Call the guy from Bar Rescue?
I used to go to a bar on Merritt Island a lot. Before it closed. In my time there, the lady proprietor, who inherited the bar from her dad, told me the the story about the Bar Rescue guys doing the show at her bar. Short story. She said he sux. And now the bar is closed.

He tried to change the name and image of the Canyon Inn in Yorba Linda. They ended up changing most of the bar back to the way it was.

you can give any failing business a facelift all day long. but if you dont change management or the work coulture of the place, It is still doomed to the same failure it was already predispositioned for.

Roadrunner is not that story, it is different. it has a chance, to my knowledge it was not a failing business, just a run down one that needs some fresh blood.

True, but for Parker businesses Roadrunner does pretty dam good year round.

The land is worth far more than the hassle of running a business.
How much do they want for the name “Road Runner”. And can the liquor license transfer to another location?

I could see someone moving it to Havasu or Bullhead city. Parker’s closed😉

I've never seen so many grown men complain about a bathroom, take a pee and get out. No one goes to river bar because of the clean bathroom. 🤦

No shit.

RR bathroom has always been better than what Sundance had back in the 70s before the fire, even after the fire the septic system couldn't keep up with piss output on the big weekends. Aways about an inch of piss to wade through to get to the urnial. It was easier to just jump in the river.

Hopefully it stays a bar like they are saying... I met the previous owner of Sundance in Cabo in June. He said he just found out that the the 3 guys that bought it from him and promised him they were going to "remodel it" and "bring it back to its glory days" had just put it back up for sale with plans to demo the place.. He was PISSED!!!

Lmao. It’s deeded land. For the 20th time in the five threads and the mls listing.
More than likely the confusion with Leased vrs deeded is the Bar is leased by family back to family members.

I'm thinking is just a liability business model. It should have never been put out there in the 1st place.

Thats not exactly what happened with Sundance. I know one of the new owners. Things definitely didn't go as planned.

He did a bar in Canyon Lake, during his "reconnaissance" mission, he witnessed a lot of golfcarts coming and going to the bar, and self determined that it was a golfers bar and renamed/renovated with a golfing motif...what he didn't realize is that everyone drives golfcarts here and for the most part the real golfers didn't hang out at this bar...the new renovated bar lasted about a month and then they quickly went back to their old name and deco...

And I doubt Norm was "pissed" he made money, he's happily retired and working on his own personal project.

He definitely wasn't happy about it. It seemed like he was really hoping it would be remodeled and stay open as a bar. He didnt say anything bad about the new owners, was just upset it was possibly gonna get torn down for homes. He was having a great time in Cabo with a group of friends, so I know he wasn't losing sleep over it.

I would put in some pre fab tiny houses maybe eight of them with air-conditioning and get 250 a night plus some camping spots

I might cover your base overhead

Pencils out... WTF does that mean?

Its different for everybody. My guess is the place will "pencil out".

For starters when they are planning on closing for a redo you can bet it will not be "the same". In fact I'm guessing it will be much nicer. Now I'm certain that some won't like that (write your own check and do with it what you want). Some will complain about the new higher prices (don't go). The RVs will be paying more - keep it the same and add $100 bucks a month. Put in some new hardscape and generally rise the bar - the new payments will be closer to $1000 per month.

Etc.

You can't pencil out a project like this based on what it is today and nobody commenting knows what it will be when its done. I'm going to give the new owner the benefit of the doubt that they have a good plan / the place will not be the same / and some people will talk about how much they hate what its become.

I can wait to see what they do with it.

“Laynee requested opinion & suggestions welcome but keep it positive”. Was Not too much to ask. Always notice those that did not post. Within 2 years this location will be premier destination.
Not a doubt in my mind it will be just as you said.

The "Strip" has a vary narrow if non-existent off season these days adding to the paying (and tipping) customer base. They will do fine and a local knows what's up.

Either way....when escrow closes I bet things move pretty quick.

If he pays the 6,600,000 (which i doubt he does) 5% on the money would be 330,000 a year. I have no idea if they make that kind of money or more.

Those clowns also ruined Angels in Corona too.

It’s supposed to close at the end of the month. We will all know what it sold for then. 🤷🏼‍♂️ I heard they had three really good offers prior to this one. This one had to be north of 6 I’m guessing.

The dock bar is going to be at least 500k to rebuild imo.

A lot of money for leased land. 🤦🏼‍♂️

It’s deeded land, it was right there in the listing for anyone to see
