I tore off and resheeted our house and shop 2 years ago for under 20k.. Our lowest bid ( for just the house was 22k - 30 yr..

I put Presidential 50 yr on both of them..it took just about 40 squares..

Yes. Prices are kind of nutty now.

I pulled 25 year old presidential off that was wasted on the front and half used up on the back.

Shingle warranties have more strings than a box of tampax.

Ive seen 27 Degrees of delta where it used to be 1-1.

Upper left is sensor on the roof - upper right is upstair 330PM. No AC

Windy season is coming. When it starts to howl, see if you have a good size area missing It’s common for this to happen when it’s windy. Then turn it over to insurance 😉
That’s what my river neighbor is doing. I should’ve charged them for demo because half their damn roof ended up in my pool.

I have a Fire Treated Heavy Shake roof that is fine shape, insurance company wouldn't insure it, so I changed insurance companies. Ended up at State Farm, cost was less than Nationwide for the previous year. They also got 8K of other insurance with the deal. I "used" to have an independent agent that I sent checks to for the last 45 years, different companies about every 5 years. Changed owners several times and I found that no one was looking out for me as the original folks did..

Yup, I know the 50-year Owens Corning system requires using all their underlayment products, inspections and other details for their 50-year warranty on shingles to be valid/honored. Roofing "system" is right.

Also make sure the contractor's insurance is in good standing by calling the insurance company. Just because the contractor purchased insurance for licensing purposes does not mean they paid it! I recently did this with my tree trimmers.

For sure and good advice, I checked these guys out pretty well and even had a tat with the guy a year ago we reconciled.
Guy hung me out to dry on an estimate appointment - and I called him on it and he made good. Handshake and done.

Another good thing to insist on is a continuous work clause in any contract - no leaving during my job to finish another.

These guys showed up HEAVY with like 15 guys and slammed it out in 2 days.

I know prices have shut up. I did my old home in 2008 was 15 squares on house garage was separate. I wanted to save money so did myself but also have roof experience. Tore off 2 layers on backside paid to have front taken off.best 500 spent.

30 year shingle was 45 bucks per square paper was cheap needed 55-60sheets of plywood was 5 buck range then. Think said and done was under 2500 bucks.

Current home has a fresh roof 2 years ago but this one is alot more squares for sure 1900 sf home roof has couple valleys and attached garage. But if needed to do and get a 30k quote bet your ass I’m going up on top with a couple of staple guns and get shingling

after 47 years in the Biz... I still haven't learned ANYTHING!!

1975, 30yr shingle was $24.50 sq.
same shingle today $135.00 sq. and 25% lighter weight...LOL

I'll check my garage for the RDP 75% discounts.... which only applies after I marked the cost up 100%...

hopefully this Ancient Oldman can help out somehow....
maybe donate a nail or two..LOL

I had my guys do my neighbor's house and it was still like $12,000 for a basic 3/2 with garage and carport. He got bids from a few other guys and asked if I could beat them. Amazingly I was slightly less.

I'm looking to replace our roof. Can't believe how expensive it is. :oops:

House is 2100 Sq Ft. Quotes are coming in at $20K-$30K.
How do you have a 2100 sq ft house with per the quote a 3700 sq ft size roof?

I just had to do 1/3 of my roof in the mountains and the best I could get was $18K for that third. Was about the same roof as you as far as remove single layer, replace a few plywood boards and reroof with comp shingle 50 year.

For $18k I felt I should have gotten a whole reroof plus enough left over for a tip.

Dang that’s a jump but I know when I got mopped showers
I seen the price of kegs of tar really jump up. Like said earlier did my roof in 08 got some oak 25-30 shingle for 47 per square also got a deal then too.

Had a historic house in SD. 15 years ago tear down of 3 layers and plywood with “50” year shingles was less than 10k for 1500 sq ft house and “stable garage” (original roof from the 20’s). Last week with knowing the owner, is was 2k to fix some tiles that the monkeys fumigating the house broke (different house). Yeah, costs have gone up just a wee bit. Shintoo maybe try Alibaba for prices? 🤠

I had one layer torn off, new roof and new package unit A/C done in January 2016 for less than that.

