That said the RE company he is with isn’t that Frederick’s one it’s another one out of Santee.

I don’t believe he actually took those pictures..

I don’t know how to reverse search but a basic search for Oceanside pier brought up one image on the top spot..

Everything else this guy has done is either criminal or a lie.. I don’t think he’s got those kinda skills.. if he did he wouldn’t be scamming old people

The owner of Fredricks is a solid Guy. Known him for 25 years. I can't vouch for his employee. Although that name sounds real familiar. I know Derf wouldn't allow anything to tarnish his company reputation. He has been a local realtor forever. I used to bowl with him in a rotary club team.

What did he do if you can't post it no worries.

Not likely, I believe they are rightfully pursuing the defrauding R.E. agent as they should. These fux deserve the full weight of the law and just a little bit more.

That’s what elder abuse is for.. triple sentences..

RD, you are always welcome to call us for advice. My wife has a lot of experience in this type of law.

FWIW………. You have no idea how much fraud my wife has found and exploited, when she checks the Meta Data on pictures, submitted to lawsuits. Entire cases have been thrown out……. immediately. I can easily find out what type of scrutiny they do to get this info.

If for some reason your legal fight goes south you dont want the wrath of inmates here to come back on you.
This crowd is ruthless when it comes to protecting their own. That is a amazing thing, until its not.

Im still sorta local to La Costa still, let me know if you need anything if you are 300 miles away.

if this is a home inspection 'shake down' I just dealt with one selling our house. There was nearly a assault by me on our driveway.

I talked to Derf. This guy no longer has any association with Fredricks realty. Last he heard he moved to San Diego. Said he was a home inspector that got his real estate license.

Also hoping whoever is messing with your mom finds themselves on the receiving end of a chain of unfortunate events.

The cops and APS etc are already involved. The person in question isn’t too bright and sent a lot of pretty self incriminating text messages etc..

How do I find the original photographer? I would be highly surprised (like I find it borderline impossible) if this person actually took those pictures.

If he did he missed his calling.. probably shoulda been a photographer instead of committing fraud and elder abuse..

home inspection with you mom im assuming.
The insection of our house when it sold was a shake down, bad. After I told our realtor we were backing out of selling due to the falsified inspection the truth came out. The inspector was linked to the repair contractor who was linked to the buying realtor.
They offered over asking, then planned to 'inspect and fix'. The over asking was close to made up repairs. The repairs that were claimed to be needed were fake. I told them I would hire the repair contractor and not deduct anything from the offered price.
There is NO repair, its a tactic to get the price down. The new owner and realtor have no intention of repairing anything,
We then threatened to pull out and get legal representation in involved. This would also drag our new house into the mix since we were in escrow.

Magically the repairs went away..

It happens daily, its a scam. Unfortunately elder people are trusting others and they are getting fucked.

After all this I considered a retirement and starting a new career. Representing the home seller to review the inspections and stop the lies.

I learned to always put NO INSPECTION , AS IS next time. Our house was perfect, truly turn key. The inspector was there for 8 hours, he had to find something to justify this scam.

Long post sorry, but it is the NEW game due to scum bag realtors.

I think there are shady inspectors for sure but no house is perfect. I’m taking a building envelope class in Vegas this weak. Building science is very interesting. Air and moisture barriers are a big deal. Leaky houses, houses sealed up too tight. I don’t think there’s such a thing as perfect but this is a great class for sure

I do this regularly for my Realtor. We also meet with the seller before listing and put together a list of what needs to be fixed before listing and go over potential upgrades to be done before listing that will help them get a higher sale price. It takes a lot of time but I usually get majority of the work. I don't charge my realtor for a lot of stuff that helps her clients but it always pays off in the end. I have so much work currently. Being honest pays off and my Realtor is great. Even Derf mentioned it earlier and said to say Hello to Her.

This case is a little different the home inspector has become a agent. And a lot of agents are not ethical and taking advantage of the Elderly will ruin your reputation real quick. So I don't think this guy will last after this.

I agree. But its what the inspector writes up, then the cost to repair by 'his' contractor. We had a 3'x4' broom finished patch of concrete on the side yard they claimed needed to be removed to access a rusty gas line.
The gas line was poly. The paperwork stated 'surgically removed concrete and replace by a specialist' $11000. That was just one item.

If anyone has older parents selling let me know, I will look at the paperwork for free.
I intended to ruin these 3 over the internet after the sell. I never did anything, I'm just not that miserable.
But I would do exactly what Dave is doing. Minus round table

Crazy sounds similar to our last house when sold but not quite this extreme.Buyers realtor had inpspectiondone but inspector was marking down alot of stuff that was out of code.House was built in 53 and not remodeled beyond walls just pain and some copper plumbing.

Claimed garage door opener was wrong since not battery back up well it was installed before it was required,no gfis but again old electricaland not required at time,no inwall washer drain but claimed it had to be etc.Of course they asked for cost to upgrade we said nope

It went away then suddenly we get a report that foundation (raised foundation home)was in bad shape since there was a 1 inch gap on a brick wall that was built in front of the house against the house and 3 ft up.Buyers spend 2k to have a foundation inspector come out they look then tell them its 20k to redo the beams etc.Now want the 20k off we tell them ok well get it fixed but the price goes up and the repair will be made.But no they want the money at this point im about done told our realtor tell them to fuck off i am done.

They ended up buying and paid full price but games their realtor played was a joke.We had a previous buyer who was going to buy made full price offer was happy had inspection done all was good this inspector checked all the major stuff knew what to look for etc knew age of roof without me telling when it was done etc but he had a health issue and had to back out.

From what i hear about the buyers who did buy is that my old neighbors will hang me if they ever saw me around LOL.

Out of curiosity, it appears Dave’s mom was defrauded somehow. Why is there a need to do a reverse image search to find the guy when he allegedly had contact with her previously. Wouldn’t the victim have some type of paperwork with his name on it considering it was a possible RE transaction? I’m not understanding something here. Maybe he’s a broker and his minions did the dirty work🤷‍♂️ or maybe this is about the theft of the photos? The home inspection has been ruled out.

Exactly theres always some things pointed out that could use attention in future or minor stuff that needs to get fixed but some are just flat out crazy.Old house will have some things for sure that are typical for age of homes like wear and tear i guess.

I had fun firing back on the second guy from his report about the bogus code stuff and to top it off he used a pic of another house to get the foundation thing going.I didnt recognize it and he claimed it was near the front of home so i went back under and asked for pic where exactly since the color was different.After that we got a email from their realtor that it was a wrong pic sent but wanted to look more since the (decorative brick in front had 1 inch gap).I doubt this guy had any actual building experience was just book educated on homes LOL.

my wife was home when he looked at the house he never went under just stuck head under and peeked with a light.I wouldnt doubt your stories i bet there are really good ones.
