Beautiful homes. The designer did a very good job. I absolutely love all the choices in material. The view is great. Havasu sunsets are just one of the bests!

I do hate stairs and I’m only 33. I am finding living in a single story with aging parents is a must. I know there are some ballers that aren’t old, but I imagine some of the wealth comes from an older crowd and may not like it as they age.

I would have never imagined havasu having these types of homes growing up. It would seem like it was getting big one summer, and then fade away. My family got our house for 82k, built a boat garage for 55 and a pool for 40. I can’t imagine these prices are even close to that anymore.

My husbands mom’s house is on the river at Needles- California side. They have their own beach and dock. The program is much easier there. Theres no rush. The house was extremely well built and they didn’t really leave anything out. And, I believe it’s only worth around 1 million? It may be more now, but I can’t imagine if she ever sells, would anyone in the family afford to be back on the water again.

These prices are insane and a huge thumbs up to anyone who has been successful enough to enjoy it!

Finishes inside on both houses legit.
House #1 the 99 cent psf paver driveway has to go. little pavers don’t even go w that style home. Da fuk

Ballers, do you suck it up and pay the mortgage @ $30-35K/month or do you spend the cash and buy outright? Do you run it through a llc and have your company pay for it? How do the 4% do it brothers. Just hard to imagine a whole bunch of ppl having $30k mortgages like orchard hills for example.
That’s an interesting topic for sure. I have one buddy who rolls pretty hard, 300 employees and a multi million dollar monthly nut to keep the business rolling, he cry’s like a little bitch when things slow down about his $50k monthly personal nut that he has to cover. I just laugh at him and tell him it’s his own fault for structuring his personal lifestyle that way. I think there are broke dicks on all levels and more folks are leveraged up than you would think. 😂

I'm surprised the city or county would sign off on any permits without FD approval. I had neighbors here in SD County have to make several design concessions ranging from not being allowed to use pavers due to slope angle, to having to provide turn-arounds and road widening prior to obtaining the FD's approval.
Especially fire, where it becomes a life-safety issue.
Looking at the pix....
I'm wondering how they managed to get all the building materials and concrete up there if the access is so impassable?
Did they fly it all in with helo's?

Never seen the place in person, but I can attest to the challenges our narrow private roads created when we all started the post-wildfire rebuilds here at home.
We'd try to explain they needed to plan ahead, bring a forklift, or two trucks and transfer loads, or plan on back out a long way and up a steep grade.
Invariably the dumb-ass dispatchers don't listen and we'd end up with a pissed off driver. Today it's Amazon who's creates log-jams, since their privileged drivers seem to think rather than bother to tuck into a driveway, they're special and can just block the road, because they're important ya know.

What I have learned by observation is, really good drivers, those capable of great patience, can do rather amazing things with trucks and material hauling.

In my area we have roughly 40 cement trucks...I'm pretty sure we only have 2 drivers that really know how to drive them! Every year at least 2 tip in roundabouts and always hearing something got backed into :oops:

You guys don’t realize that the STRs are taking over right?

They have no issues snapping up these places and booking them out with all the gangsters, crooks and thieves they can cram into the places for $5K a week. Talking about 20 cars in the street, raves and loud music 24x7 because STRs dont give a shit. No controls and no recourse.

You guys have no idea of the shitstorm coming.

Sure all the realtors will make bank, the town will crow about the tourism tax dollars and STR revenue and everyone will pat themselves on the back.

Meanwhile the locals will flee as they get tired of the quiet town getting overrun all day every day, all their stuff being stolen, etc.

I wanted a place in Havasu but now I’m looking elsewhere.
Those days are LONG gone.

More like $3-4K per month if you are really doing well.

I had a very good friend that spent a career driving mixers. The beer fueled stories were incredibly entertaining and keeping those in mind, that's a truck I try to avoid while out and about on the road. :oops:

As someone who's driven tankers, I can see a mixer being a handful. That's a lot of mass high up. Finding drivers I think is an issue nationwide, but in our area, everyone takes the jobs for the cdl training, then leaves. School busses, mixers and trash companies are the ones that do it here. So, those are who you want to avoid. The turnover is pretty massive.

Lol looking through the photos again these homes have Venetian plaster as an accent wall, glass railings, full height tile backsplashes, seamless HVAC vents. I have not seen that level in most homes in Havasu. All this stuff adds up and imo there’s a market of buyers who want that.
Venetian plaster is outdated imo. Waste of time and money. Lots of Side work getting rid of it.

It really is back, just not in Tuscan yellow 😂.Have had designers spec it out on a couple custom jobs lately. One of my plastering subs has gotten really good at it. My favorite longtime Painter took the class down in Santa Barbara back in the early 2000s and used to do a lot of of it and has done more recently as well. I can attest to the fact you can paint right over it because we did my whole master bedroom , coffered ceilings , and a bunch of it upstairs in my house in 05, and have painted over some of it without issue since it leaves a smooth super light hand trowel type surface. Next job I need to interface that flush baseboard metal shadow trim with kerfed jambs

That’s one hell of a life, but if exposed to this at a young age, it’s much easier to understand. 😜

Not everyone has the mental capacity to adjust (and distinguish) business money, and personal income. It’s been said for 1000’s of years, after 3 generations, all family wealth evaporates, as well as the family values. 😉