Find a house flipper and get the number of "his guy" flippers don't pay retail.

Didn’t read all the replies but the prices Shin is getting sound about right to me.
We paid 15 something for our 2k square foot Florida home that has an attached boat deep garage in summer of 2020. That’s for 30 year architectural shingles.
We didn’t need any plywood replaced but newer building codes dictated that the plywood had to have the nails doubled up. And that had to be inspected before the new stuff could go on.
Not one person on the crew spoke English.

Probably not less than comp but you may want to look into a metal roof.
We did a metal roof about 12 years ago and really like it. Looks like concrete tile but way less weight and a bit nicer look than comp.
Easy to walk on if needed.
If your looking to sell in 3 to 5 may not be worth the investment

3rd quote came in at $32K 😢🤣

He started at $36,500 but said if I sign a contract by Monday, it’s $32K.

Good news is he went in the attic and checked around and I have no leaks plus he said I already have plywood that’s in great condition. I think plywood alone costs $5K for this project.

My brother just did his pad at the river in parker, 1800sq ft house by an old high school buddy. I think he payed $1500 for labor and I forgot what material was 3k or something. Dude has done most the big house clay roofs along big river and many in parker, only problem is he disappears when he gets a few bucks.

i still can’t believe your getting roofing prices instead of a new insurance company, I thought accountants were good at saving money?

My homeowners went from $2,000 to $5,500 because we live in a fire zone. I switched to state farm and they are at $2700. Farmers quoted us at $4,900, AAA $5,200. I would rather get a new roof now than pay an extra $3,000-$3,500 to my old insurance company or a new one.

We need a new roof regardless.

Been out of town, but 1 definately out of my service area. Looks like the quote is in the 600 range, seems a bit high for a simple shingle job, but then again he is calling out inspections which definately add a bit. I might be looking to get it under 500 a square though. Roofing products have exploded the last 2 years and labor certainly isnt dropping, but absent something crazy 600 is too high.

But lets clear up some of the crap being said. The roof can NOT be used in the federal tax credit. Shintoo knows this for sure, but others are reading this crap. No doubt your buddies took the credit, and most of the crooks out there tell you you can. But if you were to get audited, it would be a no go.

Yes you should get the solar even if you only plan to be there for 4 years, it will add value to the home, if owned and installed reputably it is worth every bit that you paid for it.

Yes use a company that does both, that way you arent chasing 2 companies trying to figure out who is going to honor the warranty. If I do your roof and your solar then I am going to be responsible regardless. Look for that company, but honestly most are sub contracting the work, if thats the case who are you looking to for your warranty.

I had my roof shingled with asphalt in 2003 with “30” year. The roof still looks great.
I paid $5800 back then, for a 2100 soft with 2 car. (Tear off reshingle/ all wood underneath was like new.)

The first roof only lasted 20 years.

You better have a client as a SF agent or I'll be a little butt hurt!! ;)

Side note, can't wait to hear all the threads next year bitching about homeowners insurance, prices will either triple or you'll be canceled by some major players. You should see all the rate filings on hold right now, once our SHIT bag of an Ins Commissioner is re-elected in Nov they will start approving the back logged filings. Unprecedented rate increases and 2 major players leaving the state... next year will be crazy in the insurance world.

Got a quote from a "cash" guy for $15,200. Two of my clients have used him and they were happy with his work. To be honest though, I would rather go with a licensed and insured guy. The under $20K guy told me that he would work with me if I got any lower bids so I just contacted him to see what he's willing to do as far as price. We'll see what he comes up with. Almost there.

I can't thank Rick @rmarion enough for his help with this project. He has reviewed all my contracts and sent me questions to ask each and every one of the contractors to make sure everything is going to be done up to code and the right way. Thank you Rick.

Well, the $19,900 guy just contacted me back and went down to $18,400.

I think this is it although I have one more quote I'm waiting on. I don't think anyone can beat this.

This...this and more of this. You may not get caught, but people do get caught and it opens up a massive can of worms. There are credits for all kinds of stuff, especially now under the new IRA....however these kind of credits do earn a second look. Companies have been sued over claims regarding taking tax credits for shingles etc. Some of those morons are stupid enough to put it in writing.
