the cost was right in that range. I had to have part of the existing garage demo'd and then the area graded, compacted, so maybe a little more work there then yours. Then had double RV hookups, bathroom and a loft in the build. Andy at Johnson-Manley did mine. Great guy to work with. 928-727-8839

What are the steel buildings laws or restrictions in havasu? Can you even have one in havasu? And when will "joe" tell us how much cheaper he can put one in for?

All you have to do is get one sub to give you a quote and you will know where you are at. You estimate in your brain one trade with what you think it will cost then get a quote from a sub. When that first quote comes in 2.5 time higher than what you think it will cost because you are getting 'owner builder' pricing, then you can just extrapolate that up the sub chain... On the other hand you might be pleasantly surprised with your guessitmate and can proceed and beat $69.56 a sf.

The most money to be saved will you physically doing all the work or having the labor to cut out the subs. Second best way will be to just sub out the most basic work to get you dryied in (floors wall and a roof), then you physically do everything else (doors/windows/electric/interior)...

its 105 today and no break until October... you couldn't pay me 69 a foot to do it....

Ended up buying one with RV garage but now cause of limited side access will need to get rear RV garage door done for pool company to get access to rear yard or try to get one of the neighbors to let us access through their yard and break some of the rear wall. After seeing this pricing though even with this hassle I’m glad we found one with the RV garage done already.

Wife finally convinced me not to purchase a vacation house in Havasu. We did not want all our vacations in Havasu. Purchased ToyHauler and have had some great vacations in it!

We agreed retirement house in Havasu, but that is completely different cost structure then a vacation house.

Yea if you want an RV garage, you are money way ahead buying the house with it unless you are going to do it yourself.

Just curious, do you have a pool already, or have you gotten any pricing? If you think $70 sf for an RV garage is high, I'm wondering how you'll feel about pool prices? I know I'm amazed at what it seems like everybody is asking for things in this town. From used 540 cid engines to new houses at $400 sf. But, IMO, if there's a market for it, why not? Supply and demand, what a country!

No pool yet. We have gotten a couple of quotes so far and they are in the ballpark of what I was expecting.

My 42W x 52D, 16’ walls, 2-14’x 16W doors on front, side door 12’x 12’, with 1/2 bath, heat, completely finished, was $55sf. Paid my retired contractor buddy 10% to oversee the whole thing. Total cost was just shy of $125k. But it’s also metal exterior, not stucco or siding, in N. Idaho

Im in Murrieta- I got a quote to build my garage, already had a graded pad, 40x50 with 14’ walls, 3:12 pitch, comp roof, no exterior siding, doors, windows, interior finish, or electrical in the quote. It was approx $42 a sqft. That was from G.E. Gumonville construction- he built my house. I know he's licensed in AZ Because he builds the In-N-Out‘s.....
I Ended up going with a steel building for $26 a sqft.

Thanks for the replies, I will update when I get my next quote. Talked with my neighbor, he said he paid 58 sq ft and that was with a good amount of dirt work to get his elevation correct. I will reach out to a couple of the suggested people above.

I'm building my new house with a one car garage just because.

It would be interesting to know the breakdown, how much of that is for demolition and disposal of existing concrete and how much for the retaining wall?

Yes lumber has went up in price but your labor price is way below the Cali wage don’t get audited there not enough labor and materials receipts
