Been watching the progress of the Riviera and an very envious of everyone that is able to pick up a lot. Timing on the first phase is not in the cards for us but I am hopeful for another phase down the road.

If anyone is interested in discussing a quality door and window package to capitalize on the views let me know. I have been in business for the last 30 years In Hawaii and I’d be happy to Have a conversation. I also thought that I’d include some of our past projects. Wow nice....I'm sure the cost of those places will make the Rivera the new slums.

im not the sharpest marble in the book, but I don’t believe HOa’s work like that. You can’t just say you are in control until some

I remember from real estate school they’re is some pretty specific guidelines in the ADRE regarding Thst.

This project is exciting and very interesting to follow as it has developed. I am not in a position to even waste a Realtor's time to look at the area in person, BUT!! if I were the Havasu Rivera would not even be on my list. There were, I believe TWO incredible homes up stream from Havasu. The fact that both were different beautiful, River/Water front Property with NO Neighbors on top of you, in front of you OR behind you is the Selling point for me. I am confused when people most likely are coming from "THE CITY" would want the "EVERYTHING" that goes with the Rivera, Rules, Neighbors,Traffic On AND ON. I understand some complain about the distance from town for supplies and the Night/Social Life= To each their own. I just LOVE every aspect of the River Estates.
Where is this river estates?

I have to say that is the worst thing about the Foothills is not being able to use any builder. It has added so much construction cost and collusion between the approved builders that adding on an RV garage is prohibitive.
I agree I hate the fact we can't choose are own builder in the Foothills. I have a few lots in mind, however the guy I want to build can't.

WMC and I just toured the new Riviera with Stacy. When this community is done, it is going to be spectacular. We really like Phase II, Wren Cove, and hope the lots we really like are in our price range. The lake views and mountain views are stunning. You can use any builder in that development as well, bonus!

Ok the launch ramp is owned by the state the concessions is owned by the state which will be sub out the docks are owned by the state and concession has nothing to do with the Rivera good luck on the build out in 2023

what lot did you get?
I just signed today and picked up lot 45.
excited to get the process started.
I think there are only 8-9 lots left
Of course there are many still under contract with the 14 day due diligence time frame, so some lots may become available again if people decide to back out.

Did you pick up lot 45? Because as of this afternoon I am pretty sure it’s available.
Unless I heard wrong or something (entirely possible)

No skin off my nose either way.. I just remember a segment in RE School where the developer couldn’t control the HOA after so many units were sold and the developer became the minority Etc. It basically kept developers from maintaining control After a certain threshold was met.

who knows.. I’m not much of an RE agent which is why I put my license on hold and leave the brains up to Stacy and the team. Lol.

It’s been a few years since I’ve been to Lake Havasu but a recall there being issues with the lake water being contaminated from septic tanks. Is new home construction addressing these issues? Did the city make some type of change to older existing homes?

The Riviera developer's are the lease holders and operator's of the Marina through a separate entity. The marina parking lot is going to be paved this summer and the launch ramp opens in September.

All of the Riviera is on city sewer, water and power. All of the wet and dry utilities are underground. The only thing the Riviera doesn't have is natural gas, as the development is too far away from the closest point of connection.

Yes they are the lease holder and also the hoa till project is complete . All phases

yes I just backed out of the purchase. I did some numbers with my builder and it is going to be around $ 1.2 to $ 1.4 to build a 2700 sf with under garage.
with a 300k lot that quite a bit to put out there. They are really going to regulate the look. There are other designs we could do to keep costs down however the desert style modern look gets real pricey.
I have Kingsview condo, house off Kiowa, big bear and Rancho Cucamonga. I don’t want to sell off properties just to fund this build. I was thinking of holding it for a while and maybe try and turn a profit on the lot, but with all the craziness out there and uncertainties decided to hold off. Who knows maybe I can pick one up cheaper later if shit hits the fan.

Smart Move give it a year when they pay property taxes on a 500 hundred thousand piece of dirt and the probject is still at idle.

We have been interested since day one ... went and checked out lots at Wren Cove ... it’s the unknown about the views ... its really hard to figure out what ur view will end up being ... I look back at the Refuge , Sailing Hawks and The Foothills ... not impressed with them ... at the Riveria there are a lot of “what if’s” .... we added everything up ... easily be at $1.3K when ur close to being done ... that point about the non stop party vacation rentals could be scary ....we live on Balboa Island and we are really familiar about the AirB&B issues ... geez ... it’s insane ... it’s like living next to a hotel ... and ya gotta think about non stop construction for the next 5 to 8 years .. ok enough about the bitching ... Maybe this place could be a place u look back on in ten years and say ... “geez ... I coulda gotten in there for just over a million “ ... who knows ... I hope it’s really everything a new buyer wants it to be ... and it probably might be ... I like the idea of Havasu kinda getting nicer . But all good ... everything‘s a trade off.

There are no short term rentals allowed in the Riviera. There is a 3 month minimum rental clause in the CC&R's to prevent it being a Air b&b party neighborhood.

Well , there went my chances of staying in that community 😂...Its a good move to prevent those issues for sure. It’s good to see this come to life and exciting to see what it becomes.

Be me to it I say two summers and get it for 500

real estate always has its ups and downs. Everything is high right now. Havasu is catching up to California prices. Probably due to the mass exodus. I was shopping for another property to invest in and can’t believe the prices. I bought my Kingsview condo in 2011 and paid $182k it originally sold for $489k in 2007 when they were built at the peak of the market. It’s worth about $375 now. Still has not appreciated back to its original price. now 2007 was the brink of the financial collapse. I don’t think we will see that market again, however I do think there will be a correction in markets if we dont get the country back online. LA just announced a possible 3 month extension on stay at home. They already took down mom and pop shops. Now they are going after the big box. i will be ready to pick up some properties again if opportunity is there.
for now I’m liquidating and waiting.

In Marina View there is a double roof height restrictions to protect everyone's view. There is a max roof height restriction and then there is a 40%/60% limit. Only 40% of your roof area can be at max height. The other 60% has to be 3' lower. All of the lot's are 15' or more above the lot in front of them to preserve the views.

Wren cove neighborhood on the other hand have very limited water views, but have bigger lots.

There are 76 lot's in Marina View and a lot of the buyers are buying two lot's and combining them. It wouldn't surprise me if the neighborhood ended up with only 60 homes total.

Buying two lots is one thing applying to the city so you can marry the lots will not happen

It's not hard to do a lot tie and it's even easier in a brand new development. There are two people in the Riviera that bought 3 adjoining lot's and split the middle lot in half an added it to their respective property's. So they have a lot that is 1 1/2 each.
