@NicPaus I'm getting estimates on replacing this section of underlayment of my roof and resealing vents. Keeping the tiles but I'm sure replacing about 20 of them from being broken....

Its about 1056 sq ft. Do you have a ball park what I'm looking at price wise? I'm not sure if I'm getting taken advantage of. I feel a lot of people are getting shit fixed and pricing is reflecting that due to the rains..... I might just wait for summer lol

I tried to get out of doing roofs years ago. Only do them on my personal projects or part of big jobs that need it. That said I have 8 Guys sheeting my Cousins house today. Tore the roof off yesterday. Helping her out as the roofer I was referring quoted her $38,500 and her other quotes were similar. 33 squares composition shingles. Half of it needs to be sheetfed.

My moms house in south oc will need a similar deal too she got quoted about 30k. Guy tried to tell her all her time would need to be replaced.

I looked at tile it’s flat eagle tile and wife works at a roofing supply and it’s available. She may have 15-20 broken ones.

She called place back about price and tile is still around they suddenly said they amend quote and they must have made a mistake lol. Told her just taking advantage of older people.

LOL sooooo how much dud you save her cuz i got a quote recently that was about that much. HOLY STICKER SHOCK that was out of my budget

I left the state and the trade too soon I guess!

Thanks.... Its something that most homeowners don't deal with, so who knows what the price should be. Just my area I'm looking at 13-16k depending on using paper or peal and stick and reusing existing tile.....

I will post up cost when they finish.

Last month or so We did my brother's roof. His was 15 squares. Replace some wrotten wood and fascia in some areas. Sheet the whole roof with new radiant barrier osb. Cool roof shingles. Paint all fascia and 8" of the osb edge before drip edge goes on. Dump fee. With permit. He said it was around 8K. I donated my time but didn't do any labor on roof. Just lined up everything and hauled the load.

For 10.5 squares it's around $400 for the ice weather shield peel and stick. I would say $1000 in materials total at most. 5 Guys 2 days.

But that pricing is in line of what I am seeing. Crazy to me but I have heard worse. My River neighbor needs a remove re paper and re stack. 2k sq ft house in riverside. Quotes around 75k and 110k with new tile. Her BF my buddy is having a crew do it on the side for 25k he told me. He is also a Contractor. So almost 50k profit on 1 roof. Not bad for a week of work. Lol

Not a bad price my old Fullerton house was 15 squares I had to sheet the roof think 55 sheets but it was only like 5-6 bucks a sheet. Shingles were only 37 per square for 30 year(got deal from place we bought out hot mop material).plus couple misc other stuff for shingle roof. Had to love 2008 prices

Today would be double that easily. Yeh I had to do the labor I tore off half the roof 1 layer of shake one of shingles. I paid 500 to have someone else do the back half.

Roof leak repair - $750-$1,000

Min Roof repair, $1,500- $2,500

Tile roof relay... $5.00-$7.50 per SF

Comp roofs, many factors into equation
same as tile roof relay

Commercial roofs.. too many factors... $5.00 - $10.00 sf

I've completed Commercial roof systems at $25.00 sf..

IMO, too many SHITTY roofing contractors now...

Roof leak repair - $750-$1,000

Tile roof relay... $5.00-$7.50 per SF

Well, it seems that all the ones that showed up are double that.... 1056 sq (little more for than that for waste) for just new paper or peel and stick , reseal on a couple of attic vents and tube vents and relay existing tile is 13-17k.

Yeah. I have not seen $750 a square in a while. Lucky if you can find $1000 a square. All the bids I am seeing what you are.

Get, minimum 3 quotes

make SURE quotes use same specs (material, underlayment, roof flashing, size, gauge, tearoff, plywood, ventilation etc)

Just basic asphalt shingles which used to be $10 a bundle are now $42 a bundle. Takes three bundles to make a square (10x10)

Roofing materials are crazy expensive and workers comp rates are too. I think roofing contractors pay super high workers comp insurance.

thats if they are insured.

add Liability insurance, vehicle, mold, hazard, umbrella, 1mil, 2 mil, 5 mil

Buying the Shingles from Chris at JB. I figured $155 a square. 2 minutes from here. Been Buying roofing from him for 20 years now.


For comparison I did my Aunts roof which is 5 minutes from here 20 years ago. Back then you could get 40 year Shingles 4 packs to a square. Her roof was 100 sheets of plywood. Same size as this roof. Her bids were $13,500-15000. I helped her out and did it for $8800 and made a thousand a day.

I remember helping a buddy in Upland remove his roof. Composite laid over shingles.

A man my size doesn’t do well stepping on a one by four. Fortunately my trailing leg caught a rafter and I didn’t go all the way down to the ceiling but wow that hurt.

A cousin convinced me to just do the roofing on the two sheds we build in my back yard. One for storage 8’ side walls and one is the kids playhouse 6 1/2’ side walls… he can do everything, no biggie. Me on the other hand, damn takes me for ever to get down 😂 new respect for roofers. I couldn’t cut it.

Don’t mind the weeds. Having to do 1 project at a time. Painting is next… but yes, the house and garage roofs are due shortly after 😔

No doubt there are variables. The sq ft is roof sq. Did you see the photo in the first post? That’s the area. 2-3 vents, 2-3 plumbing pipes and 2 short valleys.

b. Tying in at two ridge. Two - three additional rows of tile require removal.
c. Roof to wall section requires tye-in.
d. Solar panels... many solar penetrations at this area. Double flashing required.
e. Tile maintenance on remaining house.
f. Garage Roof gable steep. Does not allow ease of access.


Three quotes within $3k. Sounds fair.

Review each contractors specs.

Check references on all 3. Make sure contractor has minimum 1mil "General Liability coverage"

I'm OLD SCHOOL!!

Peel Stick and Synthetic underlayment requires PROPER ATTIC VENTILATION.

I prefer,
Two layers of 40# felt or Modified Fontana G40, will last 40 years. Still recommends proper VENTILATION... but.


Ohagin vents mounted High and low.
When mounted High/Low, code allows 1/300.

Ohagin has Vent Calculator on their website.

These are questions you should be asking your awarded contractor and or quailfy them with these questions.


Architects like NEW SHINNY things...

Thanks. I have a lot of those ohagin vents so I assume I wouldn’t have a ventilation issue. 🤞

Removing Panels are not in the roofers scope.

The building is 1000sqft.
I want the old material removed and the 4 vents (circled in blue removed), one was for a gas water heater and the two other I am not sure what they were.
What is a fair price for a 30 year asphalt roof? What would a metal roof cost?

You need to know the roof sq. But a guess from what the prices I received my guess would be $10-12 a sq ft with no new sheeting. But could be more than that too and I wouldn’t be surprised.

Removing Panels are not in the roofers scope.
You can expect in the range of $0.60/w for R&R. $0.25 to remove and stack on site, $0.35 to reinstall.. (that should include basic consumables like butyl, gaskets etc..any mounts etc that have to be replaced would be added). Just a solid ballpark FYI on this. Depending on if another board member was your contractor and helping you with this or not I can give you a few names to call for bids.

Yep Im with State Fund C-39 my current rates
under 29 Hour 80%
Over 29.00 Hour 43.21%
No loss run 20 years fuckin joke!
